New security cameras around to get us and our cars more safe and trash Area are been kept very clean every day !!

Property manager Sarah and the new guy at the office is working hard to get improvements and every single time I go to the office they work quick and efficiently at the top of that they are even working to get my rent payment reduced with Montgomery county , just amazing! I’m very well treated ! Definitely getting my lease renewed and I can see that our community will be one of the safest and best to leave in silver spring!

Every single day it has been getting more dangerous living here. There are hooligans roaming the streets (they don't live here) and they loiter in front of apartment building making residents uncomfortable living here. In addition the "security guard" they hired doesn't even answer phone calls when they are needed, police in this county are short staffed and don't arrive on time. They say they want the community to be safer... it looks like it's getting worse and worse every day. Another thing that I find unpleasant is that there are cars that park in the parking lots without parking permits... I don't even think the tow truck comes every night to remove those cars. It is so frustrating that I cannot find parking in my RESPECTIVE driveway. If I could give this complex 0 stars, I WOULD.

I lived with my family in these apartments for 2 years. We always pay the rent on time. When we left, we followed the contract guidelines, we warned 60 days in advance that we would not renew, we delivered the apartment in perfect condition, clean, practically new, even replacing each curtain. However, the company is not following the contract to return the deposit, it has been 90 days since we left and they have not reimbursed us for the shorts, they do not respond to emails, when they respond they only regret what happened but cannot do anything. They are not following the contract that provides for payment within a maximum of 45 days and are being inhumane towards a family. unfortunate. updating: 118 days without resolution.

Very bad service they never want to repair anything bad bad service ooo but to collect the rent you can't spend a day because they charge you more and the apartments are full of mice it is a plague of rats and they don't do anything to eliminate them either

Huge roach and mice infestation but the office workers never do anything about it. Every time I enter the room there’s always mice’s in them, every time I enter the kitchen there’s always roaches on top of the counters, even in my room. I’m having to constantly throw out stuff because of this issue.

Going off of trash maintenance. This property gets a 0. In driveway five the trash is so filthy that people are throwing trash Even near the parking lot. The trash hasn’t been cleaned up since last week

It has an infestation of mice, in the apartment we rented we had more than 40 mice in 1 year, the customer service when renting is 100/100 but later for requests and complaints it is 5/100.

We move in last March 2021. Family of 3 with an infant that time. The unit is decent because it was renovated but lots of minor flaws. When we move in, the Washer and Dryer are new but wasn’t working properly so we had to do our laundry outside and keep on calling the office to have the maintenance come and fix it. They didn’t make a action until 3 months later. Second, the unit is infested by mice. They hand out flyers that pest control was coming but up until now (May 2022) nobody shows up. I called about it since we have a child but no action. Third, around September our thermostat suddenly shut down, thank God they fixed it right away. Fourth, Bathtub faucet was leaking and bath tub was clog so I called the office to have the maintenance fix it. Almost a month later I received a email that it was fixed but in fact nobody ever came to check on it so I had to call office whats happening. Nobody is taking action. Fast forward they fixed it around January but then the leaked got worse in April so I had to call them again plus told them that the glazed from the bath tub was peeling off and it is a major problem for us because my now 18 months old eats the peeled glazed whenever she’s taking a bath, until now almost a month later no action. And I received an email again that request was already complete but nobody came again. Our thermostat completely shut off again for no reason, its been 3 weeks since I called for them to fix it, maintenance came twice but still not fix. Problem after another problem and a very very slow solution is very frustrating. It’s a nice and friendly neighborhood but the service here are terrible!!!

Absolutely the worst housing experience of my life. Where to start? The day I moved in, our locks were janky and the key got stuck in the door. This caused us to call a locksmith. Red flag number one. Then came the mice. Not one mouse. Mice. You will find mouse p*** on your furniture, your stove and your belongings. We caught 12-15 and saw even more. Throughout the entire year. We kept all our food in boxes for months. 2 months the first time, 3 months the second time. We bought our own traps. We did actually everything possible to get rid of them. It was a structural problem. There were massive holes throughout the entire 2 bedroom. We alerted management and they “fixed” them several times but they never actually patched all the holes. I sent over 35 emails to management over the year to fix the problem once and for all… it didn’t work. On top of all this, our bathtub was always clogged. Turns out, also a structural issue. They said they would have to guy the pipes to actually fix it so we basically just had to deal with it. Their maintenance people would only come for 5 minutes max every time. We called the county on them due to the unsafe living conditions. An agent came and forced them to fix it and after they “fixed” it - I found another hole myself. Now they are trying to charge me for the kitchen counter top and their was actually nothing wrong with it… this place is AWFUL!!! Honestly, they owe me pet rent for the unwanted rodents. I am taking them to court.

Esta gente no pone atención a la gente que vive aquí el aire acondicionado no sirve ya llevo una semana sin helar no Sirven no recomiendo estos apartamentos ya una vez entrando al contrato no le ayudan a uno con los problemas no SIRVEN ???????? no renten Y la renta la quieren al día así como pagamos renta Tenemos derecho a que arreglen las cosas El contrato se firmó el 22 de enero tenemos problemas con el ventilador moja toda la alfombra Tenemos problemas con los enchúfles no sirven La estufa y la refri en mal estado las dan el aire no funciona ya lo reporte y nunca llegan a ellos no les importa nada de lo que pase en los apartamentos solo quieren su renta es un mal muy mal servicio no se lo recomiendo y si llegan a vivir aquí les aseguro que vivirán una tortura ?

I don't recommend them to anyone, they have rats and the maintenance is bad, something is ruined, they never call the office, they never answer.
