2023: The foundation and integrity of the air conditioning units of building 5 are severely in jeopardy. The concrete slab and the air conditioners themselves are sliding into the building which just so happens to be where my master bath is located.When it rained the water would come behind the drywall and it would pool at the bottom of the wall/baseboard. Unbelievably incompetent system of management stems most problems for condo owners across the board.They sent out someone to fix it they tore out the drywall and they found a PREVIOUS CRACK in FOUNDATION THAT WAS PATCHED and a NEW ONE and the SAME PLACE.2019: I came home from work to my carpet and newly renovated laundry room filled with water. Ceiling was bulging, discolored, all the carpet in hallway/living area was soaked, and the adjacent bathroom had water coming in through the walls as well. It had been pouring water in for sometime over a 4-hour time period that someone had not been home.Since it was around 9pm they had to send an emergency plumber who cut a 5-ft hole in the ceiling to see if they could see where it was coming from, tenant above was not home, and water was still flowing. He ended up just turning the water off to the building. Nobody EVER came back to fix the hole in the ceiling.Then they send out a drying company (dryeffects). We then got a BILL FOR $2200 from DryEffects, the place they hired, to help dry out the walls and carpet. After that nobody ever followed up with us about anything and we were left with the cost of Dryeffects and the cost of fixing the huge hole in our ceiling.All of the costs, time consumption, and repairs to fix the mess came out of mine and my insurance's pocket, even though it was caused by pure negligence of the condo above mine.Through my experience, you are EXPECTED TO FIX EVERYTHING YOURSELF because the job will be left unfulfilled by management/the professionals they send to fix it. I have no idea why I am paying an HOA fee when management continuously disregard the requests of the tenants.I keep paying but I do not get the services that are explicitly discussed in the condo’s contract. Even when the damage is not their fault (ie: water flooding your condo bc tenant above left the sink on), the tenant is still responsible for all of the monetary and physical repercussions of fixing it.If routine maintenance and work requests continue to be OVERLOOKED, UNTIMELY mannered and performed IMPROPERLY, these structures will continue to deteriorate and lose their worth.The seemingly lack of concern our board and management show is illustrated by the increasing number of tenants' unsatisfied with the whole system. Majority of reviews and comments made about the condos remain negative however there is a common theme throughout the community.One main issue tenants have commented a lot about is management not fulfilling their duties to the satisfaction and quality standards tenants wish to see.The DISREPAIR of these buildings can be demonstrated by the LARGE AMOUNT of EXPENSIVE, RECURRING, and DISASTROUS DAMAGES tenants are experiencing far too often.Small problems are turning into bigger ones at an alarming rate; most likely due to the age and inattention these condos have suffered throughout the years.I understand not every problem can be fixed and we cannot make up for human err but there needs to be a better system in place to prevent the recurring disasters that ruin homes and costs thousands of dollars in repairs.**I generalize in saying every 'building/home/condo' due to the multitude of reviews and comments from tenants with alike problems.**

These people will do less and less, take away and dumb down services while they incrementally raise your dues. Typical property management company. Just hope they aren't totally robbing the place blind like the last company. Whatever your issue good chance it's not their problem to help you address. Great return on investment ?

The literal worst experience. My elderly father lives on a property "managed" by this company. He literally has had tiles come off of the floor in the entry of his building. The railings were held together by tape. He's called the management company for leaking ceilings, neighbors setting off fire alarms... And Conni/others that answer state it's a "neighbor to neighbor" issue. Use this company at your own peril and be prepared to engage an attorney. Take pictures and recordings as evidence because this management company (unfortunately) doesn't actually manage.

Absolutely terrible!!! The owner and daughter constantly lie about getting back to us about our concern. We have left messages by phone and email. Filled out their online portal including pictures. This has been going on for over 1 month. I’m guessing we need to seek legal assistance.

Sharon Demoss is a horrible manager!! I wish I could give them a zero. I have dealt with them for 20 years and two properties. They are horrible, dishonest, and rude. Always do your homework when dealing with them. They always say it's not covered without even checking. They hire people who have no experience and their customer service is horrible. They are thieves!! Literally the worst company I've ever dealt with.

My patio floods each time it rains. Even tho I have made numerous calls for someone to solve the issue, nothing is done. This has been going on for a year.
