I was charged $250+ in a moving out fee for the smallest inconveniences in a restroom, a common living area (to which I had left early 2 months prior to the move in inspection), and a new coat of paint in my bedroom. When you move in, they ask you to do a move in inspection to see if there's anything wrong with the place. Make sure to write every possible thing. If one area of the paint is of a lighter shade? Write it. (The paint on the walls is purposefully thin because voila, any moment the paint thins out, you get slapped with a $100+ fee when you move out). I highly recommend you do not live here. There were so many times when the A/C would break, dishwasher would leak, etc.I'll be honest, other than what I mentioned above, and prior to being charged an exorbtant move out fee, AoC was not too bad. But the sneaky behind the back charges with poor justification and no reasonable charge made is crippling and corrupt.

The staffs of leasing office are very nice and patient, the furniture and fixtures are new and clean. And the location is pretty good, it is less than 5 mins to walk to JHU campus.

The apartment charged me and my two friends in other units hundreds to $1000 unreasonable fees when we moved out. For example, they charge us $70 for the tiny water spots on the faucet. Also the room size is much smaller than other apartments but the price is higher.

The staff at The Academy on Charles are very friendly and I enjoy seeing the fun social events they post on Instagram. They are like the college dorm for off-campus students.

Apartment is not in accordance with the regulations of the normal charge, when my friends leave of be malicious demand compensation amount, the amount is much higher than shown in the file. Inside the apartment, the room can use area is very small, you may not find the net area is smaller than it's house, but after these problems to overcome, you will still be malicious claim compensation, but I want to say, An apartment needs a good reputation to be favored by residents. If you just want to make money through some shameful ways, you will only shoot yourself in the foot (for example, if an electrical accessory is broken, you will ask for more than 500? ,A new one is many times cheaper), then in the near future, there will be more people will not choose this apartment! As some of the previous comments have said, I would never give a star if it was zero.

My friends live at The Academy and out of all of the student housing properties in the area, this is definitely my favorite to visit. The staff is always so friendly and even let me participate in resident events when I’m visiting. I am more than likely going to live here next year.

The community here is great! I love my roommates, the community events every few weeks, and the quiet, walkable neighborhood. The staff are very friendly, and the amenities make it easy to come home to a comfortable and welcoming environment.

There was a roach in my room and I was traumatized.Also AC and heating in apartment is not uniform. My room is usually hot while my roommates' are cold. When we reported this to maintenance was not helpful at all.Water heater broke multiple times, and washer broke and we didn't get a replacement for 2 weeks.Maintenance barges into your apartment and doesn't give you a general time to expect them.Move out fees are ridiculous. They charge unreasonable amounts for normal wear and tear.They made us get a third party insurance last year and then started charging us insurance this year. Many people were paying both insurances without knowing it. When we wanted to remove the Academy's insurance, they said that we would still have to pay it for a few months, despite getting proof we already had insurance to begin with.Staff generally rude and unresponsive. If staff makes a mistake, they'll make sure to charge you for it, despite the fact that they should be keeping records of what they have and haven't done.

STRONGLY recommend another apartment for JHU students, or even a house. Living here was extremely frustrating as it was incredibly hard to get help when needed and the people working in the front office were quite rude despite appearing to be friendly at first. You can find better amenities, a more centrally located building, a larger space, or all of the above elsewhere for the same price, if not less.

so many things: they didn’t allow me to upload pre-inspection pictures a little bit late even though they messed up a paint job that I had only just realized and will probably have to pay for, we didn’t have wifi for two days for no reason, and they’ll charge you a monthly insurance cover fee even though they make you get insurance that they won’t remove for months after you email them about it

WOW! First things first, the staff was very friendly and was able to answer any questions I had. The facility looked very clean when I took a tour, no signs of any bugs or rodents. This is a really nice place and hopefully I can move in soon!

UPDATE 2: I have finally moved out. After moving out, they charged me nearly $200 for tiny, minor stains on the carpet and a damaged sofa that was already damaged before I moved in. Ever since a new manager started in 2021, I’ve been billed random bills and it had been extremely stressful.UPDATE 1: I cannot reply to a reply so I will edit here. I did email The Academy directly but did not get a reply for 11 days. I don't know whose furniture you arranged, because when I came back, nothing. had. been. done. The furniture hadn't been moved, there was still paint on the floor and on the chair, plus many hairballs in the room, weird metal stuff in the drawer, and mysterious brown stains on the carpet and bath tub that I cannot get off. I am simply shocked, because when I first moved in to The Academy a year ago, the move-in process was smooth and my room was super clean. What happened?Original post: I was transferring rooms, but the floor plan was wrong (the new room was shown to have a bath tub on the floor plan but in reality it didn't). I was given options to move in to a different room, but when I got there, the room was splattered with white paint, especially the chair. Also, the positioning of the bed and desk was not as I requested. I was given the wrong set of keys, and could not lock any of the doors in the suite. Since I had to catch a plane to go home, I had no time to move in.Pros: Nice view from the terrace. Athletic center and study lounge are useful. Coffee machine in the lobby (although sometimes out of cups and lids).Cons: The printer is often out of paper and ink/toner. Most computers still don't have Microsoft Office installed. Super expensive rent. The majority of the management team doesn't seem to care about the residents or maybe is just bad at following through with requests or concerns expressed by the residents. Or both.
