I previously left a 0 star review that I have since deleted as things here have TRULY been so much better!! The construction in my building is almost complete and it really makes ALL the difference :)
Things you should know :
It is super noisy here. Louder than other apartments that I have lived in but for the most part neighbors are respectful of quiet hours. I would say to try and tour your unit at high traffic hours to get a feel for it.
The staff is is SUPER friendly and helpful!! This honestly makes all the difference when dealing with any issues that arise.
Repairs/Construction is a little tricky. Ive had seamless repairs done and then I have had some repairs done that leave a little eye sore. It's an old building so I assume this is to be expected but something that I did not think about prior to moving in.
The pet park odor is rough.. They spray it down during the day but if you end up in a unit near by, be aware that it is a bit of a nuisance.
Cleanliness of the facility is hit or miss - again, if you have good neighbors it will be far better of an experience.
Overall, it feels like HOME. Things truly are getting better here !

I am a recent tenant of this wonderful apartment complex. I worked with Derrick and he was such a breath of fresh air. He gave me first class treatment from the beginning to the end. I don't know if the owner's truly understand the gem of a human Derrick is. He personally showed me 9 floor plans and never grew tired of my questions. He allowed me to take inspiration from the staged apartment because I'm not the best decorator. I can tell the staff truly enjoy their place of employment under the leadership of Nick who is also a consummate professional. When Derrick was not available due to other his other clients, Bethany filled in the gap with no interruptions to my process. There was a hiccup with my key and the maintenance professional Vernon had it fixed in 10 minutes flat. If you are looking for an industrial styled apartment with updated appliances. This is your place! I would like to offer some feedback though after having 22 years in organizational leadership. The tins that are sitting outside the apartments, I would encourage the tenants to plant in them if allowed. Some tenants like gardening. I also would hire a housekeeping staff to keep the elevators and hallways tidy due to the influx of pets. Sometimes, dogs have accidents in the elevator. It's not appropriate for the staff or the leasing agents to clean up the spaces. Leasing should be leasing and maintenance should be maintenance and nothing more....Last but the not least, maybe a parking security to rove the parking lots and common areas during the off hours to increase surveillance and safety. This property is charming and centrally located to everything. The staff truly cares about their tenants and take great pride in their jobs. The amenities are unmatched! LEASE HERE NOW!!!!

I love my apartment; it's a corner apartment and I have incredible windows + light! The management I've interacted with (Derrick) has been super friendly, responsive, and accommodating.

Recently toured a few of the renovated units at American Can and they are absolutely stunning. The walk in showers and huge drawers in the vanity were a nice surprise in the bathrooms. Beautiful courtyard area and amazing pool! Can’t wait to move in once my house sells.

Property is currently renovating empty units. Excessive construction noise, jackhammering, hammering, etc. Multiple water shut offs or no hot water monthly. Constant debris or appliances left in hallways for days.
Property is poorly maintained.
Dog feces in hallways and common areas. Cleaning crew does not sweep, mop, wash windows, clean spiderwebs etc on the floors.
Amenities fee is assessed without opting out. Pool area is filthy, overflowing trash cans, broken furniture, horrible animal smell in common areas outdoors.

I've lived here for almost two years and the new management has made great strides to improve the facility - just upgraded the gym, outside grills, and are renovating apartments. Excellent place to live. Safe, secure, fun spot in a great location. Also, as a building engineer myself, this building is beautiful and interesting to look at with the historic facade still intact and the massive interior ceilings and elements of the old factory.

My recent experience at American Can was awesome. I could not believe how huge the courtyard area was. Derrick was very thorough and explained all the excitement happening. The renovated units are AMAZING! He even said "It's almost like nobody has ever lived in the apartment. Everything is brand new"! During the tour I met a couple of the maintenance workers and they were very pleasant and welcoming. I am not moving until November, but I have found where I want to live!! Can't wait!

Recently toured the renovated units and was very impressed. Everything looked so clean and expensive. The Manager Nick showed us around and was so friendly and knowledgeable. Will be nice knowing he’s there during our lease to help out.

I recently toured with Bethany at American Can and was very impressed! She had an answer to all of my questions and knew everything about the floor plans. The pool is AMAZING! I can definitely see myself laying out there.

I've been living here for a year and management has been nothing short of great. There's a new regime in place and while some things are still in a transition phase, the improvements to the overall facility do not go unnoticed as well as the renovations to the apartment are beautiful. Best location in New Orleans!

Sadly the management just doesn’t care- place is in need of a lot of attention and it is such a shame. It has potential to be a nice community if Key Management actually cared. Now they want to renovate the units so they can charge more in rent but are doing nothing to keep the place nice with updated or at least working amenities or to keep common areas clean.

Do not rent unit 5248! We finally escaped after 1.5 years. After months with the renters insurance company, we were finally given the maximum payout to replace all of our items damaged by cigarette smoke. Yes, your neighbors are allowed to smoke in their apartments and nothing will be done about it. Beautiful unit that was ruined by smoke.I will commend the new management company. The previous company, Audubon was a disaster! The property manager, Ashley was unresponsive, condescending, and unprofessional. Her initial remedy to our smoke complaint was sending us two carbon filter sacs that are designed to go in shoes lol.My car was vandalized 2x when parked on Cortez (4 windows and sunroof smashed), so be prepared to pay for garage parking.The fitness center is alright. Broken water fountains and no cleaning wipes but most of the machines worked fine.Pool is amazing but be prepared to be surrounded by non-residents who enter the complex through the myriad of unsecured entrances.Packages get stolen often. Amazon will come and dump a hundred boxes and it’s your job to sort through them. P.S. you’re charged a fee for Luxor, their package system that can’t handle the amount of mail the complex receives.Don’t lock your bike up in the garage. One bike stolen, the other vandalized. Again, a product of unsecured entrances and zero enforcement of solicitors.Dog feces throughout the complex. Be prepared to get in the elevator and be welcomed by a puddle of dog piss. The stairwells are filthy and also ridden with piss, urine, cobwebs, and dirt.The hallways smells like garbage most days, especially on the weekends.Location is unbeatable. Walking distance to the bayou, 2 grocery stores, and many restaurants. You’re also directly off the Greenway.All in all, it was a beautiful unit that had so much potential that’s missed due to cutting corners and trying to save money.Typical month expenses for unit 5248:-rent $3100-water $80-electricity: $159-garage
parking: $125-insurance: $20

It’s really unprofessional not being able to get in touch with anyone in the leasing office durning the business hours . Also I’m coming from another state to look at a unit and at a scheduled appointment time 2pm and no one’s available or around to show me around . I waited an hour and no one was in the office nor had anyone called. It’s almost 4pm and nothing yet … Its really a slap in the face when you have a potential resident looking for place to live no one’s available to be contacted for assistance. Especially when an appointment was made , plus receive a notification about your appointment two hours in advance.
