Cons -Cheap apartments/townhomes that are way overpriced. Management looks the other way as long as they can keep a unit rented. Pool had many issues & was down a great deal of time. Gym equipment is very old & outdated. Tons of large & aggressive breed dogs everywhere. Lease specifically bans aggressive breeds but management does not care. My son was almost attacked by a 100+ lb dog that got away from it's owner. Depending upon unit location, it's very noisy from the traffic of Interstate 64.
Pros - Maintenance is good. Easy to submit a request online & they respond quickly. Nice open field near pool is good for kids to play in.
There aren't a ton of options in Frankfort for apartments but there I'd recommend to look elsewhere.

Fees fees fees. If they quote you 1200, expect to be paying 1500 by the time they add on all the fees.
$38 for “valet trash” service that shows up about 50% of the time? Why? I’ve gone to the dumpster myself to find it overflowing, clearly not enough capacity for the number of residents.
They also like to threaten you with legal action for anything possible. Even though we paid our rent on time we got multiple nasty letters stuffed under our door saying that we would be evicted if we did not pay NOW! This was their mistake and the best they could do was tell us to ignore the threatening letters and AI chatbot spamming me every day, as “that was their process”.

Beautiful place to live and raise your family. I lived at riverford for 2 years and loved the community, staff and maintenance team. At the end of 2023 I was temporarily transferred for work to Alabama and had to maintain 2 leases one in Alabama and Frankfort KY at the crossing. No problem I can afford it. I understand most cant but I respect others and they're situations. January 1st I was permanently transferred to Alabama went on to pay my rent for three months as I was told to do by their leasing department a person currently no longer working there, total charges in the end over 5,000 for vacating and not living in the apartment.

It’s a good place to live for the price however it could use some updated appliances and flowers. Maintenance and office staff are responsive to your needs.

My washing machine stopped working so I submitted a workorder through the app. The maintenance guy (Cory) was at my door maybe an hour later around 8am on a Saturday. I was impressed that he responded so quickly. He brought in a different washer and cleaned the floor at the entry way from the mud that the dolly brought in.

Alexis was helpful and informative during the entire process. She was there for anything I needed from the moment i first toured the property up until the day I moved in. This community has already gone above and beyond my expectations.

Nothing negative comes to mind immediately. We are still in the process of moving in; we are staying in our new apartment, have utilities and Internet connected, but we are still moving things from the old apartment (we moved in with an overlapping month remaining in the other place). The only thing I can think of that I was disappointed with is the lack of operational lighting fixtures in the unit (they will install fixtures that you provide yourself, free of charge, but they don't provide the light fixtures. If there are fixtures remaining from previous tenants, they will leave those in place and you can have them changed out, if you want, with ones that you have purchased) and the lack of storage/closet space, but we were made aware of both of these things by community staff before we signed the lease agreement, so that's not really something that's related to the community or staff itself. Overall, so far, we are very happy with the new apartment and move in process.

Chelsea at riverford crossing was incredibly helpful in finding a perfect apartment for us! She answered all of our questions as first time renters and even after she left, Jonathan had been greatly helpful! Very kind and takes the initiative to answer our questions and concerns. The leasing office always answers our calls and if they don’t have answers to any of our questions they work to find them and get back with an answer quickly. 10/10 would recommend renting here! Quiet area and Jonathan is such a kind soul!
