I have been living at 520 park apartments for over 6 months now and it has been a wonderful experience! The building and the amenities are very nice and the leasing office staff is incredible. Everyone is very accommodating and does their best to help out with whatever you need. Colleen, especially, is a very lovely person and is always incredibly helpful!

I've lived here for 8 years and have never had a reason to look elsewhere. They take excellent care of the building and the staff go out of their way to accommodate requests. The building is solid - I never hear noise from other apartments. I don't own a car and the location makes this a true "15 minute city"

I can tell this management cares about its residents… and that’s not something I can say about 95% of other apartment buildings anywhere you look. It started off rough, but they personally reached out to make things right. I moved in a month or so later, and have been treated with nothing short of “white glove” service. Maintenance is on top of things, I was left a bag of candy on my door for Halloween (something small, but “big” at the same time). And today, they had a free brunch for residents with omelette chefs, mimosas, and more. These gestures (on top of many other things it would take too long to mention) are signs of management who GENUINELY care about its residents and their living experience. One month in and already loving this place! Definitely recommend if you are on the look for a new apartment!

I have lived in a 1bd/1ba in 520 Park since 2019 and am soon moving to a larger apartment in the same building. My time living here has had some ups and downs but here are the reasons I've chosen to continue living here:1. Location/Transportation: In the safe Mt. Vernon neighborhood with many bars, restaurants nearby. Both Downtown/Inner Harbor and Penn Station are only a 20 minute walk. The light rail next to the building takes you to BWI for $2.2. Price for quality: The apartment I'm in right now used to cost $1400/month for a one bedroom when I moved in but COVID has said goodbye to those times. $2400/month for a two bedroom is on the lower end for the apartment buildings I toured with similar amenities and square footage. Parking in the above-ground garage at $135/month is about what I paid to park in the Franklin garage down the street.3. Staff/Maintenance: I have lived her long enough to have seen some drastic staff turnover and have had some issues in the past with the timeliness of maintenance. Once the new leasing office management took over in the summer of 2022, this changed and all of my requests/inquiries have been promptly dealt with.The one drawback I can think of to living here is the noise. I face the courtyard and can hear anyone in it/on their balcony, as well as people singing (both well and badly) or having loud fights in their apartments. I also can hear anyone walking down the hallway facing me. Interestingly, I don't hear my neighbors talking when I am in my apartment but can hear the bass from their music/video games. When I went to ask him to turn it down, I discovered it wasn't very loud at all in his apartment. This is just a feature of apartment living and I can only imagine what my neighbors can hear of me.

Good location, it's close to school. Downstair is a market place that you can get all kinds of food, also you will have discount if you live in here. The environment is quiet and clean. No bugs, no noise. I think it's a perfect place to stay.

Super clean, consistent, and quiet-all the things that you want in apartment. We were here for three years and if we were not moving to LA we would continue to extend!

Our experience renting from 520 Park has been awesome. The management team has been super responsive and quick to tend to whatever was needed. The maintenance team was also super great! Not to mention the building is always squeaky clean! I would highly recommend renting here.

I have lived in 520 for almost a year now and I have nothing but good things to say! The common areas are always super well kept/clean and the staff is always incredibly helpful and transparent with upcoming appointments. In terms of location there is always something to do with the marketplace and ceremony coffee being a few steps from the entrance. This apartment has felt like home from the moment I have moved in and I am so glad I chose this place!

I would highly recommend 520 Park Apartments! I have lived here for almost 2 years, and needed to break my lease to move out-of-state, otherwise I would have been happy to stay here for as long as I lived in Baltimore City.I moved into 520 Park from out-of-state, sight unseen, into a studio. I very much enjoyed the high ceilings and massive windows, which made the studio feel spacious. Maintenance staff was always great and quickly fixed any issues that I submitted (clogged showers, wobbly toilet, AC stopped working).For the renewal process, I was worried about massive rent hikes like I had heard about from other apartment buildings around the same time. However, the increase ended up being much lower than expected, and was even lower than the market rate for the apartments at the time.A few months into my renewed lease, the building had a new leasing office (the current one). The new leasing office, especially Colleen, were wonderful! They went out of their way to help their residents and make improvements to the place. For example, Colleen helped me get set up with the electronic access door access system, which I didn’t even know existed until then! Two treadmills with out-of-order signs for months and months were replaced with brand new machines.The moving out process was painless. The leasing office was able to accommodate my inspection time. Rajko performed the inspection, he was lovely and made the whole process quick and easy. I received my security deposit in the mail within a month of moving out.Outside of the apartment, the location is nice and central to Baltimore City. I used to run down to Inner Harbor on the weekends, or walk up to Penn Station to take the Amtrak to visit family/friends. The Baltimore’s Farmers Market under the JFX is a quick 15 minute walk away, and was where I purchased most of my groceries in the spring/summer/fall.

