I had a great experience while living at the Arbors at Arundel Preserve. I was a resident from 2008-2013 and the buildings were new, the amenities were wonderful, and the staff's professionalism and customer service were excellent. I lived in the leasing office building where the fitness room, party room and theater are located, plus I had a view of the pool. When you renewed your lease, you got complimentary carpet cleaning, the amenities deposit was reasonable and the maintenance staff was phenomenal. They even moved quickly when my storage space experienced water damage from tenant above it, and moved me to a larger space for the same price! I had to move in 2013 and I missed it. Fast forward to 2021, I had to quickly move from another apartment located in Columbia, MD. The tenants there were allowed to smoke on the property, and it was a nightmare. A young woman at the Arbors was great to me and I moved in December 2020. After two years of dealing with a noisy and nasty neighbor, my experience improved. The leasing office staff was great, maintenance had changed and some of the services were not up to par as they were 10 years ago, but I loved my 1 bedroom w/den that faced Arundel Mills Blvd. The street noise can be alot sometime, but noisy neighbors are worse! I was unhappy about being sold on having an apartment with a fireplace, that I was not able to use during the 3 years I was there, because every time you turned it on the smoke detectors would go off. I was told that this will happen often and I was better off not using it! Really? then stop using it as a selling point. I moved this year. I was told that maintenance will not take down the curtain rods (they put them up in 2020, but hey everything changed after the pandemic!). I was also informed that holes from picture nails had to be patched up and I paid for someone to do this. The blinds were damaged by an HVAC vendor that Bozzuto used in 2022 so I left the broken pieces out in the open for maintenance to see after it happened, so for two years they sat on the windowsill. I repeatedly asked if there was a check-out process, and the only process is that you have to turn in your keys and signed off on the move-out document. In the past, I HAVE ALWAYS received my deposit back from an apartment where I have lived. I even received my deposit back from the Arbors in 2013! This year, I was told after 3 weeks, that I would not receive my $250 deposit due to: the damaged blinds (Cheap LOEWS or HMDPT blinds) in the bedroom and one in the living room and A stain on the carpet, left by a piece of furniture. I was told years ago by maintenance at the Avalon Russett in Laurel, that carpets are removed after a tenant moves out. I took photos and a video of a very clean apartment. I am very disappointed about how the Arbors handled this situation! Who waits to check out an apartment AFTER the tenant has been gone for 3 weeks? What was sent to me did not add up to $250. I feel blindsided and robbed. I will not give them a good review because I feel that their behavior was very duplicitous. Yes, the two young ladies in the office are very nice. One of the other leasing agents has a Dr. Jekyl/Mr. Hyde personality. I do appreciate the help with the moveout process, but to not give me the majority of my deposit back is unacceptable. Great location and proximity to the airport, and shops. GET YOUR MOVE OUT DONE WHILE YOU ARE STILL ON THE PROPERTY. DO NOT let them conduct it after you have left the property. Arbors stop trying to make up for the pandemic rent that you couldn't collect between 2020-2022. Those of us that paid our rent during the pandemic shouldn't have to suffer for it!

The tour I had with Mark was great. He was attentive and very nice and answered all of my questions. He was very thorough as well. This property is amazing, and I am so glad I found them and was able to go onto the tour. I was not disappointed and with every turn I got more and more amazed at this beautiful property.

Arbors is a bit older in age (built in 2007) so of course I've run into some issues from aging. Maintenance really can make or break a living experience and thankfully, Arbors has a great team. Kevin on the maintenance team is always quick to respond, kind, and I don't run into an issue again when he completes a task.
As for the leasing office, I absolutely love interacting with Katie. She goes out of her way to make sure residents are assisted to the best of her ability. Honestly, they should make her the manager of the office, everyone I've spoken to has had a great experience with her.
Only giving 4 stars because the walls are thin (I can hear my upstairs and next door neighbors a LOT) and because the amenities in the common room need updating.

