Beware!!!!! Mold! Bugs! Electrical fires!, Gas leaks!, Rusted out busted up Iron railings!!! And Gunshots at 2am! This is the most luxurious over priced ghetto in America! I wish I would have gone with the real log fireplace complex down the road instead. But I judged a book by its cover. Don’t be like me. Run away!!

Luciana Young gave me OUTSTANDING customer service in order to solve an issue I had during move-in. She went above and beyond to accommodate me in the situation, assure me things would work out, and to get it all resolved in a timely manner. Overall, she turned what could have been a bad experience into a positive experience that I will look back fondly on. Looking forward to my time here. Thank you again to Luciana & Sheila!

Overall recommended. There are a few quirks, but you’ll be comfortable and feel at home here.Positive:Fios internetOffice staff is incredibly helpful and friendlyClose to shopping and food options in California and Lexington ParkAmazon hub for packagesNot so positive:I can hear my neighbors’ general daily activities: music, TV, laundry, heated conversations, and romantic interludes. The complex occasionally has events with music at the pool, which I hear clearly in my apartment.The HVAC is in the kitchen in my unit - in peak heating/cooling months it will be on frequently and makes significant noise. Maybe I’m too sensitive to noise.The pilot light of the water heater goes out with some frequency due to wind. Maintenance is quick to respond and gets it lit again. The problem is that I discover it is out early in the morning when I have water that is lukewarm at best.My unit faces the parking lot, which is lit up like an airfield. This is easily countered with blackout curtains, but they will be an absolute requirement if your sleep is affected by light.The latest rent increase is over $200, a more than 10% jump. This is what it is; inflation is hitting everywhere.

I lived in many apartments an I can truly say " I love it here". The neighborhood is wonderful and the management staff are truly professional and made me feel like home. I highly recommend Settlers Landing apartments. The neighborhood is extremely which is a plus for me because I work late hours.

Wonderful staff. The maintenance guys are absolutely amazing (even though I know one is a die hard cowboys fan but I’m not gooding that against him :) Mrs Sheila is an absolute delight and truthfully cares. Neighbors are overall great and they will stay on top of any issues you may experience. Been here for 5 months now and the Fiancée and baby couldn’t be happier. Please if management sees this pass the best regards to Sheila and your maintenance crew they’re invaluable employees and hard to find now days!

The only reason I wont give one star is because the first half of my lease was rather pleasant. Halfway through, a man moved in above me and from that point on I didn't sleep. Obviously that isn't Settler's landing's fault, but they did absolutely nothing to fix the issue. I was being woken up at 2-3am in the morning multiple times per week for months. I heard similar issues from other residents I talked to. They WILL NOT do anything about noise complaints.My rent was then raised to an absurd amount of money(increase of 150) after dealing with all of this. I dont think anyone should be paying a mortgage to live like that. Upon move out, I asked to be present during the moveout inspection because I heard Settler's Landing was making tenants pay to replace the carpet. I kept my carpet in great condition, other than it being a little dirty. I was told I would have to pay 900 dollars to replace the carpet. Just because of a little dirty spot. I refused, cleaned the spot with hot water and a towel, and everything was good from there. Very very shady business practice there, and possibly illegal. It makes me think they dont shampoo the carpets between tenants, even if there was a pet(I have a dog).Other random notes. Dishwasher does not work well, my ceiling had multiple leaks from above, speed bumps are very annoying, buggyOverall, I think this complex has the potential to be a good place to live, but a lot of things out of your control can ruin the experience. Management was very unhelpful to me with my issues and tried to pull one over me on the carpet at the end.Pros: Verizon Fios, up to date appliances, spacious, nice maintenance crew, amazon locker.Cons: very bad water, heat and shower dont work at the same time, my carpet issue(which was widespread), noisy neighbors wont be taken care of, bad dog park.

While my first year staying there at a “lower rate” was awesome. They soon raised the rent to a rate that was higher than a mortgage with no negotiations. I had to find other arrangements for housing. Talking with the staff I could get out of my lease with no “fees” if they found another tenant. I was told they found one and if I could move at a last minute notice. Jumped through hoops to move all my stuff out. Found out through a neighbor friend someone moved in right after they fixed the apartment (old carpet replacement and paint). Then I received a bill in the mail at my new place for an ungodly amount. As far as the actual apartments the hot water runs the heat so if you expect a hot shower in the morning you have to turn your heat off 30 minutes before taking a shower. The hot water heater have a ton of sediment in them causing it to clog the mixing valve. All of the nozzles also clog up with the sediment causing low pressure when taking a shower or washing dishes. Dish washer broke a couple times and needed to be primed. The pool is awesome if it’s open. They don’t ever use the speaker system around the pool and the jets will never be fixed. Fios is awesome!

Been here about 6 months now, and very pleased with the complex. Maintenance is fantastic, courteous, and professional. Front desk is helpful. Fortunate to have good neighbors. Best part is the view - North end of St. Mary's Park. Reasonable rent, and parking has not been an issue.

I'm very pleased with my experience at Settlers Landing. Clean complex and apartments. The staff is reliable and friendly. They even were understanding with a complicated move out. Great place to live.

I lived in Settlers' Landing for about two years and overall had a positive experience. The apartments are nice and offered a lot of space. The maintenance crew was awesome and was always quick to fix problems. I like the location being close to Harris Teeter and Target. I originally had wanted to live in the Apartments at Wildewood but they had no availability. I'd say both complexes are about equal. The pool is provided as an amenity but it's extremely small and especially with COVID restrictions it was difficult to even be able to go because families would book up the space. My only other major complaint was the rent increases. The lease renewals were over $400 over the two years which seems pretty ridiculous. The reason cited was "inflation"... again ridiculous... considering inflation is not 18%. I will say when COVID hit, the management did work with me to find a more reasonable month-to-month rate while I was working on moving to a house.

Me and my grandsons have had a great experience at Settlers Landing. Everyone has been great here, the office staff and management always has been more than kind and courteous. They have had events that included everyone. The property is well maintained and beautiful, the landscaping to the parking lot. The maintenance engineers are awesome, they respond quickly to any issue and always kind and respectful to what the tenant requests. We felt we were part of something and it is infectious because other tenants I've met all seem to care about one another. Its a great community, I hate to have to leave here and the only reason is relocating .

I’ve been here for 5 years and this apartment complex has become less concerned with who they rent to this has been the worst year since I e been here I am surrounded with apartments with large logs that run all night and bark all night there has been no change even after making complaints the rent has gone up every six months and now with a garage it will cost you $1700 a month for a 1 bedroom apartment you could have a 5 bedroom house for this price if you plan on renting here don’t look elsewhere
