The winter time is No time to be without hot water. Maintenance crew did a wonderful job replacing the water heater. The techs were absolutely professional.

It was an honor to come to meet with the team last night. I got there in time to meet my neighbors. Jessica, the property manager, gave a recap of the meeting for those of us that came late. This gave me the reassurance that the staff cares and we are all working together to bring The Birches to its full potential. The whole staff - Wilquin, Kyaw, and Winston stayed to meet with all of us after hours.

First off - Wilquin is AMAZING. I ended up getting COVID a week and a half before I was supposed to move in. Wilquin was so accommodating and understanding about my situation. He made the move in process so easy and any question I had, he always responded promptly.Moving in- I’ve had no issues. I understand the reputation of the surroundings, but at the Birches community, everyone is so nice. I’ve met a couple people, from my building and ones in different buildings and everyone is so friendly. The property is clean and well kept, maintenance is top tier, and it’s quiet. I have no complaints and I’m happy that I made the decision to move here ☺️

I moved in during COVID for one year, after which I signed for two more years. It is super convenient, dog friendly, and the amenities are exactly what I was looking for. I love the pool during the summer and the dog park space during cold winter nights. Each unit has a cute patio and there are so many trees it can feel like a woodsy vacation spot instead of an apartment. Plus, there’s on-site security which makes me feel comfortable walking at night.

I have lived here over a year and find this community to be so accommodating. The property manager, Jessica is so professional and always so helpful. She addresses her tenants' issues with tact and care, and talks WITH you as opposed to TO you. I'm really glad I have the opportunity to live here. If you choose The Birches as your next dwelling place , know that your choice is not only honored but rewarded with the best customer service and accommodations this area has to offer.

⚠️PLEASE READ! I wish I could join with the positive reviews. Now I am wondering if it is an incentive (rewards) to leave positive reviews. hmm...Well let's get started, you do not want to learn the same lesson I just did. ❌ Avoid the headache.I will start with a quote so you might take the HEED that I should have the moment there was dishonesty. Here goes: This quote is by Maya Angelou, "When a person shows you who they are believe them". ?Now for my experience, I spoke with Jessica who is the property manager of Birches. She stated no units were available then a few days later I saw some available at $1,550 and I applied along with spouse. After many calls with no response I should've known they weren't serious but trying to give them a chance I sent an email follow up. A response was finally received but this begun the deception.I was told the apartment I selected was already being held by someone else but if they did not qualify it would be available (interesting) so after some time another email was received about it being available for 1,650.00, $150 more than website. Take moment to think about it.Choosing to be fraudulent she took my email asking for the website price to go back on all platforms with Birches apartment to update to 1,650 along with other units to increase prices. So now it is confirmed there is deception but I did not want to believe it so I continued with application. After* she got pay stubs she run our credit THEN ask if we still want to continue with deposit of $3,300 AND first months rent! An absolute JOKE! Excuse me 3k deposit and first month rent in a location that is NOT downtown silverspring or next to the White house but in a neighborhood that is a thousand miles far from the upper echelon. No maam.Learn from me and AVOID experiencing this disgusting lesson. I know it's a pandemic but the property's morals and integrity should not disappear.

Every staff there is very kind and efficient. I really enjoyed my time there. The missing star is because the apartment is not non-smoking.

I have lived at the Birches for just a few months and overall I have had a great experience. It was easy to move - even during the covid19 pandemic and management did a great job of staying safe and following local regulations. The rent is a good price for being so close to downtown Silver Spring and not far from DC & the metro. Some people may be weary of the white oak area but it is really fine, just diverse and residents are all busy working people like me.Things I like:-Management is very responsive-Maintenance/repairs are very quick and easy-It is always very quiet, no issues with loud neighbors at least for me-Reasonable rent-Balconies and own washer/dyer :)-Tons of visitor parkingThings I do not like:-Appliances are pretty old (but they work)-With Small PTAC HVAC, one side of apartment is always way hotter-Parking lot and road is paved horribly - be careful with vehicle-Washing machine filters and small duct to bedroom were disgustingly dirty upon move in-Most of apartment is carpetedOverall this has been a great choice for me apart from a few small & insignificant issues in my mind

I’ll be honest. This wasn’t the least expensive apartment nor did it have the best rent special, but they don’t have to because Ellie and Jessica are the closing deal. After searching for months for a place that had a washer and dryer, clean grounds, was pest free, and where I would feel safe, The Birches finally met all my needs. The 1-bedroom apartment is smaller than others, but perfect for 1-2 people . I really love the extra storage closet that sits on the balcony. It’s a great place to store your out of season clothing until the next season! And it’s super quiet here. I definitely suggest you give this community a try.