Just moved into this complex (11/2021). I chose primarily because of the location. I did a lot of searching and found this area to be very convenient and considering what you get for amenities as well, it is great. I hope in the future I can change my 3 star review to 5 overall. Some aspects of the complex deserve 5, and some lower, but I think 3 is fair at the moment. The removal of 2 stars is due to my apartment being VERY noisy due to a neighbor above me. I have never experienced someone that loud in a complex and sometimes it has gone on for hours. I am wondering if anyone else has had this problem :) Some office staff are rude as others have mentioned in other online reviews. The maintenance staff is AWESOME. They respond quickly and they are friendly. Also, I have found the people I have met in the complex to be friendly as well. I am happy to call this place home, and hopefully it will improve over time!Updated 2/2022: Still no resolution to the neighbor issue. And no assistance from the property manager recently and I was lied to. Once this is resolved, then my rating will go up. In all my years of renting, it is the first time I have ever had such an issue. Very disappointed overall. Glad to hear though that most of the other people on the property have not experienced this. It indicates it is probably a rare occurrence :) Wish I was that lucky! :)Update: Contacted Bozzuto HQ.Update 2/22/2022: After several months of a seriously unpleasant experience, the issue has been dealt with. I am happy thus far in my new apartment. Although, it did cost me SEVERAL hundred dollars to move out of the other apartment. Other than that aspect, I am glad the situation was resolved.Update 08/2022: Since my last post, 2 more incidents occurred, one which is going to cost me several hundred dollars. The first incident was in May when new HVAC units were installed; I told them it did not sound right several times; no one listened and as a result I ended up with a leaking ceiling, mold, etc. That was resolved over a 1 week time span. Now, this week my car was vandalized and there is over $1,000 of damage to my car. My car was parked in front of a security camera. Well, guess what, I was informed AFTER my car was vandalized that they do not work. Having worked in security for over 20 years, I would know not to park in front a camera that does not work. AND, I would also inform my tenants of the situation as it is a security/safety risk. It is the responsibility of a property to inform you in the invent of CCTV, or other items on property that may be inoperable, especially if it is a security or safety concern. What if someone was assaulted in the area the camera does not work or worse? Hind sight mentality when it comes to security and safety is the most dangerous to have. This continued review is no reflection upon the leasing staff, they are great. Anyways, now I have spent my own money to repair my car which could have simply been avoided by keeping tenants informed of the camera issues. Maybe it is just my bad luck these things keep happening here, but this incident and even the one in May could have been easily avoided.UPDATE 09/2023: Continuing to go down hill, primarily over the past 5 or 6 months. The package situation is out of control, staff rather bs than scan in and sort packages. Often residents receive a code and then when they go get their package, they have to sort through boxes and packages to find their own! This happens A LOT. Then, there are the major safety violations such as maglocks that very rarely work on doors. Can you imagine if there was an emergency? Then, you have an elevator broken for almost TWO WEEKS and no one reported it but myself after 2 days. The staff didn't even put up signs until I said something. The trash is out of control at times at the drop off locations, weights missing from the exercise room and equipment with major wear and tear, and the list goes on. It may be time that rather than residents posting here about the issues, the state or someone else needs to be notified.

Just disappointed in a "luxury" apartment...Just disappointed...I wasn't going to leave a review like this, but I'm frustrated. It's almost been a month since I've moved in but it seems like I can't get any resolution for my issues and I'm ready to just say forget it. I have been complaining about my overly noisy neighbors for a couple of weeks now. They are so loud that my walls shake. I have to leave for hours just to get some peace. Sunday, I was so stressed, I could barely think. I'm over this place. There are so many issues that no one is talking about. I feel like the residents here pat too much for certain issues and I'm at my wits end. I've been asking for a copy of my lease (since I can't seem to find ANY emails from the property). It's been 72 hours and nothing. I've never had that happen in ANY place I've lived.I feel like I'm going to have to say something to my neighbors. I don't think I'm gonna be able to rest (literally losing sleep)until I do. I know there is a process the front desk has, but I've been down almost everyday last week and early this week its stressful.This isn't even everything.

I have never experienced someone that loud in a complex and sometimes it has gone on for hours and even had to get the police involved. Extremely expensive rent! Nothing works here as far as the fob for gate & amenity entrances. Rent goes up every year! Always in & out of your apartment doing something. Constantly have work crews doing things causing an inconvenience. Neighbors above me act like they're the only ones who live in this building

Love the place!!! Maintenance comes the same day you put your ticket to get anything fixed!!! Mario Alonzo came thru to fix our A/C that stopped working. And within an hour it was fixed!!!!!! I thanked him so much because it was really hot lol. I love this complex. Lived 2 years here, moved put of state and came back to the same complex. Its going to be another 2 years.

My leasing experience with Arbors at Arundel Preserve was phenomenal. Although given relatively short notice and arriving near closing, Reggie assisted me with guided tours through multiple units. (Each unit was well maintained with beautiful views! ) He also explained all fees/optional additions to my monthly rate and was completely transparent in answering all questions that I had. There was ZERO pressure to act immediately, but based off my experience I decided to apply the same day. While waiting for me to complete the application, Reggie assisted several tenants. It was very clear by EVERY interaction that he is reliable, approachable, and eager to help. If you are looking for an apartment in the area, I highly recommend Arbors.
