My husband and I lived here for two years and it has been one of the best places we ever lived. Not only is the location beautiful and walkable, the staff was incredible. A special shoutout to the apartment manager, Janae! She was incredibly helpful and attentive. She was always friendly and welcoming towards our dog and her genuine care truly set her apart. I highly recommend this apartment for anyone looking for a place to live in fed hill! My husband and I are sad to be moving from the area but hope others enjoy it as much as we did!

My fiancé and I just moved out after 15 months in this apartment building. Our experience living here was fantastic and we highly recommend it to others.
The property manager Janae was always very friendly and helpful to us. We really loved the social events held on the beautiful rooftop lounge like the stand up comedy event. We also enjoyed playing pool and hanging out in the lounge in general—it is very well maintained and has excellent views of the city. There is a fantastic well equipped gym on the first floor that we used often. The package rooms were also very secure for us and we never had any issues with packages being meddled with. I spent a lot of time in the building because I work from home, and I really appreciated how quiet and calm it was on the 8th floor where we lived.
Maintenance was also always very responsive and helpful whenever we had issues, which occurred infrequently. The building is in a wonderful location, within a couple mins walking distance to the harbor and about ten min walk to cross street market. We are really going to miss our time there.
The only of the issues highlighted by other recent reviewers that affected us was the garage door maintenance problem. It is true that the garage door used to frequently have issues, but as far as I’m aware it’s been months since the issue has recurred.
We also never encountered noise problems. Our apartment faced Covington street / digital harbor high school, so we can’t comment on the noise issues reported by those whose apartments face key highway.
It is true what others have reported regarding some staff turnover in the last year or so, but Janae was always a consistent capable presence throughout our time there, and we never doubted her ability to handle any of our concerns.

Do not live here.
I lived in this building for 2.5 years and there were 3 different management teams, with the current one being by far the worst.
The surrounding area is not safe and security in the building is minimal. There are "security guards" that sit at the front desk at night. I have seen them inviting friends over and playing music on speakers. There have been people who have walked in and pulled fire alarms in the middle of the night while everyone is sleeping. I used to live on the top floor, and I can't even tell you how many times there was some kind of loud domestic dispute that spilled out into the hallway and cops showed up. Another problem is one of the garage doors is constantly broken. It is left wide open for several days in a row while it awaits repairs. One of these times, someone walked in at night and smashed one of my car windows and ripped apart the steering column cover and ignition trying to steal the car.... They failed to steal it, but I was left with the damages. Management alerted me late the next day because I had no idea this happened. They apologized for what happened and they told me they would cover all of the damages as long as I provided them an receipt from the repair shop. I vividly remember this because I made a mental note to myself to keep the receipt for later once I got my car back. Well I had the repairs done and I contacted the management office. I spoke with the same person from before and she acted confused when I asked about the repair reimbursement. She lied to my face and swore she never promised me such a thing. This management teams likes to communicate over the phone or in person that way nothing is written down. They don't want you holding them accountable. If you try to email them or send something in the mail, they will call you back on the phone instead. This was one of those times where they lied and went back on their word because there was no written record of any promises. And they specifically write their leases so all of the damage liability is on you, not them. Even though you are the one paying them every month for parking and security is their responsibility....
Once that happened, I knew I was never going to renew my lease. I don't do business with people who lie to my face and I urge you not to as well. I sent in my vacate notice 60 days prior to the end of the lease as I was legally required to and they didn't even send me a renewal offer prior to that... Whenever I moved out I couldn't even give my keys to anyone because the offices were completely empty during normal business hours. I'm pretty sure they tacked on an extra day of rent to my final bill because of that. Again, the management team is pushing their own failures onto their tenants. And getting my security deposit back took forever. I had to call them about 7 weeks after I moved out and they seemed confused at first. I then had to send certified mail to remind them again and I finally got a check in the mail about 10 or 11 weeks after I moved out....
The current management team is a nightmare to deal with. I really wish I could give them 0 stars but the lowest Google allows is 1 star.

