Location and free street parking were the highlights of this hotel. Be aware this hotel is no longer a bed and breakfast and breakfast is not available even for purchase on-site. No staff or workers are onsite and very hard to get a hold of. Rooms are not well maintained and dirty. The refrigerator in room is covered in rust. We had to have cleaning staff come and clean after we arrived due to dirt and grime on the bed. Thermostat in room would not make room warmer . Walls are thin and you can hear everyone else . Supplies are difficult to ask for. We were only given half a roll of toilet paper and then could not get anyone to give us more.I think this guesthouse is much more like and airbnb than an actual bed ans breakfast or hotelWalkability: Very walkable area. Pretty old house typical of Nola furnished with antique furniture which gives us the feeling of being at home. We occupied bedroom 1 which opens directly onto the balcony and is an undeniable asset. Quiet and charming neighborhood. 400 meters from Frenchmen street which, in our opinion, is the best place to listen to music, more authentic and less flashy than Bourbon street. You can visit everything on foot from the house. We never see the staff but the email exchange is perfect. We appreciated the good coffee provided. This place helped us make our stay a great one.

The room was a bit small but the house is cozy and well located. There is a kitchen and a lounge, both pleasant.

My husband and I stayed here in room 7 for a two night get away. We loved that coffee was available in the morning and we enjoyed it in our balcony. We loved the location. We were walking/driving distance to the French Market. We will absolutely stay here again next time we are in town!Nearby activities: Go to Anna’s Bar a few streets over! Friendly atmosphere And great drinks!

I've spent a week and a half in Room 1 over the past year, first on a road trip and the second time when I returned with my wife. It's pretty incredible that this amazing place basically costs as much as a Motel 6 in certain parts of the country if you book on an off-night.The balcony itself is absolutely beautiful. The Bywater (the neighborhood the Guest House is located in) is chock full of character and, after traveling the US fairly extensively, is pretty much my favorite neighborhood. It seems every house is brilliantly painted and has a lush garden, the street art is excellent, it's safe (one of the rare city districts where you'll regularly see young women walking/biking alone at night), it's quiet, atmospheric, and the food is amazing. A local bartender told me that "bars are like churches" in New Orleans, and it's true: you have three of them within view of the balcony, but they're so quiet! Even on busy nights they are hardly any disturbance.Room 1 specifically appears to be the one to get as you have French doors directly to the balcony and a ton of natural sunlight. I can't speak to the other rooms, but every guest I've met has been happy.The only word of caution I'd share is you can easily lock yourself out on the balcony with no way back in. There is no key to get inside or anything; your only option is to go through the shared balcony entrance, but twice in my time staying here someone has locked that from the inside and I've needed to call for help. Just make sure you check that entrance before you close your own doors and you'll be good.Can't recommend this place enough.

My boyfriend and I stayed two nights here and wish we could’ve stayed longer! A little further out from the Quarter but a far more local area and only a few blocks to Frenchman Street. Check-in was easy, everything was clean, the bed comfy, cold a/c throughout, nice seating areas plus coffee, laundry and luggage storage available onsite! Great restaurant/wine bar (Silk Road) on the property and a nice breakfast/lunch spot (Flora) just down the street, too. Highly recommend and would stay here again!

I will definitely express to others staying here is your best bet. The atmosphere is that of peace calm and rejuvenation. The room takes you back to the culture of New Orleans, but with some modern amenities. I'm already planning on a summer 2024 trip and this hotel is where I do plan on staying. Please make your next trip here to stay at this wonderful Bed and Breakfast. You will not be disappointed.Rooms: ExcellentNearby activities: There's just activities a stones throw away. Stores, restaurants, live music and history tours.Safety: Community neighborhood that is friendly and welcoming.Food & drinks: Excellent food is not even a word to describe the cuisine. Let's use heavenly.

We had an AMAZING stay in room 13 at Balcony Guesthouse! I am confused by the negative reviews as this was not at all our experience.The location should be 7 stars, sitting just far enough outside the French Quarter to be away from the craziness, but an easy walk to all the action both there and in Marigny. The room/suite was not large, but well laid out with a mini-kitchen, small area to eat and a roomy bathroom. All the amenities were great and uptodate - comfy bed, nice water pressure, good A/C. The room is tucked behind the rest of the guesthouse, so not only is very quiet, but has its own entrance. Street parking was always easy. We loved being able to pop into the restaurant/bar on site for a glass of wine (the crab bisque was delicious!). All very clean and wifi was good. Checking in was easy and the staff with whom we interacted were all lovely and helpful. And the price was just a bonus.We would 100% stay here again when next in NOLA.

Picked this spot on a whim for a last minute excursion to New Orleans. Beautiful balcony view. No noise, quiet, and fantastic location within walking distance from the shopping, bars, and food. We could not have been happier! Thank you to our host as well! We will be back and this will be our go to place to stay. This place is always clean, the staff friendly! The vibes forever NOLA and I really enjoy staying here while in town on business. The food in the restaurant downstairs and bar are awesome too. Super close to The Quarter.

I enjoyed my weekend get away from Texas. The Balcony Guest House place was the best location and place to stay. It was close enough to downtown New Orleans. I felt like I came home for the weekend to visit New Orleans. The balcony view was an extra touch enjoyed breakfast one morning on it. I would love to stay there again.Rooms: The room was cozy and made you feel at home.Walkability: If you like to walk you could walk to near by areas to go sightseeing.

I booked the “Royal Guest Room Kitchen - 23 Pied-a-Terre” for three nights as a last minute reservation. I easily found street parking. Check in and check out were simple. The room was spacious, had a fridge and some appliances (toaster oven, microwave, coffee pot), a private balcony, and cozy king sized bed. It was quiet in the evenings. I enjoyed the neighborhood and the proximity to other attractions. Would book again!

This place is cute and has a lot of potential but is in desperate need of good cleaning and updates. The paint is peeling, showing of drywall and stains, bubbling of paint due to water damage, very dirty ceiling fan in desperate need of a cleaning / dusting, blood or some sort of stains on drapes for balcony door, very large gaps in door frames leading to outdoor balcony and interior doors as well. We requested an early check-in and was told they will do their best and text us when its available, now mind you regular check in is 3pm, it was after 3:15 and still no text so we decided to physically go there and check and they were finished with our room, we entered it as they provided the keypad code via email early that morning - we stayed 2 nights and still have never received that "room ready " text. The Silk road restaurant was nice, cozy and good food but would only receive their special of a free drink (as a guest staying there) if you purchased a full meal, we prefer to try several appetizers and side salads so we get a good sampling of items (which all were good with the exception of truffle fries, they were French fries with a little salt and maybe a hint of garlic but no truffle oil or other seasoning - more or less bland fries) therefore they would not give a our free drink - not a big deal its just the point.... overall a safe place in a good location but not worth the $200 a night, not worth another visit from us and I would not recommend in its current state.

If I could give it no stars I would. The pictures on the site look nothing like the real life place. It is so outdated and the back doors don't even close correctly. The "balcony view" is a balcony that shows that they never trim their trees because that is the whole view. We paid for 6 days and didn't even stay one night it was such a mess at that place. The owner did nothing to help remedy the situation. No partial refund or anything. Felt like it was a scam because the place was nothing that was promised. Please spend your money elsewhere.
