Amazing location, very close to the beach and board walk. Staff was very nice, and the room was updated and clean. I would/will definitely book here again next time we decide to come down to OC!

I called to this motel asking about vacancy lady said yes they have a room she put me on hold never picked the phone back up for over twenty minutes having a whole conversation in the background answering her cell phone and everything! I finally just hung up called back and another lady answered completely clueless to any questions about the facility etc; so I could tell from her responses that she was being prompted what to say and I noticed the voice in the background being the lady who answered the phone the first time and left me on hold. Eventually she took the phone from the young lady who couldn’t answer any relevant questions and asked how can I help you. I said well hello I was the lady the you put on hold for twenty minutes that was a bit rude. She then said to me. Since I wanted to mention that she left me on hold you know what you can’t have a room here have a nice day and hung up in my ear! This is a really sad sad world we live in. I never yelled or was rude to the lady or anything. Now the moment someone goes to that facility and become hostile with her then we would be to blame. Just totally messed up

This is our 5th time staying here and we absolutely love it!! The location is perfect!! It’s right where the boardwalk begins, but not too crazy!! The rooms were clean!! Betty (staff member) was amazing!!! Every morning she made sure we had fresh new linens, and towels!! She was super sweet :) The management was awesome too!! We will be returning here.

1 block from the beach. Away from the crowded boardwalk area. Plenty of great food in the area. Rooms are ample and clean. The service was great! Anything we needed was given right away!

This has a great location from walking to the beach or catching the local bus. Staff is friendly, and rooms are nicely renovated. Easy, yes, I will stay again.
Walkability: You can walk to anything you may need, minus the grocery store. Wait... there is a bus for that, and it stops outside the motel.

This is the perfect budget motel! If you all you need is a bed and a shower this is a wonderful place to stay.

Me, my husband and son stayed here over labor day weekend for a last minute vacation. It was our first time. When we checked in the young man at the desk was very welcoming, with a smile and he even let us check in a few hours early which was so awesome! We walked into the room and were amazed. It was updated, and very clean!! My son turned to me and said it was the best room we have ever stayed in. The hotels location is awesome for fun, food and the beach!!! There was a younger crowd staying above us who were loud but the manager took care of it. The pool was great as well! They also have a free ice machine :). We will be staying here again!!Walkability: Very walkable to everything.Food & drinks: Close to so many restaurants!

We always stay at the Kings Arms, the rooms are modern an updated, beds an pillows are comfortable and it's 1 block away from the boardwalk an beach perfect location in my opinion.

Amazing rooms. Would stay again! Absolutely love the location, the view of people and traffic makes it feel like home. There is noise at night but not enough to keep you from sleeping. Affordable!

Came here for a four night getaway. Motel was very clean and affordable for the area and dates (weekend before fourth of July). Staff was beyond friendly and accommodating. I'm giving four stars because the room we were assigned was probably the smallest one they have. It was what you'd expect for a small room in an AirBnB. Still had TV, fridge, microwave, and bathroom. Location is great - very close to the beach. I'd stay again if we could get another room!!

Staff was very nice! Rooms were very clean. The location is great only a 4 minute walk right to the beach.
