I lived at the Highlands for 2 years (Summer 2022-Summer 2024) and things unfortunately have gone drastically downhill with management.
The first year our experience was fine. The apartments are very standard, but have the basics that you need. There were minor issues such as the gates being broken often, changes with how packages were delivered, delays in the pool being open for summer, etc.. Things that were frusterating but didn't hinder our living experience too much.
However, the experience at The Highlands took a sudden turn for the worst this past year. We moved to a larger unit here this past year and instantly noticed the inconsistency with each apartment. Our second unit was supposed to be more "premium" than our first but actually was dirtier and more dated.
All of the staff has turned over since we first moved in. The new staff NEVER answers the phone, rarely is helpful when you can track them down, and unfortunately is not well-trained. There was zero information given for our move-out experience, so we called the office around 25 times in the span of a few weeks without any response. After I finally got in contact with someone (which you have to go in-person to do), the leasing agent told me just drop off our key and make sure you take the trash out.
We moved out 3 months ago and still had not recieved our deposit back or heard any information on it after trying to contact them many (15+) times. We were promised that we would get calls back or emails sent, but nothing happened. After going into the office and finally getting connected with someone, they told us we were actually going to be charged due to bugs and stains on the carpet. Which is crazy, beause we submited 5 requests throughout our lease for bug removal- which all were never completed! We had bug traps set up all year to try to control the issue that was there when we moved in. We also had video proof of our spotless carpet the day we moved out. They were unable to explain or show proof of the carpets having stained and instead we would need to call the outsourced cleaning company and ask them. Truly I could go on and on about how bad this management is. It has caused so much time, stress and frusteration on us.
I don't typically leave bad reviews, but I do not want anyone else to go through the stress of this move-out experience. If you're looking to live in Overland Park there are much better options!!!

4 months ago I applied for the apts and paid a security deposit and decided not to move in. They told me my deposit would be returned but have yet to return my security deposit. They keep promising to return my calls and have a manager call me but that never happens. In KS they legally have 30 days to return it. I have reached out to the attorney general to look into this situation as I’m sure I’m not the only person to experience this. If they treat a random person like this what does it say about their character. Avoid at all cost

Applied over 2 months ago. Ended up not getting approved which was fine. Never got my 200 security deposit back like I was told. When I’ve tried to call or email anyone about it, no response. What a joke of a complex.
Edit: after a short phone call with the complex, we are getting our deposit back! Thanks highland.

Had a problem with the AC apartment got super hot. I just assumed it was because of the temperature outside hot air seeping through the door after the sun went down. It was still super hot around 85° in the apartment. I made an emergency maintenance request and within 20 minutes Chris came out fixed everything super fast Very much appreciated

I have lived here for a little under 2 years, it was great at first and then everyone in the leasing office quit. now there are new people who work there. I am moving out of my apartment and have tried contacting them to turn in my keys/schedule my walk through. for the past week and a half I have called at least 3 times A DAY to get ahold of them, emailing them. NO RESPONSE.. I finally drove 40 minutes out of my way to the office.. since I don't live there, to turn in my keys and can you guess it.. no one was there! lol some girl told me to leave it on the desk and to call back later.. when i mentioned i had tried to reach out she said " i dont really know then, grab a card" ???? i still have yet to hear from them. or if they even got my keys.

"As a member of the Latino community, I've experienced discrimination firsthand at The Highlands (TAYLOR employee at this location) Despite meeting all requirements and having a stable income, I faced unjust barriers and bias during the application process. It's disheartening to be judged based on ethnicity rather than qualifications. It's time for The Highlands to embrace diversity and ensure fair treatment for all applicants, regardless of race or ethnicity. Discrimination has no place in housing.

We are loving living here. The neighbors are very calm and polite, maintenance is quick and they keep everything clean. Nikki is lovely, always very polite and happy to help, I confess that the affection and attention she gave us from the first contact was what made me make the decision to move to Highlands. We are looking forward to summer and we can use the common areas of the condominium. The grass is always cut, the condominium is always clean and well maintained.

Amazing staff Nikki, Molly are always so helpful with requests or any inquiries and maintenance are awesome as well! Only complaint I have is the scary dog across the hall! Would live here again!
