Move in was terrible. Unit was not cleaned. I have been here 2 weeks now, and The AC sucks, the washer and dryer suck, the walls are paper thin, and I have someone who lives above me that smokes, and the smell comes into my apartment.
Definitely sucks, and I will be looking for another spot in the spring.
If this place is your only choice, don't choose the 2 Bed 2 Bath Classic model. No noise or sound insulation from those above.

Definitely wouldn’t suggest living at this student campus. I regret resigning my lease. I pay damn near $1000 to live here and can’t park at the complex anymore because the leasing office failed to communicate to everyone that they were sold out of parking spots in “March”. Not to mention they randomly add on fees to your rent. all the staff in the office when you have an issue have an attitude and they give you a response like “sorry about your luck.” Maintenance is nice, but the office sucks at communicating.

I would not recommend this place. My roommates and I moved into a 3 bedroom townhome on August 1, 2023. Upon move in there was a large crack in the kitchen window, the floors were black, the showers were disgusting, and the whole place just needed to be deep cleaned. We are also pretty positive that we had mold in our vents. We had some concerns and were told that because everyone was moving in, those could not be looked at for a couple weeks. They did call a company to come fix the window and they were there pretty quick to do that, but we were surprised this was overlooked prior to our move in.
Maintenance was usually an issue for us. Their response times weren’t bad, but unless the issue was very simple, it usually didn’t get fixed. Upon moving into my bedroom, my toilet started to flood the space and had to call maintenance. There was a broken piece in the tank, and I was told the issue was fixed but this issue happened again two other times during the duration of my stay. Our electric bill was always super high, and in the winter we had several issues with the heat not working. We called several times to get help because not only was the unit very cold, we were also paying a fortune in electric bills. We were told several times that we were “lucky” we had a new conditioning unit (and were also told it was under warranty) and that there was nothing they could do to fix the issue. You would think that they would take advantage of the warranty, however they did not. One night when it was below 20 degrees outside, our heat completely stopped working. Called emergency maintenance and the on-call guy said he would not be able to come and look at the issue because he was too far from the complex. When the weather got hot, we continued having issues with the air not working. At one point our unit was very hot for over a week and my roommates and I were doing whatever we could to not be at the unit. Finally, after a week of not hearing from maintenance, I went to the office because my roommate and I were both pale, profusely sweating, dizzy and on the verge of throwing up. The lady I spoke with told me maintenance had seen our request, but didn’t know what to do to fix the issue (so they’d just left the request open). Finally the lady I spoke with went through the records and saw that our unit, had been very hot and a way hotter temperature than what it was supposed to have been and she finally agreed to call an HVAC company. When the HVAC guy arrived, he resolved the issue and expressed to us that he could tell the part he fixed had been broken for a while. Finally, this issue (that had gone on for MONTHS) had been resolved. Some people have mentioned needing pest control. We did have to request additional pest control during our stay due to an overwhelming amount of bugs in the unit (we are extremely clean people and have never had a bug issue anywhere we’ve lived). Management did coordinate for us to have additional pest control.
This place does not prorate rent. They charge a full month of rent for July, but tenants are only allowed to be there for 15 days (this is the only place I have ever lived that’s done this). I will say we were not charged any cleaning fees (we did thoroughly clean) so I do think cleaning fees can be avoided if you really try. I tried to dispute a fee for a damage, but I never got a response from anyone. I went in the office and confirmed that they had, in fact, gotten my dispute proposal and would look at it however I was never given a response regarding the proposal. I sent a notice saying I would be sent to collections if I didn’t pay (the dispute was over me being charged for a damage a prior tenant had made). Every time I have called the office, no one has been able to answer my questions and it just is a really poorly ran place.
Update: I have received an email stating they have reviewed my dispute proposal and are planning to refund the charge.

there were more than a few times where there were issues not disclosed by the management. The pest problem being the biggest one of all. they finally had some pest maintenance around March after living there since August but the actual maintenance people were fantastic even though they were off on weekends they came very quickly when I had a low battery in my smoke detector or when the A/C was out and let us use some separate units to keep us cool in the 90° plus. the apartment building itself is old and needs sprucing up. I do not recommend the roommate pairing system at all we had a really upsetting time with our person. I highly recommend if you are gonna have a three bedroom apartment then find someone you know and don't let them put you with a complete stranger.

