“It is safe, quiet, and people respect each other's privacy. Social events are a good way to meet the neighbors. The public area is clean and the landscaping is done well. I would recommend living here to people who work downtown. Convenient access to nicholasville road shopping, and food at chinoe rd or richmond rd. Most days 10 minutes from downtown and alternate access using chinoe to montavesta or getting off tates creek on albany or landowne to use montavesta when traffic is bad. Fresh market across the street is quick to pick up something to make for dinner on the way home, too.”

“My wife and I lived in these apartments from July 2022 to August 2023. Overall we left satisfied with our stay. In this review I offer the good, the bad and the ugly.The GOOD: The grounds are beautiful and the apartments are price competitive. We leased a 2 bedroom and 2 bathroom apartments in building 515 that overlooked the lake. The view was lovely and we spent many evenings just sitting in our balcony enjoying the warm summer nights. The apartments have been renovated to give them a refresh. These are not luxury apartments and you should not expect high end finishes. We perfectly understood this and felt that the rent matched the finishes/condition.The area around the apartments also merits mentioning because of how beautiful it is. We went on many walks around the neighborhood and the forested walkways just off of the apartments.There is a pool in the complex that is an absolute joy during the summer time. The area is always clean, maintained and cared for. We used it several times and loved it every time.The parking is very well handled and we never had to look outside of our own parking area to find a place to park. There are no additional charges for multiple cars (we had 2) and the people in the area were always respectful of each other's property. Not once was I afraid for my property leaving my car parked in the apartment.The apartments are pet friendly (we own a cat) and the fees are reasonable. A pet deposit is required an additional pet rent every month. The fees that we paid are on par with market rates and we didn't feel being taken advantage of for having a pet in our apartment.In building 515 we had a private foyer to all the apartment doors that faced the back of the building. This is a huge plus because it created space between the exterior and our front door. There was a polar vortex the winter that we were in the apartment and thanks to this separation of space we were able to keep a lot of the cold outside. I realize that not all apartments in the complex have this feature.The BAD: The apartment has a gym that is pretty sparse. In a pinch it will work for a quick workout, but if you're into fitness you're going to want to look for a dedicated gym nearby.To exit the area where the apartment is at you have to go through Lakeshore Drive, in which Henry Clay Highschool is also located. In the morning and when school gets out the traffic can be a bit overwhelming.The floors of our apartment were pretty uneven, to the point that we opted to not put our 75 inch TV on its natural stand over fear that it would tip over. Just walking around the apartment it is evident that the floors have been finished and refinished. Noise can also be an issue because sometimes it felt like the walls were paper thin. Unless you're on the 3rd floor (we weren't) you should expect to routinely hear people's footsteps above you.In preparation to move out I went to the main office on 3 occasions to ask for instructions or info that I should know. The office was being attended by trainees or interns, and they gave me incorrect information. It was not a huge deal, but it did create an additional hassle that we had to deal with during our move out - something that we did not need on an already stressful move. I didn't receive appropriate move-out instructions until after I had already moved out.Mr. Chase, the apartment manager, was always attentive on the few occasions that I interacted with him. Everyone needs a vacation from time to time, and I understand that he was out while I was moving out. I just wish the people left in the office were a bit more prepared.The UGLY: The only thing that I did not like about the apartment is the lack of a dedicated pantry (at least in our unit). We always had to have the kitchen counter full of food and knick knacks because there was no pantry. This is the first time in my life that I've lived without a pantry and I found it maddening.The best recommendation that I can give the apartment is that I would live in it again if life took me back to Lexing”
“I moved into my beautiful home in 2018. Ashley Davidson was my rental agent, and she’s took on a few different roles over the years, from maintenance management to now, property management. I can honestly say she, and the maintenance team are who get 5 starts. Considering I’ve never had to deal with anyone else. When I needed something, I always call or email her, even though she isn’t my rental agent anymore. She always goes above and beyond to fix any issues or problems, and the maintenance crew is always spot on, I’ve never had to wait more than a few days or call about an issue more than once. They are courteous enough to email about anything before placing fines, the bushes in the front yard were overgrown and needed trimming, and they emailed me after an inspection to let me know, instead of just citing me for it. I don’t know how this review would look if I had another leasing agent in the beginning of my time with Ball Reality, but I am very glad I met Ashely and that she continues to take care of me after leaving the position of leasing agent.”

