I moved in the beginning of October, anytime i call for maintenance they come almost immediately. It’s an amazing place to live ! I highly suggest to look into this place for a home !

I’ve lived here since July of this year and really love it. The office staff is always very friendly and helpful. In fact they are the main reason I actually choose this apartment complex over others. Every time I have a maintenance issue it is addressed in a timely manner.

I love living here. The staff is very sweet and helpful. They have the best gatherings for certain holidays. It's a great time to meet your neighbors. And if anything breaks, they are johnny on the spot. The Best❤️❤️❤️

I have lived in this complex for over a year now and I have had a good experience. Every person on staff have always been nice and helpful; and any problems I have ever had, have been quickly been attended to and taken care of. And a + for the indoor pool!!!!

Initial issues with staff not being completely effective regarding requirements for residency but other than that no other negative issues. It's quiet, neighbors have been helpful when needed, greatly appreciated, the property is clean and well maintained, garbage pickup from the dumpsters is very good. Safety is paramount and that's fine here. Took into consideration a previous yelp extremely negative review about Raintree Apts and so far none of those claims have been apparent.

They are deleting reviews. They are calling a renovation new wall plugs and tile 9n the wall in the kitchen. My shower grout is molded and full of rot. My shower is stained. I can feel the bracing under the tub from it sagging since it's cheap plastic material. The windows are old and drafty. When they send maintenance out it a poor job, m I smatched carpet, refrigerator compressor noises, and more. They painted the concrete but it is crumbling from age so it looks terrible. They patched the speed bumps and they painted those. They don't clean up trash inside left by tenants only near the street for appearances. Tree branches are hanging on cars but they don't care. They are jumping on rents to be compatible to colts run or other places like waterstone. We are not in that league. This place has missing locks on mailboxes. Paint peeling off on doors. Moss growing on the building. Trash being left out by neighbors for days or weeks. Animals not cleaned up after. Roach infestations. Don't move here. This place is terrible. Staff is rude. The manager hides in her office. The internet won't l I ad a TV and your phine and your forced to have it and pay 60 a month. There was a massive shooting last year here and homeless ppl living behind the dumpster. My neighbor was out in the car dying from shooting up.

Look elsewhere. My girlfriend and I lived at Raintree Apartments for a total of two years (2021-2023), and while the outside appearance seems “decent” with the “nice” amenities and large club house, it is not worth the money nor headache created by managerial incompetence.The selling points of this place are built on superficiality: the pools look nice, but it’s often overrun with non-tenants and seemed generally too gross for us to frequent (we only went a couple times in a two-year period); the exterior of the apartments are somewhat colorful and have stone that looked pretty good, but the interior is bland, and we had countless maintenance issues while living here (granted, the maintenance almost always responded quickly and appropriately); and the location is surely convenient, but while living here, we experienced multiple shootings (one seemingly gang-related where numerous bullets went through my apartment building), an attempted break in, and my Ring camera caught multiple drug deals occur.Lexington, as a whole, is experiencing issues with crime, but the primary issue I experienced stemmed from Raintree’s PR campaign to limit publicity of these issues, instead of focusing on the tenants who keep its lights on. For instance, at around 3 AM 5-6 months before this posting, my apartment had an attempted break-in. They were acting as the police with their finger covering the peep hole while jiggling/pushing on the doorknob and pounding on the door. This was most certainly not anyone we knew. They left shortly before the police arrived, and they also stole the wreath on my door (this all prompted me to buy a Ring camera, which is a necessity here). After attempting to make a posting about this to describe what happened and if anyone picked it up on their cameras, Raintree denied my posting, because it was “negative” and this is a space for “positive, non-illegal" references. This is decided while they, time-and-time again, allowed postings about stolen packages.If you do a Google search of “Lexington, KY Raintree Apartment Home Shooting” (or anything similar) you will find the LEX 18 coverage (shared by Yahoo News), where the reporter was kicked from the property for covering the shooting I mentioned earlier.Before moving, they had just installed cameras at the entrances; this happened almost a year after this shooting happened where they promised better security measures. During our tenancy, there were numerous shootings that took place on the premises of the complex – only some were reported on. The only instance ever addressed by the management was the shooting I mentioned earlier and the shooting that occured only hours before that shooting.In fairness, I imagine that many apartments throughout Lexington have these issues, and if the apartment complex is owned by a corporation, I am sure this is a common trend.The best thing about living at Raintree was the maintenance and support staff in the leasing office. Maintenance was quick to address almost all issues that did not require a contractor, and each person seemed trustworthy and friendly. Randy, specifically, is a fine person and a great worker. Most of the individuals in the leasing office, likewise, had a pursuit of helpfulness. I also found most of them to be genuine and compassionate. The issue I faced, at no real fault to the workers, was that any problem of any significant size was handled with gross incompetence.For instance, we had a leak in our roof that was known about for almost three months; after explaining to the property manager that the mold has led to a sickness in my highly allergic girlfriend, and we would be terminating our lease pursuant to Fayette URLTA and KRS 383.595. Less than a week later, the contractor fixed the roof.In sum, Raintree has nice and caring people working there, but the management and corporate cog severely saturates this place. I award one star for the stellar maintenance and one star for a leasing office that is warm and inviting, for a total of 2/5 stars. Again, look elsewhere.

