Julie is always answering my emails quickly and fixing any problems that come up. Guardian does a great job at making sure we’re comfortable in our unit.

DO NOT RENT FROM THESE PEOPLE.Julie and Joyce might come off pleasant when you first meet them until you’ve signed a lease with them. For starters, the first rent payment we tried to make we were not informed that you could not use a cashiers check. Instead of calling and informing us politely, she called my husband screaming at him and hung up the phone before he could get a word out. We wrote personal checks from then on out. Our neighbor had dirty dishes in her sink and filthy floors when she moved in. We had to scrub our apartment upon move in which we did not complain about because we’ve rented from multiple places in downtown Frederick, they’re older dusty apartments which we understand. We loved our apartment but Julie and Joyce are the most unbearable human beings I’ve ever encountered in my life. Zero professionalism. I emailed to ask for a breakdown of what was taken from our deposit because I wanted a written breakdown, they refused to give me any written explanation. Julie called and said one of the charges was for not sweeping our deck. I swept the deck but as it is outside, OBVIOUSLY debris is going to blow back onto the deck. I can’t control the weather Jackie. They had people doing maintenance in our old apartment for two weeks after we moved out and suddenly there was a problem with the toilet. We get another call from Joyce screaming at my husband. When we tried to explain that we haven’t been living there the past two weeks and there were ZERO issues with the toilet when we were there she hung up mid sentence. Along with Julie’s call about the deposit, she was cussing and screaming all because I politely asked for a breakdown of the deposit charges. I have no issue whatsoever paying for something if there is a reason. I could go on and on about how poor their management is but I’ll leave it at this, they are out for a cash grab and that is it. They talk to the people paying their bills like they are absolute trash. Just two old, sad, miserable humans. How their business is still up and running is beyond me. We rented downtown for years and never experienced anything quite like this, save yourself the hassle and rent from a different company.

I've been a tenant with Guardian Properties llc for many years. Today they took care of an AC issue I had. With temperatures over 90 degree my AC stopped working! Julie immediately contacted Tetteris Hvac llc came out a couple hours after 1st contacting Julie. 5 stars for handling this problem with ease and promptness!

Just moved back east from out west. Guardian met with me to view the property and worked to get me in 2 weeks early. So far, there were a few major maintenance issues as the house is a remodeled farm house built in 1900 so naturally there are some thing that will give out. One was the water pump that had burned while I was away traveling for a week and returned home on a Sunday to discover I had no water. Within a few hours, Guardian had the pump replaced on a Sunday in the rain. I'm glad to be working with them as they were also very attentive to other issues.

The professionalism is lacking. We LOVED the property but given the response provided over the lease signing, we chose to not rent. We were told to pay the security deposit before even seeing the lease. I have no idea if there is a clause in the lease that says security deposit will be not refunded if we decide not to rent. We had paid our application fee, and I just wanted to understand what entailed in the lease. I was told that we had to come in person, but they were not at all accommodating to the schedule, and said if I couldn’t find a way to be there by Wednesday, only giving a single time, that they were going to rent to someone else. Mind you this was 1 PM on Monday and we live over an hour and a half away. They would not accommodate any other time that was convenient for us and refused to allow us to do it via email unless we first paid them. Additionally, she mentioned that it is a standard Maryland lease. I don’t know why it was such an issue to send it to us to review as in the showing we were not given information on tenant responsibilities. Are we in charge of pest control? Do we have to have the place professionally cleaned before we leave, what happens if there is damages, who is in charge of maintaining the sewage/well etc. She told me that the lease included payment for rent in for utilities, but then, as the conversation continued, she also mentioned, paying for the water softener and brought up landscape fees to have someone mow the lawn if we weren’t going to do it ourselves. Exactly why I wanted to read the lease and understand what all it entailed before spending $2200. I did not want to have to fight to get my money refunded especially being over two grand if I didn’t agree with the lease. I’ve read reviews and saw that this is the experience of others. They have been in business a long time, but that does not necessarily make them a business worth working with.

When calling to seek out openings or vacancies, julie spoke over me didnt let me even confirm what i needed or inquire yelled i have 2 units in Brunswick and call me back in 2wks and disconnected. Thanks for nothing

Both Julie cook and Joyce Moody leave alot to desire with their lack of professionalism. Perhaps its been a bad year but I expect returned phone calls and a professional tone. Not rudeness or brow beating.

Their website says they pride themselves on being professional and I'd have to disagree. Raising your voice outside the women's restroom near your office in the common area and scolding a mom in front of her daughter for no reason about how she's not being polite (?? Still confused by this) while she's waiting on her special needs son to come out of therapy from a different office was totally unnecessary and ironically, not polite. If it helps you sleep better tonight then I'm glad for you. Potential customers of this company: I'd look for a different place for your rental needs where they aren't pretentious and patronizing.

This occupant is not telling the truth. We have responded to her repairs. Numerous complaints from other tenants about noise, house keeping, trash and language. She has never paid her rent on time. In fact she is a tenant holding over. Her lease has been up since January. She has been very disrespectful to our staff.