The building itself is nice looking and well-made in my opinion. Rarely hear significant noise from neighbors. The location is great and the rent is reasonable for the sq footage and amenities.
The building changed ownership/management in the last year and also changed water billing service, with the prices going up a lot. The new staff also doesn't respond to emails quickly, if at all. Residents no longer get email updates after things like the fire alarms going off (which has happened about 2x per year while I've been here). Garage doors have been inoperable, several times during my stay.
I had issues with the quality of the maintenance staff's work in the past, but they seem to be much better now. That said, the gym is nice but the equipment is not properly/adequately maintained.

THINK TWICE unless you want to waste time to argue with the leasing office. It may take few minutes to read so jump to the end for the conclusion.
1. Cleaning and moving in
We started to move in and found out that a lot of spots in the room was not cleaned and inspected well. The wall of the window collapsed (see photos) and the sealing of the bath is missing, which leads to water leaking on the floor.
The water filter in the fridge was due for a change (manufactured in Jan 2019), but they said it is normal and they changed every 6 months. It got changed eventually though.
2. Noise insulation.
In short, the window is as thin as papers?. If you are on the key hwy side, imagine sleeping on the street. The trucks, modified V8 engines, and motorcycles will be your lullaby. The blind is supposed to shade the sunlight, but you will find out it does nothing even though it's very thick and heavy.
The leasing office said different people have different sensitivity, and we got the harbor view, so this is the trade off. Obviously, it can be avoided by spending money on a better window and blind.
Others mentioned the sound insulation of the floor, but it's tolerable compared to the noise from the street, personally. However, a curtain is definitely necessary if you wake up after 6 AM.
3. Property Management
After this happened, we got transferred to the unit on the other side, at our own cost. The school is cross street so the noise situation is much better (natrual light as the trade-off, obviously).
The leasing office said they changed the cleaning contractor, and they were very active on our case, so we chose to trust them again.
After we moved in to the new unit, we thought we can finally rest. However, we found that the carpet in the room was not cleaned AT ALL? (see photos). We have to pull the assembled bed frame to let them clean it up. The maintenance came the next day got his vaccum clogged.
So, the conclusion, take a closer look during your tour. You will find out the amenities look great, they have large garage and club room, two entrance etc. But you will spend most of your time in the unit. Those amenities worth the money, but the unit does not.
I am not writing to blame anyone, since I signed the lease without thorough evaluation, but I hope you will.

My husband and I lived here for close to 2 years. We loved our apartment size and views of the water. However, this past July, our air conditioning was constantly breaking, and our apartment would become over 80 degrees. We had maintenance come over 5 times before a permanent fix was done, which took months. For an apartment complex that is "luxury" this should have been resolved a lot faster. Also, the water bill is extremely expensive. They have switched companies, and our bill basically doubled per month. We purchased a home in the city that is way bigger than our 1 bd apartment, and our water bill here is significantly less. Also, twice in the middle of the night, someone had pulled the fire alarm in the building, resulting in evacuations. There was only follow-up with the first event and not the second.