520 Park and WPM Real Estate Management was miserable to work with when I purchased my own home while living at 520 Park Apartments in Baltimore City. And the only reason I am giving 2 stars instead of 1 is because I liked the atmosphere of my apartment - high ceilings, decent finishes, walk-in closet, and in-unit washer and dryer. But after my experience with the new in-building management, I would never recommend 520 Park (or any WPM property) to someone.There is deceptive terminology in the company's leases that will auto-renew to a full year, regardless of how long your original lease term was. They will not treat you like a priority or a human, as long as their money-grabbing schemes are working. They also do not care about apartments sitting empty - as I dealt with this while trying to prioritize move-in and again during move-out.I had an 8 month lease and lived at the property since March 2022. I could have moved out on time to my lease end date, because I purchased my own home. But because I missed the date of giving 60-day notice to not renew my active lease or move out, WPM auto-renewed me to a full year without me ever signing a new lease or agreeing to an increased monthly rate. In turn, when I did give my written notice to vacate by the end of my original lease term (only a few days late), they held me to the options of breaking the new year-long lease - one that I had yet to sign. All because of a vague auto renew clause and their 60-day move-out notice requirement. It should also be noted that the entire leasing team that was there when I moved in was fired and replaced overnight without informing tenants of the change. And the new office staff loved to blame any existing or issue that arose on the staff that they had replaced.I learned the hard way that 60-day notice was not only for moving out, but also for lease renewals. When I came to them with the issue, trying hard to find some sort of middle ground, they refused to work with me. They also "could not process" my notice to vacate in their system until a new lease term was signed - so I was trapped and had no option but to agree to their buyout terms. They also claimed that the Fair Housing Act works in their favor and they cannot give preferential or special treatment to any tenant.So, despite being able to move out by my original lease's end, I was charged for the entirety of the lease-ending month's rent + an additional 2-month's rent buyout in order to break the year long lease that I never actually agreed to. That is nearly $5K that I did not have liquid after buying my own house. And I am simply trying to make sure that no one gets stuck in the same position I was in, because I feel swindled. And the time that I enjoyed living at the property is now marred by poor management and corporate capitalism.

We love living here at 520 Park Ave. The amenities and the atmosphere makes it feel such like home. The property management team are so incredibly helpful, friendly, and they really take the chance/time to get to know their tenants and fur friends. Couldn't have found a better 1st apartment to call our home.

I'm legitimately disappointed by how this turned out. The leasing team here seemed great, and they said that they'd process my application within 3-5 business days...but it wasn't until almost 2 weeks later that they actually started processing my application. I thought they'd forgotten about it entirely. By that time I had run out of time to look for places and accepted an offer from elsewhere. The place seems nice, but if the management is this slow to mobilize, then renter beware.

I had to quickly rent an apartment in Baltimore without having much time to research. These are nice apartments with a nice lobby. It seems very safe and the location is great. The reason I am writing this review today is that one employee has gone way above and beyond his duties to help with any issue we have had. His name is Keenon and he is the most pleasant employee. He is very professional. He definitely is not a "this is not in my job description" staff member. He lets you know that he cares about your issue and he will try to find a way to help if he can. He always seems to be in a good mood despite having to navigate the pandemic. I don't think it is Keenon's responsibility to design a better system for receiving packages but I will tell that he will go way out of his way to try to do what he can to make sure that you get your package.I am not sure if they are short staffed like everyone else but he always seems to be at work when I need his help. I was an HR Director/Employment lawyer for thirty plus years and I can tell you that from my experience, Keenon is a gem. It is rare for someone who is not rewarded monetarily for each task to help whenever you ask and to offer that assistance with a great attitude. I hope that upper management realizes what a great employee and reward him for that. I also hope that a better system for packages is implemented to relieve him of me having to call him so much so that he has more time for his other duties. I feel bad for constantly asking for his help.I would have given 5 stars but I think there needs to be lockers with a code for packages or a building receptionist. I will update this review when the issue is fixed. They are saying it will be fixed by the end of hte year which I don't think is acceptable. Right now packages are just dropped on the floor where anyone can pick them up and that is what is happening apparently. If someone in upper management reads the reviews, you can see this is the main complaint listed which is a pretty easy thing to fix. The apartments are great so why not fix the one issue so that it does not show up in reviews online? Tenants mainly rely on online shopping in a city so this definitely needs to be addressed. Before I decided to lease an apartment here, I would ask if this is fixed. If not, make sure that you have access to an Amazon locker or alternate mailing address. I think the nearest locker might be .5 miles away which is not reasonable during bad weather especially if you have a large package (not for the amount of rent). I will update this review if the problem is addressed. I am only rating this five stars because this is mainly a review of Keenon individually. I am sure there are other very helpful staff members but Keenon is the one I have dealt with the most. Brittany has also been helpful.
