I have been living in this apt community for 5 months, I can tell you that I have never been so disgusted in my life to live in a place, this place is disgusting, it is full of rats, bedbugs, I am tired of reporting these problems, you cannot live with pests. It is not good for your health, there are bedbugs all over the apartment! DON'T MOVE HERE! How expensive will it seem to the owners of this garbage dump to pay for pest control! On top of that I get an energy bill for 320 dollars hahaha I hope I fulfill the contract and get out of this garbage dump this is a garbage dump, DON'T COME!

A very expensive apartment and since I moved in I have had a problem with the air, the washing machine and the stove. I don't recommend it to anyone.

We have called about three times for them to come and fix our A/C it’s is at 85 now and it keep getting hotter and hotter . It’s like they want us to be tosted it already hot outside and now it’s hot inside

I dont even know where to start. My husband and I were happy to move here in the beginning because we needed the upgrade to a bigger place. Decided to come here to do a tour and was assisted by Freddy. That is now the WORST decision that we've made. Firstly, Freddy is the WORST leasing agent I have ever dealt with since I started renting apartments on my own. I don't know if it was a vendetta against my husband and I or if he's like this with every tenant he has dealings with but his communication is HORRIBLE! Weeks! It literally took weeks to get a response from him regarding issues that the apartment has caused for my husband and I. We have now been transferred to a third apartment since this process has started. Which we were told how beautiful the apartment is and how its an upgraded apartment (which come to think of now. Its funny how everytime we were forced to choose a different apartment, it was always a more expensive one than before), and upgraded appliances, etc. I take some blame because i should've insisted even more! I asked to see the apartment and was told it wasn’t available because they were doing renovations. Asked again a couple days before we were to get the keys and yet again no response. We drive there the day to get our keys and then went to look into the apartment and was immediately disappointed. The hype of how nice it was, was false. The appliances weren’t upgraded as we were told they would be. The apartment was dirty, paint over the faucets, damages that were poorly fixed, sticky gunk over the fridge and the floors didn't even match. Tried to call and PER USUAL, no one answers the damn phone. It was close to closing so my husband and i rushed out of the apartment to try and make the leasing office before it closed and when i got there and explained the issues, immediately it was i didn't say the appliances were upgraded etc. After some checking and a conversation with someone who i think is the office manager or lead agent, they came over to me apologizing for the experience and that the appliances should've been upgraded and they dont know why it wasnt and how the maintenance manager left at 5 so they can call the property manager the next day and see what can be done and that ill be given an update. I said ok and still even through ALL THE BULLSHIT, kept trying to stay positive because we are literally a couple days from moving our stuff into the apartment Officially. The next day i reached out for an update because i hadnt received anything. Thats when i was given a call and was told i had to choose between the floors being fixed and the appliances being changed. As upset as i was, i was just completely lost at this point. I told her that as much as we didnt like the floors, its not the end of the world but if we are being charged for an “upgraded apartment with upgraded appliances” it needs to be just that! She said ok, shell talk to the property manager and let me know. I was given a notice later on that they are going to replace the appliances. My husband and i drove here last night (7/19/24) to see the change. Everything in the apartment is the same other than the appliances, yet again no one had the deceny to clean the apartment and THEN we see the nail in the coffin! Roaches! Mice! At that moment, that was it for us! To deal with everything that weve dealt with with this apartment in the last couple of months and then you want us to move into an apartment with roaches?? And mice??? Absolutely not! So i drove an hour once again to come here and speak to someone because i sent an email to the property manager last night, and to the office manager and the leasing agent that has been recently assisting me since i asked to not have any dealings with Freddy, Viviana. I have not received a response. Now, my husband and I want to be let out of our lease and just part ways. We dont want to be put in a new unit for the 4th time. Im absolutely disgusted by how weve been handled throughout this entire process. I need the property manager to contact me asap!

I have 3 DAYS! THREE DAYS!!! Living in this horrendous complex. First, I can’t create a residents account the page never works and I’m trying DAILY but it always says the same and in the office they just said ‘’many people are trying to get in that’s why’’ like bro, every day?? They gave an apt with the dens door bad (it doesn’t close), a dirty carpet and a fire thing from the kitchen doesn’t work. I went the first day to the office Stefani who is very nice helped me and gave the notice, (this was last week) I went yesterday and this Latin man so rude in the office said, ‘’we’re having a lot of demands for air conditioner I don’t know when they will fix yours’’ like whaaat how can you give first of all an apartment in these conditions?? I don’t know how I didn’t notice this but it’s not my problem you don’t have that many people in maintenance I’m paying rent here not living for free. This definitely will be a horrible year coming soon! For whoever is reading this please do not come into this apt!!!! If I could just give a negative stars I would! If they don’t fix my problems I definitely will call the human services!

