I had woken up Sunday morning and noticed there was a puddle of water on my kitchen counter and what looked like bubbling paint on the wall above it. I immediately called the customer support desk to notify them of the leak. Being Sunday this was considered an emergency and someone from maintenance showed up within 30 minutes. After investigating, there was a like in one of the stack pipes that connects the bathroom drains in the apartment above me. The maintenance folks worked to seal the crack for the time being until it can be replaced. Thanks so much for the responsiveness and finding the issue so quickly!

Henderson Webb is a horrible excuse of a management company. They take forever to respond through their email portal. They will come into your apartment for "random inspections". The walls are super thin and you can hear every step your neighbor takes. Maintenance staff is a joke. Don't rent from any Henderson Webb property, you will regret it.

Its truly sad that I have to leave a negative review for these apartments because I had very high hopes for them but after my experience with Laura and the team over at resident services I am glad I am no longer a resident. The negative reviews are all true and please listen to them and not rent these apartments.. unless you want to deal with nasty, incompetent individuals who only care about charging you and giving you the run around… i would not rent here if I was you.

Moved out a month ago. The air condition systems are archaic..produce mold in the air ducks and ventilation system. This happens in many apartments. I’ve spoke to several neighbors. The air unit will not cool the apartments in hot season. Annually overworks and brakes. Which takes two weeks for maintenance to repair. Living here was an extraordinary negative experience. I can’t say enough bad things about my experience here. Good wishes to all the tenants.

I have lived in the Loveton Farms community for a few years now and opted to rent one of the apartments from Henderson Webb short term before leaving the area completely. To start, Loveton Farms is a great area. Clean, close to the local Hunt Valley area, and overall a friendly neighborhood, so renting here was favorable. I worked with Laura in the leasing office who was nothing but amazing. She was very accommodating through the entire process and helped to answer all of our questions in a timely manner. We managed to score one of the updated units which was a huge plus. The buildings themselves are quite old, but the facelifts inside make you forget about that (somewhat). The renovations included an updated kitchen, bathroom, new carpet, and washer/dryer. My only gripe is that some of the other structural parts of the unit like the windows/screens, slider doors, and mostly the HVAC system look and feel very “tired”. These features are all original on my unit (and many others) and they definitely show their age. The window screens are loose and ripped and the windows/sliders themselves are certainly not thermally efficient (lots of heat/cold air leaks through). We’ve had to call maintenance a few times to look at our AC as it struggles to keep our apartment cool. While the few service visits did make some improvement (and maintenance has always been great), it’s still mediocre at best and only putting a band aid on the problem. Keep in mind that these apartments were built in the late 80s, meaning the HVAC units are 30+ years old. I think they should do themselves and the residents a favor and replace them sooner than later, especially to something more energy efficient. I’m sure they’d receive a lot less maintenance calls by doing so. Otherwise it’s a no thrills kind of place to live and overall I’ve been pretty content renting from Henderson Webb. I’d also like to add that I think the rent is reasonable for what you get and I appreciate that these apartments have in unit washer and dryers as well. What the apartments lack, the staff definitely has made up for. Hope they continue to update and upgrade wherever they can.PS - we also greatly appreciate that Henderson Webb offer us a 5% rent discount since my girlfriend is a nurse! Thank you!

A Living Nightmare. Tenants can do anything here including smoking, throwing loud parties into the night, and even steal parcel delivery packages. Management is non-existent and dysfunctional. As with most places, once they get your money, you are on your own, Jack. Don't buy their phony little site with how pleasant the community is here. Only the very naive fall for that, usually the 1st time renter's just leaving home from mommy n daddy's big house. The Eye Sore of Ultra Boring Sparky, Maryland where you will have Renter's Remorse not too long after you settle in. Be smart and think twice. Think you are saving a $ buck as you look at the low rent costs here in comparison to other places? You pay for what you get. Wood Construction = highly prone to Fires. Have good renter's insurance with such Cheap Owner's. Paper Thin Walls. You will hear everything next to you, above, and below. If you are a seasoned renter having experience with Leasing Personnel, then you can equate them with slick used car dealers who sell you a lemon for a vehicle. Same type of career. With Henderson Webb of Lies and Deceit, once your paperwork and deposit is forked over and cleared, you are given the keys and on your own. Don't expect troubleshooting with this management group as far as unit problems. It's not what they do here, even pre Covid. Covid will be their excuse and every other business indefinitely. Gets them out of doing anything for you, although they didn't even receive a passing grade before March 2020. Every single employee who runs this place is a clown. In a job role that requires no college education. When you talk to them on the phone, they are deer caught in headlights. That is, after you wait on hold 25 minutes( if you get through on a call ). The management here boils down to truly the worst team for an apt complex I ever encountered. Piss Poor. They send out surveys wondering how they are doing? An F for Failure. Like the Keystone Cops when it comes to troubleshooting matters. A poorly managed place comprises a poor quality of life with its tenants running rampant. Henderson Webb has violated the terms of their own written lease which is nonsense. You can do anything here, not observe a smoking policy, burn candles and leave unattended in corridors with carpets below it prone to ignite a building. Amazing what this place gets away with. No security whatsoever. No cameras, nothing. Tenants don't wear masks in common areas with Deadly Variants. Their housecleaning staff don't even wear masks. When I questioned it, she said with a little laugh, '' I forgot '' It's a dump too. Just look at the landscaping. No insulation. Units freezing in the winter, boxes everywhere from Amazon in the vestibule, on steps, dogs barking nonstop, Covid Super Spreader events-Thanksgiving Day 2021, top floor. The noise from the party overflowed into the hallway with the blasting music. Management clueless. CLUELESS and heads buried in the sand. It's one notch above Section 8 mgmt. Sirens you will hear daily in Sparks, MD ( a town so boring with nothing to offer ). Where are the fires and crime? Up in the cornfields top of the hill? It's in the weirdest location for renting. If you tour it when you drive up the hill here of the complex, it really looks impoverished. Cheapest rental north of Hunt Valley. If you think it is a deal paying under $1,200.00 for a 1 bedroom unit, wait til you see what the returns are in that investment. However it's astonishing how you see a brand new Lexus, Audi, and Corvette yet they live in a cardboard box commode like this. Go figure.

This property management company is the absolute worst. They are never available in the leasing office and are the least understanding about anything. I have had leaks coming from the ceiling that happen weekly due to the fact that they put the a/c units in the ceiling, structural cracks, nothing is taken care of and nobody will come out if there is an actual emergency leak. They don't take care of the buildings, the hallways look absolute terrible and the front door breaks every week. You are better off finding anywhere else to live.

Quiet, calm neighborhood with kind, friendly neighbors. Walls are thin just like in any apartment. Building and appliances are very outdated but maintenance is always quick to respond to requests and very helpful. Online portal is easy to use. I wish we had a few more amenities but if you’re looking for a simple, affordable place to live, this is it!

The apartments at the Paths were such a disappointment! The appeal of living in Loveton Farms is what prompted my decision to rent here. But, the ONLY benefit to living here is for the Hereford Zone address. The apartment on Alexander Chase was filthy and appliances were subpar. The walls are about 2 inches thick and you can hear everything above, below and across the hall. Smoking both tobacco and weed is rampant! There are absolutely no amenities; no playgrounds, no pool, no tennis courts or gym. The condition of the main road is beyond an easy repair. Cars, trucks and vans park on the Main Street forever! Crime is surging and the population of the entire community is exploding. There is so much potential here!!!!! But, there is far too much work needed to get it to anywhere above decent. It would literally take a miracle to get this place up and running to its original glory such as it was in the early 1990's!