Horrible management, you will have gross not cleaned apartment with extremely thin walls you will hear everything and not get any sleep if you’re on a bottom floor. Extremely trashy place. I wouldn't live there for free. The hub, lex, anywhere else is better.

Make you pay an entire month for two weeks stay, paper thin walls, management ignores emails, made me pay for a guest pass I never received or used, apartment too small for the price, pressure you to renew your lease or they increase the price, rude management that always used intimidating language

Very horrible experience yesterday with maintenance, but Peyton and her team worked really hard to remedy the situation.

Whatever you do, do not move here. Whenever my girlfriend moved in, they did not clean up before her. They rely on past residents to do all the cleaning. Whenever she moved out, they fined her an insane amount of money after she left the place spotless, just because they rely on residents to pay for their cleaning own cleaning crew, but I doubt they even ever hire one. Even if they give a tour promising all these great things, they’re lying. They either will claim they never offered it or that they can’t afford it or install it. Lying is almost like a hobby to these people. The management is lazy, does not communicate whatsoever, and all think their job is way more important than it is. They close for 2 hour lunch breaks, do not answer phone calls or emails, and love to tow non residents cars when you are helping move in or out. There’s a guy that has his own personal parking space and his one job is to tow people and have vape breaks. He walks around like he owns the place and does not make it welcoming whatsoever. There were always police cars circling the area because of how unsafe the area was. The place always smells like weed, even though they have a clear no smoking policy and they do nothing about it. The only saving grace about this place is the maintenance crew but even they can’t make up for how miserable the leasing office is. They are raising rates but not updating these apartments and trust me, they are not worth $700 a month let alone the $1,000+ they’re charging now. Whatever you do, do not move here, it is not worth saving a few dollars, because even if you do, they will fine you an arm and a leg whenever you move out. Stay away, it is a miserable living experience.

I wouldn’t say this apartment is the worst place I’ve ever stayed in, but it certainly isn’t great.
For starters, it’s SO much smaller than it looks on the floor plan. The floors are insanely creaky, I can hear every single step my upstairs roommate takes, so when she wakes up, I wake up (I can hear EVERYTHING else she does too). The insulation on the doors is horrible, my room STAYS cold in the winter, so you turn the heat up to compensate and then end up paying a huge electric bill (there's a huge sliding glass door in my room with no patio connected to it, so all it accomplishes is letting in an annoying amount of light and cold air). The kitchen is SO small. We have one regular cabinet for dishes (plates, bowls, cups, coffee cups), one regular cabinet for food, and two tiny cabinets I can't reach unless I stand on the couch (which is possible because I can touch the fridge from my couch). It might be fine for one person, but to have three girls living with such a small kitchen is crazy, we had to buy one of those target bookshelves to store our food on (which might be why we had kitchen roaches).
The rent situation is dumb — why do I have to pay for the whole month of July when I only get to stay till the 15th? There’s only like 15 guest parking spots, so if you have a friend over, they probably have to park at red mile. You also only get one guest pass so you can't have more than one friend over. Also, my car got broken into in the parking lot when I left it unlocked.
The worst for me has been the roaches. I had roaches in my kitchen for a while, but it was right when they were switching over the pest control company, so I think that's why it took so long for someone to come. We’ve had it sprayed once again since then, but now I’ve started finding roaches in my room and bathroom. They have told me someone is coming to spray within 4 days of my maintenance request, which I think is very timely. I'm not saying its infested, I've probably seen about 10-15 in the past 9 months I've lived there, but at my last apartment I think I saw 5 in the three YEARS I lived there so it's been a lot for me. I just really, really don't do bugs (it has been helping me get over my crippling fear of killing them though!).
I’m not saying it’s horrid or anything. It’s fine. But I am not going to live here again, I just don't think it's worth the price in the end.

i love living here. it’s clean and well maintained and residents are mostly quiet. maintenance responds very fast and is super personable and helpful. the office staff are all very nice. it is a little pricey and i recommend bringing your own furniture, but i’ve had nothing but good times here!

The maintenance team is really awesome. I came back home to meet my sink working well within a day of complaint.

They are not responsive to important maintenance request. The apartment had damaged countertops and cabinets and after 9 months they haven’t fixed them yet. Not an explanation or care given! I also had problems with the heating system and their answer was they could do nothing…