“I lived here for 4 years while getting my bachelors and masters degrees at the university. I originally lived in a one bedroom which was always clean and the bathroom had been updated which was nice! The two bedroom I moved to for the last 5 months was clean except for the bathroom. No matter how often I cleaned it, it really just needed to be completely updated. Besides this, I have no complaints from my time living here. Yes the apartments are old, but maintenance was fantastic when they were needed on few occasions, the rent is cheap, and its right next to a bus stop to take you to the university. The front office is also extremely nice. Some people have mentioned bugs in their reviews, but in both buildings I lived in I never had issues. Like I said, old but clean. I recommend living here if you are a student or on a budget.”

“We have lived here for over a year and it’s been very peaceful. I have enjoyed the amenities! Management has always been friendly and helpful. Maintenance always fixed any issues that we had. They are working on upgrading the apartments. The windows and sliding glass door definitely need to be replaced. The bathroom needs to be upgraded; the tub, tile, and toilet are way outdated. Hot air comes in windows/sliding glass door during summer and cold air during winter months. Overall, we have enjoyed our time here. We have terminated our lease early due to moving out of town. We weren’t happy about the $1500 termination fee added since we were already paying for a 60 day notice. It is what it is. It will definitely be better when every apartment is renovated. It was nice having a raised garden bed to grow some veggies. The swimming pool, gym, club house is super nice! If you are considering an apartment this place is worth checking out.”

I came to them looking for a unit that I needed to move in to ASAP and Larra made sure it was all *sparkled* (cleaned) and ready for me the very next day! I moved from Ohio this June and have been residing in a 2B/2b apartment here.
Positives
-The size is good, and the 5G network (I’m using Spectrum) is available, which is a plus.
The apartment is cheap, clean, and safe, with great amenities like a pool, gym, basketball court, outdoor fireplace, and tennis/pickleball court.
- The coffee machine at the office looks new and offers free American, espresso, and white mocha, both hot and cold. The good tastes. They have an ice machine, pet cleaning station, AMAZON delivery box, and a PC for free use.
- The outside walls were recently painted, which has improved the overall look of the place.
- The maintenance staff are extremely friendly and efficient, always doing their work well when asked.
- The front office staff are also great—they don’t bother you when you go in for free coffee or wine, but they’re always friendly and ready to help with any questions or requests.
- I also like the garage door, which I can control with an app to open, close, and check the status online.
- There are many different types of units in the complex available, catering to families with kids as well as elderly individuals living alone.
- The neighbors are VERY friendly, which adds to the community feel.
Overall, despite some minor issues, this apartment offers great value for the price with its excellent amenities and friendly staff.
- The apartment has the trash compressor so you can throw trash anytime you need.
Negatives
- The apartment is a bit old. When I moved in, I found some cat hairs in the dryer, but the maintenance team was quick to respond and cleaned it thoroughly.
- The appliances, including the washer, dryer, dishwasher, and fridge, are also quite old and have had some issues, like leaking water. I’ve heard that the person living above me has had similar problems.
- Some minor issues like dirty window screens with dirt, leaves, and spider webs when I moved in, and the floor isn’t perfectly leveled.
- You need to have a contract with a specific internet provider (like Spectrum), so it’s better to check if you prefer other providers.
- There are quite many bugs appeared, especially spiders and house centipedes. Also, folks in the neighboring apartments (the apartment told me so) play with fireworks even a month before and after July 4th, which can be quite loud.
- it’s nice that your trash bag is picked up in front of the apartment door but it’s limited to one regular trash and the other for recycle. And there is a mandatory fee for that.
PS. The Park Place replaced our dryer with a new one that is bigger and dries far better, after the old one got broken. Awesome!”
