Overall living here wasn’t so bad, the rooms are nice and the location is good. Unfortunately, I did have a mouse and bug problem. These were solvable, but what earns PAB the 1 star rating is their management. They have held my security deposit and won’t answer my calls when I request for the deposit back. I have their documents stating there was no damage, but they still won’t give me my security deposit back. I would avoid this place for the management alone.

Moved to Baltimore, chose The Flats as home for a year. I lived in a 1BR (non-renovated) apartment and it was very spacious for the rent at the time. My apartment was carpeted and had 8 windows so tons of natural light. The trash chute and mail drop-off chute are located on each floor for convenience. There is a 24-hour gym in the basement and a cafe on the first floor that grants a 10% discount to residents. Packages are sometimes dropped off in the lockers and other times on the floor in mail room but never had an issue with missing packages. Germar the leasing agent would sometimes deliver to your apartment if you were home - he was fantastic. Neighbors seem to be a mix of young professionals, college students, and older adults. Very quiet - no issues with noise or rowdy neighbors. Safe and secure building with key fob entry and cameras in lobby. There is no parking offered at The Flats, but you can buy an annual street parking permit for Mount Vernon or pay for monthly parking at the various lots & garages nearby.Fortunately never had issues with mice or bugs. There is a cleaning crew that cleans the lobby and vacuums the halls on each floor, so appearances are well maintained. When I moved in, the apartment was in great condition - freshly painted walls and shampooed carpet. Kitchen and laundry appliances have all worked wonderfully and no issues. Windows were pretty leaky however, making a loud whistling sound when it was windy out, on top of not keeping the AC & heat in, so be sure to check the windows as the PAB was built in 1927. There was a small list of minor things that needed to be addressed upon move-in but they were all resolved quickly in a single maintenance visit. Speaking of maintenance, I have nothing but great things to say about Bjorn the maintenance supervisor. He is fantastic and very easy to get in touch with.The Flats is located in Mount Vernon, so it is pretty urban/dense (not as much as Downtown towards the harbor) but there is the park with the Washington Monument nearby and some nice tree-lined streets. It was convenient to be able to walk to Eddie’s Supermarket, CVS, coffee shops, UPS/FedEx, and the Mount Vernon Marketplace. Easy access to Penn Station, 95, and 83. I do recommend the Citizen app to be aware of any occurrences in the area.4 out of 5 star experience living at The Flats. Good place to live if the Mount Vernon area is what you are specifically looking for + don’t have a car. Left due to a steep (12%) rent increase after one year of residency and a want to leave the city for some greenery. At the time of this review, Barkan was the property management company overseeing The Flats.

Always an ongoing problem with the water bill every single month. They add on extra money probably a way to get extra money out of us every month hoping tenants won’t notice. Expect a rental increase when renewing. Nothing comes with that increase though like newer washing/dryer machines… gas/food has gone up extremely..hell the cost of living has gone up. Instead of having empathy they are quick to put a note on your door to “scare” you I guess. If someone was to ask me if they should move in this building I would say no. The only good thing about this building is the receptionist customer service that’s about it.

I have been a resident at this building for quite a long time and I can proudly say that the buildings manager Gemar professionalism is one of the reasons why the building is a great place to call home.

A very problematic building. Only those with low standards would say that this neighborhood is safe (or culturally rich!) or or that these are luxury apartments. The property manager is "absent" and, thus, does not tackle the many serious problems the building has. A few days ago we saw mice in the building. There are also cockroaches. Among other serious problems, your neighbors will shout at each other all the time over the weekend and won't let you relax or study. Poor standards.

I just moved into the professional arts building last fall and it truly is a great place to live. While the location of the building and the building itself are very nice, the best part of PAB is definitely the people. The front desk man, Germar, and the maintenance man, Bjorn, are so friendly and definitely make this place feel like home! It’s always nice to see friendly faces while coming and going!

While PAB offers good amenities in a good location, as much as I hate to say it, living here has become one of my biggest regrets. The building might appear like it’s well maintained, but there are serious issues behind that veneer. I’ve currently been dealing with mice in my apartment for months! I’ve tried raising this issue to management several times but have been met with essentially shoulder shrugs. There are issues with water & sewage bills every month. It’s very obvious they are only interested in getting people in the door—once you’ve signed your lease they couldn’t care less about you.

Since 2020 things in this building and in the neighborhood have gotten much worse. This has become the most problematic building I have lived in. Too much noise, people smoke non-stop in the building, there are insects everywhere, and the property manager is truly inefficient and unhelpful. I have lived in many different places, but the experience of the past few years living in this building has been terrible.

Moved into PAB in summer 2021 and it’s been a great place to live so far. Spacious apartment, the move in was really smooth and it’s a great location. The best part about living here though is the front desk staff led by Germar, and the maintenance crew led by Bjorn. They are very professional, courteous, available to assist in any way and they make living in PAB a breeze. Highly recommend.

Wonderful living experience at the PAB! Awesome staff like Germar (leasing agent) and Bjorn (maintenance) make for a very welcome environment. Happy to have a home here and it's now been 3 years. Thanks PAB!!

By any standards, a problematic building. There are mice and cockroaches in the building, a lot of noise, and bad maintenance. Very problematic property manager. The neighborhood is not safe.

My son and I have lived here since July 2019. Couldn't ask for a better location. Great restaurants nearby, located on the north/south bike lane, a short trek to the harbor, really close to the train, and very friendly residents and staff.
