0 star quality apartments. The kind of place that they warn you about when renting sight unseen. The included utilities are not worth it & don't make the same mistake I did. Incredibly noisy even inside the apartment. Old windows and next to a highway with a subpar sound buffering wall. Ovens are so small you have to get special sized baking sheets just to fit. Old apartment feels wasn't the problem- was accepting of that for the price, but then when it came time to move out they charged us for " dirty drip pans" and a " dirty fridge " as if I had not wiped all of those things before leaving. Day 1 had maintenance in there too look at the disgustingly sticky cabinets and random pieces of rotted wood left on the " balcony". Indoor pool with surrounding CARPET is frequently dirty with cockroach bodies scattered about. Eventually stopped swimming inside and only swam at the outside pool. Water/dishwasher often smelt like wet dog when done cleaning. Tried running multiple clean cycles to see if that would work- it did not. Had so many problems with the shower just getting it to run a moderate temp. Maintenance just gave been there 5 times and they tried everything they could and it would work for a little and then revert to being scalding or icy. They changed multiple parts too. Can't control the heating and cooling well as they determine when that's applicable. Gym equipment is ancient and broke just from light use. I knew we were in for a bad time when a month into living here when I was already locked in, I saw that the apartment complex was covering up bad reviews by having multiple Google review pages. Staff is nice, never had a problem with them, but was not worth a year of misery.

If I could give 0 stars I would, because just that one star is too much for them. We haven't had a working dryer in almost two months. It eats our money, and does not run. When it first broke, we called maintenance and requested for it to be fixed. Since then we have called almost 10 times, and were just now told today that they don't even own the washer or dryers, but its a third party that does. Since it's a third party owner they have to request them to come out, and take a look. Why we were just now told this after two months and countless calls, I don't know. This is not my first one star review for Georgetown. I'm 10 months into a year lease, and I cannot wait to get out. They treat you with disrespect, and start to ignore your calls when you keep asking about an issue they keep pushing off to fix due to laziness, or just not caring. First it was the apartment complex gave our unit fleas even though we own no pets, then maintenance damaged a sewage line, and our entire building smelled like sh*t, followed up by our door handle to our back door not shutting or locking so anyone can just let themselves in at any time. These are just a couple of examples, I could give more and more because it seems to always be something new at this complex. DO NOT MOVE HERE, you will regret it beyond belief.

Just had neighbors pipes explode dripped down into my apartment causing major flooding carpet saturated.ceil is holding water add to the mold level already here

The new ownership is trash. I moved here because water, trash and electricity was included with the initial rent. But they kept rent the same price, and added those to the bill. Causing my monthly bill to go up 300 dollars with a month's notice. I don't see how anyone could sleep knowing the scum they are at the end of the day. That is truly evil. Also, you cannot control when you want heat or AC.Do yourselves a favor and stay away from this place. They'll have you paying double your original rent 6 months into your lease with the way they're going.

They have two review pages search up Mariam and Overland Park locations they have different reviews to so just depends which one you look at. Worst apartment building I’ve ever moved into their maintenance takes well over a week to even respond to maintenance requests they turn on the heater way too early and tell you to deal with it they won’t turn on the ac even when its 80 degrees outside the building manager is even worse she tries to argue points back to you instead of being profesional about it, at this point I’m ready to head to the news channels and show them all the video proof and toxicologist reports. Don’t waste your money here by far the worst managed apartment complex. The washer machines don’t work and the worst by far the worst experience I’ve had here was when they spray painted the whole apartment below me and my 9 month old daughter started coughing I called them to tell them if they would do anything about it and the response I got from the Hispanic lady that works at the front desk was “I can’t wait to see the medical reports hahaha” that’s my nine month old daughter for crying out loud very poorly managed just seriously people go anywhere else but here it’s not worth your money on top of my car being broken into too just terrible place to be on top of it all the apartment that was remodeled below me the lady had dead rabbits cages etc in her home and they down played the entire thing saying their wasn’t a big issue and now my apartment is infested with fleas.

recently moved in earlier this year and the owners always had work done with maintenance on time and good but after they sold it it's gone down hill. they show up when they weren't scheduled vs the times you put in bc if you aren't even home they don't go inside to even work on anything they just leave a note saying they did. I don't know what happened inbetween the time from the old to new owners but the ladies at the front desk have changed from welcoming to very pushy and uptight. they decided to paint the apartment below us (and used paint thinner) without giving us any notice and basically masked our home in an unsafe environment of chemicals and I have a baby, it was so bad we couldnt stay at home for a few nights and they did nothing but say we were fine and if anylne got sick they'd loveeeee to see the doctors note, like excuse me why do you need to wait for my baby and my family to be in the hospital sick before you even consider taking care of your residents. It's a waste of time, money, and energy it's not the same anymore and not worth it!

We just moved in and we love the place! You could never find an apartment this big for the price, and the staff here is so helpful! We had contractor delays so not everything was 100% ready. The manager of the property apologized to us and credited our account a decent amount to make it right for us. The entire staff, maintenance and the office ladies are so friendly and helpful. I could tell they really cared about the issues we were having and did all they could to make it right for us. The property has a ton of great amenities that we have already started to use! Great place to live run by great people!

I was looking at getting a place here but judging by how rudely I was treated by the old lady in the office that's an easy choice to make. I guess you don't need people that badly.

Lived here for about 3 years. This complex was recently sold to a new management company.For my next year, I was informed they would be hiking my rent by 13%. These apartments are nice, but they aren't that nice. On top of that, the AC output is abysmal. You share an AC unit with another apartment. It's also throttled when it gets below 68F. It barely keeps my top floor apartment at 77F on days when the temperature is >=90°F. And it's humid. Humidity stays around 65%, no matter what. You can't have window AC units. It was bad last year, but this year it's nigh unlivable.The utilities are a flat fee included in rent, which is nice, but ultimately it's generally the same price you'd pay anywhere else (per year average).Maintenance people are nice. Fairly prompt. Grounds are pretty. Don't have issues with parking. Haven't had issues with crime.So, enjoy being slowly steam-broiled in your safe, pretty, and now-overpriced apartment!

Wow. 4 years ago. A 1 bedroom here went for about 800. You don't even get to control your own ac or heat. What a rip off. I was thinking about coming back. But this is ridiculous. These smell old and decrepit. Nomatter how much paint you put on something, that doesn't make it better!

I like my friend Debbie's apartment layout. Overall she's been happy until she had a water break upstairs. Spent Christmas afternoon moving a wet mess.

My apartment is remodeled. It's very nice and cozy with a great view. The neighbors are quiet and above all else, I feel safe here. I've lived here going on sixteen years and have never thought about moving.
