The Preserve at Owings Mills Crossing was great at organizing a Summer festival event for us to attend. The music was great, tons of great vendors and great food! Definitely recommend checking them out!

Please email me if you want a tenant evaluation of the property to any potential commercial investor The date of this is 2025. Contractor entered my house left the entire place dirty were theywere working in the bath room my son eye just one gets swollen eyes. we talked to the Property Manager. The property manager started protecting the contractor instead of being concerned about the child.
2 doing construction of the entire parking lot property management company does not close off the parking lot but the next day tows any car thats there. Realistically people have a lot of distractions these days like work kids Health communication issues so everyone doesn’t get the memo that they need to have their car moved. but the tow company is paid whoever owns the tow company probably a cousin or brother.
3 despite other peoples Comments they do pest control, but my people move out sometimes the past move-in, but they take care of it.
4. They do have one good technician foreigner from maybe Europe somewhere and a lady that cleans the halls pretty good and is nice.
5. had problems with mold in the home they brought in senior management who completely didn’t know anything about heating and air or mold. so they expect tenants to be very dumb.
6. The downstairs, plumbing sink overfill every time the upstairs wash machine drains. Pluming issues. and across the hall floods randomly.
The community of people I haven’t really had any problems with the area is OK. But the schools have homeless shelter kids going there that can be the perfect balance if that’s what you like.
Its ok.

Not a good place to live aside from location. The listed rent is a lie as it doesn't include the extra fees of maintenance, utility, etc. They're not in any hurry to fix problems aside from plumbing. Your safety and wellbeing are definitely not priority here. The water goes off regularly, sometimes multiple times a week.
You can smell and hear everything happening in adjacent units. And the pests will get into your home easily; even if your home is clean they will make a route through your unit.
A lot of people are moving out and have moved out. Will never come back here again.

Moving here seemed to be a great idea at first due to the apartment layout and the area but I would not recommend living here based on my experience. When I first moved here we had a real bad pest issue that slowly started to decrease. My sink was not properly installed and my outlets in the bathrooms did not work. They literally charge you for everything the rent is prorated a certain amount but when you add up all the fees they charge you it’s $300 more added to the rent. They charge you for your guest parking which is ridiculous to me. The water is literally shut off maybe twice a month sometimes without notice from the main office which is an inconvenience. They recently cleaned out dryer units and I found out that my vent was never hooked up to my dryer for the two years I have been here. I have been without AC for a week now with temperatures at 90-100 degrees with a 2 yr old in my home. They provided me with one window unit in the bedroom that does not circulate throughout the whole apartment. I have to keep it running all day which is running up my BGE bill. The unit they provided is leaking water on my carpet from being ran all day to keep from melting in my apartment. They were having issues putting a part into my AC and were suppose to come back that day but no one showed that day or was not heard from until I sent an email to the property manager. When asked to prorate my rent because they are not meeting their standards I was told there was nothing they can do and that I would have to wait another 4 days until my AC is fixed. No one ever answers the phone at the office. Maintenance and the property manager do respond in a timely manner but I am not satisfied with the recent work that is being done. This will be our last year here.

Honestly I loving this place. My previous apartment was a complete disaster and the property manager didn’t even care about my issues and constantly lie that she communicated with me.

The leasing process was very easy and quick. Leasing office and maintenance are very professional. When maintenance needs to be done it got done quickly and in a timely manor.

DO NOT MOVE HERE!! I wish I would’ve did a little more research before just jumping in. The bugs, I had a mouse squeeze through my door, the water is always off, my Ac is extremely LOUD & they literally charge you for everything. To have guest park in the complex it’s 0.50cents an hour added to your account. Just everything about this place is horrid. On the brighter side I do like my apartment and the layout, luckily I have a cat that gets anything that comes in here. And my building is very quiet, no noise or package issues. However the management of this place is to just get money and not care much about your concerns or the problems that’s happening. This is most certainly my first and last year here. My first 3 months were horrible it was a terrible smell coming from my vent into my kitchen. It literally smelled like something died. Everyday I came home and bleached everything and it was still there. I called maintenance ( a white older guy ) came and literally said I don’t smell it and proceeded to follow me around my place. I asked him to pull out the oven or refrigerator to see if it was something and he said “ I can not because I don’t smell anything” never again! Later on maybe a month later it was gone. I would not move here if you’re considering, sorry.

Quality of this place has gone down a bit. The water is turned off everytime you turn around. People don't pick up their dog droppings and the PaOC only sends out emails instead of taking action. The walls were always thin; sometimes I can hear conversations through them and scents travel throughout the whole building. The location is great, and they have a decent sized dog park as well as a well kept pool and gym.

This complex is terrible. I've been here for years and will be buying a house this year. The complaints are valid
Poor maintenance, fix nothing, patch work. Claim issues were resolved when they weren't, and that's if they come to fix it . Complaints to corporate in Pennsylvania get rerouted back to complex automatically. Corporate never sees complaints. I did have a roach problem, but it seems to be ok. I haven't seen one in a few months. Leasing office is below standard. They can't seem to tell the truth. They're worse than politicians . That was a recent leak from the bathroom into bedroom. Took them 3 weeks and numerous emails. This complex is terrible

Unfortunately, I am indecisive of renting but Ricky the leasing agent made me feel welcomed. He provided me with exceptional customer serviceHe was so patient and made me feel at ease with the rental process.He explained the entire process on the phone as well as when we met for the tour. This was my first inquiry for leasing information and Ricky was amazing.

It’s been a great 5 years since I been here. The staff truly are great at what they do. They will help you in away possible. Maintenance staff is by far the best I have dealt with in my years of living in an apartment. When you need them they come and execute the problem with no hesitation.