Horrible. I lived in Raintree for 2 years and I was always out of town so I couldn’t speak about the daily. There was a time when someone broke into the mailboxes. If I didn’t go to the office to inquire why I have not received mail for 2 weeks, they’d just keep it to themselves till it resolved. I let it slide since I didn’t have the time to deal with such unprofessionalism. I left earlier than my notice. I sent them an e-mail that I had to leave due to time constraint and it was on a weekend. I didn’t even bother about the deposit because I didn’t have the time to take out like 2 small boxes. 3 months later, I received a collection notice owing them $118 for sewage or whatever. If I owed it, I’ll pay. But this company didn’t even have the courtesy to send me an e-mail or give me a call about it and went straight to collection. I’ve never received a collection notice in my life because I’m always responsible with my dues. Collection said Raintree was not able to reach me. You guys don’t have my phone number or e-mail on file? Oh please.

The Maintenance staff at Raintree are the best i have seen. I love the buildings and the grounds are well maintained. The outdoor pool is excellent . The indoor pool is SUPER nice as is the hot tub and the exercise room. They have an efficient, friendly staff. My only criticism is that the laundromat is in serious need of updating and repair. Nearly all the dryers stay inoperative or inefficient. We also have a few individuals that come through from outside the complex from time to time and create a little drama, but even that is handled effectively. The price might seem a bit higher to some people but after checking out other apartment complexes, i have discovered that they have a more reasonable price. For the relative safety and what you get here, they beat the other apartment complexes hands down.@sure i can get cheaper, but i would have to sacrifice quality, safety and amenities. I love it here. The only way id live anywhere else in Lexington is if we were able to purchase a house.

We lived here for a year and had a great experience! The office and maintenance staff were always helpful and quick to solve any concerns. The buildings are older so obviously you will have a few bumps and bruises, adds a little character to the home. We had the most friendly neighbors!! Our pups enjoyed saying hello to the maintenance team and neighbors while on their daily walks. Outdoor pool was nice but there tend to be a lot of kids so a little louder than you'd expect. Overall I look back on our time living here with smiles and good memories.

We had lived there for three years. Never had an issues, paid rent on time, etc... When we moved out, we had to pay a move-out. No big deal totally understand. My issue with that is that I had paid that on time and brought it in to the front office. Skip a couple of months later, I receive a letter from a COLLECTIONS COMPANY telling me that this apartment complex sent me to collections. I had a carbon copy of the check, when the check was wrote, when the check was cashed, and it showing it was taken out on my bank statement. After receiving a letter that was not true at all, I went and spoke with Andrea - not professional at all. Her response was that they put my payment onto another account. Mind you the check stated what apartment number it was going too AND had my name on the check. She did not look at me the entire time while I was speaking with her and did not apologize once. I didn't trust her response that it was "taken care of." I called the collections agency and had them send me a letter that account would be close. Fast forward AGAIN, I check my credit report and guess who still had an open account for Raintree after ANDREA said it was taken care. I would not recommend this complex to anyone who cares about their credit. I make sure to tell everyone that they are not trustworthy and not a great place to live.

If you live at this complex, then this is a list of everything you can expect to experience. All of this was in a 6- month stay.Good:-Maintenance guy was very friendly, responsive, and tentativeHorrible:-Regular emergency vehicle visits (as many as 6 a week)-Regularly stolen mail/packages-Gunshots, two people were shot in my stay period but heard from neighbors it's as high as 4 times a year.-Many neighbors I spoke w/ had roaches (fortunately I did not)-Out of all the staff, 1 or 2 might have a correct answer-People on drugs running through the complex screaming-Laundry room is dilapidated/ useless-Billing Issues/mistakes- Received fees because ill informationLooking at the rents, a person would think it's a decent place to live. After experiencing it, a more realistic comparison is the projects.

Very expensive apartment increases higher amount rent year to year.However, The staffs are very nice..Internet is imposed to us even if we like to join our self. I have been lived here for 5 year since 2017 to 2023 . My experience is not so good because of higher amount of rent increases each year and topics to topics charges. And noisy neighborhoods

Wish I could give 0 stars. I've lived here for three years and my total rent has gone from $715 to $992 and they just shrug and say it's the "property value", but the apartments are not worth $1K. The laundry facility is always a wreck, washers and dryers never work. The maintenance team is amazing but they delay to notify them about work orders on purpose. My dishwasher was clogged for a weekThe office is RUDE except for the women, they're nice, especially Haley she's always polite and helpful. The dumpsters are always strewn with garbage because of dumpster divers. Most tenants shouldn't be allowed to live here as they've harassed me simply jogging through the complex, speed through the parking lot or can be seen doing drugs from their balconies and no one blinks an eye. That's why this shooting happened, that's why cars are being broken into even if they're locked and parked in a lit area. This apartment complex used to be really nice but now it is absolutely ghetto.
