The Modular comes from Pennsylvania nowadays, so you’re at the mercy of that builder. Other than some site work, everything is subcontractors. Absolutely been crickets with us for any kind of service of something that’s gone wrong after the sale, no communication. The subs get it done to get paid, but very very disappointing after the sale….. No support from So Me Mod on this other than I notified the sub, no follow up. So be aware you’ll be on your own.

We had a smooth, stress free experience from start to finish. From designing the layout of the house with Deanna who gave us great ideas and kept us updated each step along the way to completion, and Ronnie and Casey who have always been accessible and answered any questions we had in a timely manner. We would recommend Southern Maine Modular to anyone interested in building a home.

Buyer BewareMaybe it was just this one person, but every other word was, they were doing us a favor.... They were doing us a favor going over the numbers and explaining the costs, they did us a favor by looking at a lot, but not having any actual numbers.They scheduled a Saturday appt. When we showed up they still didn't have any numbers on cost. She said it would be another 2 weeks before they would have the numbers, really? What was the meeting for, to waste our time again?? WTH.In the end, they did do us a favor, by showing us, we would be better served going somewhere else. Do yourself a favor, don't waste your time here....

love southern maine modular the employees and everyone we worked with was amazing and so helpful even after we moved in. The day my family and I choose to move we will be building again with them. 10 out of 10 would recommend these guys to build your house. Casey will find you land Deanna will help you design the inside and give you amazing tips and Ronnie will be there while work is being done and is very helpful with questions as it's being built to be they really made buildingour home stress-free they handled everything. Thank you guys for an amazing experience and our dream home.

We have had a wonderful experience working with Southern Maine Modular from start to finish.Here are som of the reasons we are so glad we chose them:Casey is a savvy realtor. She guided us in the land hunt. She knew when we could make a lower offer and when we needed to come in at full ask to secure the land we wanted.Ronnie was excellent at helping us determine a good piece of land and identify a plot that would work for our plan. They both made themselves readily available and we always felt like a priority. As first time home buyers/builders I had MANY questions. I sometimes emailed a few times in one day. Their office staff was prompt and quick to help me through the process.Everyone they sub contracted with was wonderful. We were pleased with the process. Obviously there are some uncertainties with building a new home and we are glad we had the guidance of Ronnie through that. They were trustworthy and professional and I would recommend them.

Great people to work with. Casey makes sure that you get what you want and the work is done right. They work with a few modular factories and know how to get an order in and scheduled to fit your needs. I went to them with a custom design that needed some modification and they helped insure all the details were worked out before the build order went in. As a result the finished product was delivered ready to go. Their finish contractors did a great job and SMM kept on top of the job. No complaints.

My husband and I fully enjoyed our experience with Southern Maine Modular. The first month was interesting as they were going through some staff changes, but they still managed to give us great service. I know I emailed Kim often because we always had a lot of questions and she was quick at responding! They worked well with the bank we chose which made everything run smoothly. One of our favorite parts of this project was being able to work closely with the project manager Vito. He always kept us in the loop. And we also had great experiences with the excavation and well sub-contractors. Even though the project took slightly longer than we hoped, it was only due to factors out of Southern Maine Modular's hands. ( Like weather or waiting on CMP to hook up power.) Something that made us both happy at the end was the cleaning ladies. They were so nice and extremely thorough! Overall we had a great experience creating our forever home and would definitely recommend Southern Maine Modular!
