I have lived in the Promeade for over two years now and absolutely love living here. I am a young adult and don’t mind being a young person living here because I just mind my own business and focus on my work and schooling. There are some rude people here but that’s why we just use the debug button we got in kindergarten (90’s kids?)Other than that, people I come across are friendly, and welcome a smiling face, all of the staff are always really kind, helpful, and work really hard. Patrice Hopkins who works the front desk is a friendly and welcoming concierge who does a great job of ensuring the people coming in the building are either allowed to be here, Stanley Squirewell is also another gem of a person who goes above and beyond to help the residents of the building and is always a fun and lovely person to talk to, Mr. And Mrs. Kim who assist with mail and tailoring are also very kind, hardworking people, Victor and his maintenance staff are also very hard-working men who deserve credit! ❤️

It's a big condominium complex with North and Southtowers. You have to let the person at the gate house know which unit you're visiting, but that's it. The lobby is huge. It has a high ceiling with a beautiful chandelier. We visited friends there many times, and common areas are always sparkling clean. The front desk clerk never looks up. So, I'd say safety is not a priority there. On the way to the elevators, you can see a huge deck. It looks like a good place to hang out, read, or even practice yoga. There's a pool, a nice gym, a place to receive your packages, a small eatery, and a dry cleaner. There's even an efficiency unit residents can rent for family that's visiting. Our friends gave us a tour and I'd consider leaving there. It's conveniently located near I-270 and I-495.

I own a condo here and moved in around September or 2022. From my experience it’s uncomfortable living here due to the residents, the majority are rude and racist. The front desk staff seem friendly but if you need to speak with security or the resident services coordinator they work the same hours as corporate America so they are near impossible to reach. What I am most uncomfortable with they are inconsistent with communicating when servicing your unit. When the project is delayed a notice doesn’t go out and before you know it people are in your unit while you’re not there without any notice or a note that states anyone was there and the reason. I only know this because I came home When they were leaving. Recently, they inconvenienced some residents by changing hours of the gym without any warning due to children underage and inappropriate clothes. As if the HOA fees are not high enough they try to implement new rules for example if you rent a unit it’s an additional monthly fee. (They’re not doing anything additional on their part)If you consider yourself young and/or come from an ethnic background, I wouldn’t recommend this place to you.This place deserves the one star because it does provide decent amenities.

I was there doing a job and I was surprise how nice is the towers the halls are clean ,elevators clean. They even have a cafeteria. The view is beautiful from the 12th floor.

The residents here are so racist. Staff on the other hand is very friendly. All of my black friends who I've had over agree. At first I thought it was just me, but people have said people will get off the elevator when they get in. That same thing happened to me too. I got on an elevator this old lady said absolutely not and got off. (This was at the arcade level) I noticed then that it said that the 8th ND 9th floor were pressed already when I got in the elevator. There was another white lady in the elevator who was on the 8th floor and said that the lady that got off lived on the ninth floor. Everyone always looks a way like they are a fraud to look in my direction. They won't wave hi to me but they will wave hi to the person behind me even if i wave hello to them. Truly dispicable.. again staff is very friendly

The area is nice. They have a pool, travel help, deli and store, massages, dry cleaners. They set off false fire alarms off at night. A few weeks ago, I woke up to an hour long fire alarm. I had to call the front desk for them to turn it off. It lasted from 11:15-12:30 am at night. The neighbors smoked a lot before they had to threaten to remove them from the building. The hallways are filled with smells from people cooking foods. It’s an ok place. Activities for their children.The neighbors are rude. I rate this place a 3 because you feel like ur in a hotel but there are bad things about it too. Walls are also paper thin.

I stayed between 2020-22 as a renter, and this co-op was one struggle after another. Since it's a co-op updated appliances and rent amount vary between units. It can also be noted that a lot of reviews I had/have seen were from owners of the units, and not renters. Pros: Price is right for Bethesda, proximity to DC via public transit, PLENTY of amenities and parking. Cons: constant whir from 495, a seemingly never-ending roach infestation (8th and 9th floor south tower at least) , frequent water and power interruptions, unpleasant smells from ventilation. Most of the issues come from the buildings age and a lack of preventive maintenance. This upcoming fall and into 2023 they are planning a relining project for the both towers which involves repeat water outages leading up to a weeks long water outages (during which they will relocate entire floors of affected residents at the Marriott or else where). A good number of the residents here are elderly as well, and this comes with pretty frequent visits from ambulances in the valet. Glad my lease is up, move in at your own risk.

It s a great place to live. The building has so many amenities including indoor and outdoor swimming pools, a convenience store, a dry cleaner, a salon, tennis and pickelball courts, security 24hs., sauna, and a maintenance team to help when things break down. Units are spacious and the neighbors are nice.