I am not sure why there are negative reviews, but everyone is entitled to their opinions. This place has been one of the best complex I’ve lived in, and I’ve lived in 4 different major cities.Management- I wasn’t here yet before the original company (I think now it’s Brookfield Properties), but they have been accommodating for me personally. Sure, sometimes they can’t answer right away. Understandably so since I feel like they have been understaffed since the transition to new owners. Shout out to Kaylan- not sure, but I think she has been running the show solo, and understandably she is busy. Janea has stepped in recently, and has been communicative. I can see the reviews about not getting back, but I think this is a transition period.Maintenance- one of the biggest positive in this complex. Not only are they friendly (both of the gentlemen), but they are fast, efficient, and will tell it to you straight. No complaints here.Amenities- gym is great and has what you need, and the pool, though small, is serviceable and has a relatively nice street view. The rooftop terrace is the star here- great city/inner harbor/fed hill park (almost 360 degree) views. Used it a lot to grill and just hang out. Great spot to watch holiday fireworks (I.e. Fourth of July, new years, Ravens/Orioles victories). Great/quiet work rooms.Safety- for me personally, I never felt unsafe. I also paid for assigned parking, and those garage doors never failed. I walked my dog frequently around the neighborhood at weird hours (I have a non-basic working schedule), and I never felt unsafe. Obviously, don’t put yourself in bad situations. The surrounding area is mostly residential, and I never saw vagrants.Unit itself was excellent. If you have a chance to lease an east-facing unit, do it- it’s worth it. I had incredible views of Inner Harbor. If you’re not used to city noise, then I wouldn’t. I grew up in cities so I’m used to it, but honestly wasn’t bad. This is a quiet part of Key Highway. You also have the Ritz property in front of you, and a walkable boardwalk along Inner Harbor for exercise/dog walking. Also, you are close enough to the bars/restaurants to walk to, but far enough from the noise- a perfect set up for me as a single mid-30s male. Besides a first week washer issue, and an odor issue (which were resolved immediately), I have no complaints about the unit. Neighbors are friendly (and is a dog-friendly/heavy complex too).My only negative here is choosing the correct unit. The clubhouse/game room is on the last floor on top, so if you live right below it, you will hear the footsteps all night. Can’t really help the noise since people are entitled to the clubhouse up to 10pm.In conclusion, my favorite complex that I have lived in so far. Again, shout outs to Kaylan, Jenae, and the maintenance team!

I have lived here for three years now. As you will see, many of the people that have lived here for some time are unhappy with the newest management, rightfully so. The apartment is BEAUTIFUL, sometimes I just miss it when I leave. The community is friendly, but still respectful and quiet. The management has recently changed and I would not recommend working with them. If you need something done, you'll have to contact them at least three times (they won't answer most of the time and when they do they don't do anything about your concerns) and not expect it to be done for another two weeks.I will say if it is a problem within your apartment, you could put a work order in and the maintenance people will be on it immediately. I almost feel bad that these wonderful maintenance people have had to transfer to work under this new management. Hopefully we change management soon, or else I will have to leave as they have proven to be unacceptable. I haven't heard from management in so long I honestly wonder if we have any at this point.

Nice apartment building but STAY AWAY! This is my third year living in this apartment building. I witnessed 3 different management staff here. Few issues here:- The building changed water/sewage vendor with the prices going substantially ~$150/month for water and sewage. Multiple community members approached the management for unreasonable raise in their monthly bills.- Maintenance: washing machine: clothes soaked with water when done. Submitted multiple requests. The issues was never fixed.- Security/safety: One of the garages doors and access to the building were not working and hence left open. There was an incident where someone trying breaking in into my apartment. Called the flagship company and left multiple messages. No reply or apology.- Homeless person sleeping in the lobby!!!!!- Unknown fees every month: $1 here and there for "convenience fees" that I never understood.

I have not had the best experience unfortunately with the cleanliness of this building! The apartment had a pre existing mouse problem prior to my moving in (not sure if they knew about this or not?) but would have been nice to have taken care of that before offering this unit to someone/ offered a discount for my troubles… it would also be nice if animal urine stains were ever cleaned up as the hallway carpets are now all brown/ yellow stains from months before and the smell is getting worse. Hard to not walk through every day to get to my door! Not the best cleanliness for the price! I was expecting more from a luxury apartment. Would maybe try somewhere else like Anthem House down the road.

UPDATE:The building received new management and we are very unhappy. None of the people who were working here when we moved in have remained. New management is uncooperative and unable to meet basic needs. Our car was towed (with no warning) from the parking lot (that we pay for!!) due to a mistake regarding our sticker. Management was not willing to listen to our concerns and did not rectify the situation.A few other concerning events that have happened within the past few months...- Our packages being broken into/stolen- Two fire alarm evacuations in the middle of the night (without follow-up from management)- A stranger sleeping in our un-guarded lobby (security/front desk is not consistent)- Gym equipment broken & missingMuch has changed this past year, which has led us to move out. I would not recommend this building.-----We just moved in and everything has been great! Dynasty at the front desk has been super helpful throughout, as well as Adam and Matt and the rest of the team.