This is one of the nicest apartments. I've had my apartment for almost a month now. Ivon's bathroom has been destroyed. Ivon had a leak and it flooded. They never attended to me until today, they never do anything. I've gone several kisses to the office. Yes, but the rent day if they are pending as well as agar n and they take money from these apartments they should have them fixed ???

I’m sharing this review to bring awareness to the unethical business practices and the inhabitable living conditions that Peppertree Farm apartments has been providing their tenants for years, with continued practices as of today. This property has mice, roaches, spiders, holes in the walls, smells of dead mice behind the walls, no heat, no hot water and just a place that no humans should be living in. I was a tenant here from 2019 to 2021 and 2 weeks after we moved in we saw the 1st of many mice and that was when the nightmare started. Shortly after we saw the 1st mouse a housing inspector came to my unit with a long list of Peppertree Farm apartments housing violations with Montgomery County housing department. This was not just in my unit but within the entire complex. Before my daughter and I signed the lease Peppertree Farm apartment knew about all of the violations which was dated in the system before our lease date started and they continued to move us and other tenants into the units. This is predatorial behavior, unethical, unfair business practice and abuse of authority. This place should be condemned and should not be able to extort hard working people out of their money, while robbing tenants of a good quality of life. I see from the other reviews/pictures this apartment complex continues to have people in a state of uncomfortable living and something needs to be done about this.

Towed me and my wife's car. Tried working out why and every person I talked to just kept saying it wasent their responsibility. Finally talked to who they said was and they just brushed me off and said they have nothing to do with it. They make it super clear they DO NOT CARE about their residents at all. Thank God the maintenance guys are at least good people and do a good job but im sure they are insanely overwhelmed. THE WASHERS AND DRYERS DONT WORK. They have some magic touch to get them to run but they don't actually work ( 3 runs to do a basic load of laundry is ridiculous and then you have to keep going back to make sure the washer actualy ran and dident just run the water for 5 seconds and then stop ) and then it will break again 2 days later. Not to mention it mysteriously bleaches my clothes despite me NEVER having used any bleach procudects in the 2 years I have been living here.
I'll give it its a decently safe and quiet naborhood and that's why iv stuck around. The mice and bugs are expected and I find can be managed but thats all out of my own pocket because all they do is leave the world's cheapest sticky trap in 2 random corners of ur house if put in a maintenance request. Which again I don't blame them im sure they are just working with the recorces they are provided. The place is generally clean except around the dumpsters which are ALWAYS overflowing. There's a pool and some plagrounds/ space for kids to play BUT it's all old outdated stuff shoot they don't even have a swing set. It just got bought out by someone else so hopefully we see some improvements but im not holding my breath. Will definitely be leaving once my lease runs out.

I already completed a very long and disturbing review of Cinnamon Run 2 years ago, but I’m back. I was the cleanest person in my entire building and still, I killed mice inside my apartment with a broom and glue traps I bought myself. The problem was so bad! I have video of them and then the subsequent death of two mice that thought they were gonna set up shop in my home.
You guys charged me for insufficient notice but with the issues I had, I should’ve contacted Montgomery County health and human services.
You guys know from these reviews that something needs to be done about this neighborhood. Charging someone who wasn’t on a lease for leaving for their health is insane.
It’s partly the messy residents, I get it, but it’s the responsibility of management to fix these issues. I’ll continue trying to work with their management on having this charge removed but if you’re a germaphobe, don’t waste your time or money.

This place is a worse place to live.When you first come looking for the apartment everyone seems nice but when you get the keys and start living there you will be disappointed for the whole service.they don't pick up the call and sometime if they do ,they will put you on hold or tell you that the person who can help is not around and they don't know when he will be back.I loved at cinnamon run,I was in the fourth floor, due to taking stairs up and down I lost my baby.i went to the office to request a transfer to another apartment in lower level but it was very disappointing to see people not to care about the condition i was going through.it took then long before they approved me moving to another apartment on pepetree. That place was full of mice and roaches and the water was coming upstairs down to my kitchen.All they know there is to charge people for any single thing but they customer service is bad.I got pregnant the second time in my new apartment,then the week I was going to labor their washer in the unit was linking ( if you getting an apartment there pleas the first thing is to check the washer and the dryer and see if it is working) so I went there to request for the service no one showed up, after six days I went into labor and came back for me to see water all the way in my house .the house was smelling.i could not walk because I had complications during my child birth so I send my sister to go talk to them and they told her that she wasn't on the lease and they can not help.my newborn was in the mess ,I could not even stand on my feet so my sister and her husband have to take me there and one associate just open her mouth and say "this is not an emergency" which we told them we were calling the health department then they come to fix it.I regret being in that place.Another thing is that they water in the unit is not cause by the resident then when you move they will send you bills to pay for carpet and vinyl that they mess up themselves.Please who ever is living there have pictures of all stuff that are happening for proof before you leave.However Daniel is a good guy and I really appreciate his service there.He is good to be a manager.Thank you again Daniel
