I have only been in my unit for less that 90 days. The level of professionalism is non existent! They care about money and MONEY ONLY! yet you have to live with unstable cabinets, shotty electric meaning one second you have lights and the next you don’t! Currently my sink is throwing up water from the garage disposal and the dishwasher just squirting water but don’t worry Gustavo will be here Sunday to fix it!!! Rent from people that actually care!

I inerited this property manager after the landlord failed twice with previous management. The property manager knew when they assumed responsiblity that the CO2 detectors did not work and the dishwasher had been broken for four months. This property manager and landlord were so bad, I opted to buy my way out of the lease. When I departed six months later, the issues had never been resolved. Now we are waiting on the interest on the deposit that is overdue.
I have rented and owned. I would suggest never having a property manager. Why? The property manager hides behind the landlord and the landlord hides behind the property manager.
I spent $275 to fix my own kitchen faucet.
Sooner are later you need these people and they wont be there. I invite the Company Leadership to call me.

This is the absolute WORST management company we have yet to deal with. Between them and the owner all we got is lies and half truths, and nothing was ever fixed! Our kitchen went without hot water for over 6 weeks and it was one lie a or excuse after another.
They like to throw up “The terms of the lease” until it’s something against them, and then all you get is radio silence. Emails go unanswered, phone calls don’t get returned and then when you get upset they act like you are the problem…
Save yourself time, money and headaches and find a different company!

Addendum:
The company responded that the law in Maryland is that a rental cannot be shown unless you have a realtor.
That isn't true.
I wonder why they'd say that to me?
Very concerning.
Also reassuring that karma saved me from potentially entering into a contract with an entity that makes stuff up.
Well, it seems like I dodged a bullet.
The listing agent (employed by this management company) refused to allow my partner and I to view a rental property without a realtor.
I'm in my 50s, and have never EVER had anyone demand I have a realtor in order to view a RENTAL.
Thank you to the people who recently posted reviews. It helped validate my concerns.

As a homeowner that had the misfortune of hiring this company to manage my townhouse rental, I can speak from experience, that this is not the company that you want to do business with. This company has an owner’s portal where information is supposed to dwell. That system is ineffective, frustrating and yields little to no information.
Once you sign them, they are no longer available to you, They will not answer the phone or return your phone call regardless of how critical the situation is. They will take weeks to respond to your email, and will dump everything on you to handle even though you are paying them for this service. Do not believe them when they say that they have tons of contractors and vendors who will be available to service your property. I was constantly told to find someone's to handle issues. I was charged for a post move out inspection that was poorly done. The tenant’s car apparently was leaking oil onto the garage floor in both car spaces and somehow managed to destroy the overhead garage opener unit that caused the unit light not to turn off when the wall unit was activated. Clearly they never looked into the garage because all that was visually obvious. My neighbor who doesn’t get paid to manage my property, went over to address an issue because the management company told me to have a neighbor to handle it. My neighbor decided to also do an inspection and discovered thie above issues and more. I sent an email informing the company that this needs to be corrected and deducted from the security deposit. They decided to do a slow response and tell me that I need to fix it, give them a receipt and do it all within a few hours of their email response, or they will not deduct the funds from the security deposit…insane. Obviously, I could not meet that tight timeframe from out of state. Based on their email, they refunded the security deposit to the tenant. I had 1 year of hell with this company and unfortunately, many more horror stories.
This company is not here to effectively or ethically manage your property. They are a dishonest self serving company that could care less about you or your property. Save yourself the stress and frustration and avoid Real Property Management on Calhoun Rd in Rockville, MD.

Never liked having to deal with this company when I used to rent. We recently received a settlement check because this awful company violated the Maryland Consumer Protection Act. Avoid doing business with this terrible company

I cannot rate Saraid highly enough. As far as Property Managers go she has by far been the best I’ve dealt with, her willingness to solve issues in a timely manner and fantastic communication skills has made my leasing period very easy.
