I think I will not get the deposit, so here we go. Lived here since Feb 2022 till Oct 2023 on 9th floor, windows towards Rockville pike. First the place is very cold. The vent system actively pumps cold air into the apartment. Our highest electricity bill was around $400/mo. Yes, heating is not included and it's electric. We adapted by plugging the slit under the door with towels.Also you will deal with the noise. In nighttime it was mostly the highway noise, in the morning it was construction across the road.You may occasionally have your packages stolen. The management was very adamant about not installing a camera in the mailroom.On the 2023 Labor day weekend we did not have hot water for 4 days. The management went creative and suggested to take shower in the pool house. Cool community bonding!Sometimes 1 or 2 elevators out of 3 do not work.On the positive side, the janitorial staff is amazing. They keep the place clean.Happily moved to a better apartment.

Do not consider moving here under any circumstances. We moved out in February of this year, and five months later we have still not received our $300 security deposit. The front office confirmed via email that we should receive the entire amount, but as of March they have "lost" the check and cannot find it. It's not July and we have exchanged emails and voicemails with them for MONTHS, but our communications go unanswered. I have never encountered such a careless and unprofessional property manager in all my years.

DO NOT MOVE HERE. Management is basically non existent, no one answers calls, they don’t help you when you ask for help. Voicemail is ALWAYS full so leaving a message is never an option, there will be people in the office and they will not answer the phone and actually HANG UP the phone sending it straight to voicemail. Just avoid this place at all costs.

Simply amazing !!I have lived here for 4 years and I have never had any issues. Maintenance has always been super quick anytime I have a request. Very quiet for the most part and very kind neighbors. The office management stuff are very nice.Will likely be renewing because of such a wonderful complex.I would highly recommend this place to anyone!!

I have always had problems with this slumlord especially with Rosalia who is the enforcer of poor management. The property has mold everywhere structural damage to building roaches and mice. Racial discrimination and retaliation Vantage Management at this property. Vantage was also sued by the attorney general in Washington DC for housing discrimination discrimination and gross negligence to a predominantly black tenants high-rise just as they are being sued now for the the same issues.

Pooks Hill is owned by HOC, the property is poorly managed by Vantage Management who takes pride in harassing and discriminating against people of color if the voice their concerns or file complaints because of their several housing code violations and refusals to resolve or fix problems like rude neighbors, broken and outdated appliances and carpet, mice rodents roaches. They also harass tenants who are under section 8 and threaten to evict if the tenants have complaints. The parking lot had practically no lights which led to multiple vehicles being vandalized and stolen.. this happened back in 2021-22.Ilived on this property in 3009 and again in 2021 and it has not changed the fake positive reviews are from mostly the white tenants who are treated very well.

I have been here for 2 years now I just Celebrated my 2nd Anniversary last month… I absolutely love it here I love all the Office management team they are Vary kind … They are always on top of everything that needs to be done I also love the location and my son school and I absolutely love being on the top floor I really love my apartment here and my favorite part being here is the swimming pool… THE POOL IS MY LIFE I LOVE TO SWIM WITH MY KIDS???? I’m not planning to move from here for a long time to come…??? THANK U POOKS HILLS MANAGEMENT…. Rosalina is an amazing person she works so hard to get the job done she is the sweetest person I have ever come across to I REALLY LOVE HER SHE IS ONE OF MY TOP FAVORITE PEOPLE… ???

Update: they finally fixed the AC but not until after my fiancé and I both called again. Not changing the stars, just updating on the situation.My fiancé lived here and during the summer his AC broke. They came and fixed it once, but it stopped working less than 24 hours after that. Then they wouldn’t come back. He waited Thursday through Tuesday, with multiple calls, and even though it was considered an “emergency” repair it was impossible to get anyone up there. The rest of the time he’s lived here has been fine but when it’s 95 degrees out and you live on the 7th floor it’s just miserable.

Rozalia is incredible and made my stay at Pooks Hill Towers a joy. The staff were great, respectful and always kept the grounds, both indoor and outdoor looking immaculate. Very professional and always returned me calls promptly. Never at any point did I experience any problems and felt safe throughout my entire stay. To tell you that Rozalia works hard to keep the residents happy would be an understatement. Thank you! -MILTON

So the Saturday I had scheduled to move in and pick up the keys, I waited 5 HOURS. The leasing office assistant decided not to work that day, and numerous people had appointments with her to sign leases and pick up keys. I was moving from out of state and simply had nowhere to go. I finally got the keys because a manager happened to drop by around 6 pm, but if not for her, I would have been sleeping in my car for a whole weekend. Also, the fire alarm goes off all the time here. I've lived here for 2 months and had to evacuate at odd hours of the day and night at least 4 times.

I lived here a little over a year. It wasn’t great at beginning. After few months, I realized this place is THE BEST for price & location. The Management is very quick respond, I wish they’re open 24hrs for maintanance. Hopefully one day.

EDIT 6/16/2022:Unfortunately, changing this from 2 stars to 1 star. Have repeatedly emailed the email address supplied in the reply, as well as called more. Still nothing. Plus, we submitted a maintenance request about our ice maker not working 5/20 and have called about that as well, and it has still not been fixed. It's disappointing and tiring.-Original May review: It's tough leaving this review, because for the most part, I LOVE living here. Price is good for the area, maintenance usually responds promptly (usually being the key word), and I like the Courtyard with the washer/dryer units and balconies.My issue is the difficulty I've had in getting my pest problem fixed. I'm not upset about the fact that there are mice, because it's an apartment complex and there will usually be SOME sort of pest. My issue is that I have contacted the office time and time again about this problem and no one has ever gotten back to us. We've called several times a week for over a month, and have only gotten through to an actual person three or four times. Each time someone has said they will get to it, and then... nothing. We keep our kitchen clean, but there seems to be a hole behind the stove that the mice are getting in.I'm happy to change my review to a higher rating once this problem is resolved. Even with such a big problem, I can't bring myself to leave only one star because I love this apartment! I'm just tired of constantly catching mice in traps, and having to clean up droppings. We left for a week long trip, and came home to the stench of dead mice. I shouldn't be dealing with this problem as long as I have, and I wish the office would take (or at least return) calls.
