The worst storage company in the DMV. Paid my account in full every month. I cancelled two months ahead of time and paid my last balance in full at move out. They made up a charge and sent it to collections without every emailing or sending mail about it. Called them directly about it and they "switched to a new system" and cannot provide any information at all. Truly terrible.

If I could leave no stars I would! I leased a storage unit effective April 1, 2023. At the time of the rental, I asked a lot of questions regarding rate increases because it's quite common for self-storage companies to lure you with an attractive low rate special only to hit you with unjustifiably large and frequent rate increases. I made it clear to the person that was facilitating my lease that I would not tolerate exorbitant and frequent rate increases, and I want to know now before I agree to lease a unit. She assured me that rate increases are infrequent, and she has not seen any increases more than $25 at a time.On August 30, 2023, I received an email stating that "after a routine review of your account we noticed proof of insurance coverage is missing and required by the terms of your lease". Not only did I provide them with proof of insurance at the time of my lease (which they require), but I replied to their email the same day with another copy, which they acknowledged receiving. On August 31, I received my payment receipt showing they had charged me $12 for insurance. The letter they had sent me a day earlier said, "If you do not have insurance that covers your stored items and wish to purchase it, a third-party insurance program is available that provides insurance coverage for property legally stored at Self Storage Plus. If you would like to take advantage of the insurance program we offer, as a convenience to you, NO FURTHER ACTION IS NCESSARY. Effective on your next rental cycle you will be automatically enrolled in the program."Not only have I always had insurance in place, but they force-placed insurance after I had already provided them proof of coverage, which they acknowledged receiving. The next day they sent me another email raising my monthly rate from $365 to $425 effective September 30 - a whopping 16% increase which is far above CPI. I have notified Self-Storage Plus via email about all of this, and they have not responded. I had to contact my credit card company to dispute the insurance charge and American Express promptly removed the $12 insurance premium after I provided them all my details.This is my second experience with Self Storage Plus (and my last). My first was in Manassas and now Southlawn and both were negative. They use predatory tactics like other big box self-storage companies to lure customers with initial low rates and then gouge you with exorbitant rate increases by betting that a customer won't leave because it's too inconvenient for them to move. They often justify this by saying "due to increased maintenance costs" or "market conditions", which is a go-to tag line they all use. They require insurance although the chance of a loss is statistically very low, betting that you don't have it, and will purchase it from them which is another revenue opportunity since they receive a portion of the monthly premium in commission. Furthermore, Southlawn shows reviews on their web page despite not having a link to be able to leave any and they seem to have cherry picked or cooked up all 5-star reviews without any criticism or negative feedback whatsoever. The only favorable experience I've ever had has been with privately-owned independent storage companies. They don't raise their monthly rates very often and when they do it's reasonable. I would not recommend Self-Storage Plus to anyone that intends to rent long-term.

We had our ups and downs. But Greg and the store manager Brittany are there for us. And we wish them nothing but the best. We are harsh critics but understand it’s important to keep people motivated. We know that from experience.Storage facility is clean,humble but efficient. Plenty of parking available as well as units to choose. They’re accommodating.

First Time Storage Renter. This is my first time renting a storage locker. Both Brittany and Greg were very nice and awesome customer service. They helped show me the spaces available. Price is very reasonable. Clean. I hope to be a long term customer.

I been a customer for the self storage plus for more the 15 years, when the time ,they open this places I always been happy,With my unit,,they always acomodate my needs and prices much good deals.But Mrs breadney is good manager to take care me ,the places is clean,has air conditioning to protect my things.I recomend to used selfstorage plus.Is save and reliable to acces.Thank you. ?

After using the Self storage on Gude Dr with car mechanics and gardening trucks always in a way, this was a great switch. Clean. The staff is rarely out of the office. Friendly staff. Just be sure to try to switch units every 6 months when they raise their rents. This was a convenient location. The newer Kensington unit is even cleaner-for now. If I need a unit again I’ll be back. Hopefully won’t need it though!

Don't get a storage unit here. I was told when I rented here they never change there prices. Then in the fine print it says can change when they want to. 6 months later they increase the price. You would think I was living in the place. There should be know reason to increase price. At least apartments they wait a year to increase.

Price increases every 6 months, you ended pay the higher price with smallest storage.I don’t recommend this place to anyone. You can ask others and find better options than here . And FYI not all the self storage are the same that is not true each one is different by their rules.

I keep receiving spam e-mail messages from Self Storage Plus to provide a rating, so here you go: In less than 18 months since leasing a small storage space, I have incurred two rate increases, which in total raised my monthly rate by 60 percent. I find this increase to be unreasonably high and disappointing. Other than getting spammed to post a review, this is my only complaint since the facility seems to be clean and well maintained.

Self Storage Plus has chosen to price gouge loyal customers during these trying times not because there is any solid rationale but simply because they want to. I have been getting 10-20% increases on my units EVERY 5 MONTHS. Once you have a big volume of items in storage it is very labor intensive and expensive to move to another location. In knowing that Self Storage Plus just sticks it to you. Shame on them.
