DO NOT STAY AT THIS HOTEL - the hotel smelled of sewage constantly during the entire duration of our stay. They are not transparent about fees, we ended up spending $300 more than what we booked for. $20 per night for SELF PARKING. They will sneak ridiculous fees onto your receipt and not feel bad about it. Never staying at this hotel again and I hope you don’t stay here either.

The luggage rack was quality…
Lighting, luke warm shower water temperature, flashing lights coming out of the heater making a strobe light that needed to be covered … well … a little less so 😅
Other than that, there simply is no other place to get their views and a special place to remember my college days. They made up for it, but was a little surprised by the number of things that just weren’t great.
Next time, I’ll check out hotels near mass street.
Noteworthy details: Shower water temperature only got luke warm.

The room was very clean, and we had no issues at all with the room. Also, the staff at the front desk were super friendly when we checked in at the front desk. Finally, one of my favorite things about the Oread is the 5th-floor terrace it was so neat to be able to sit out there and look over Lawerence and take pictures.

Very basic hotel. My room was not clean and had stains on the floor. Bed bed linens were all wrinkled. Painting missing from the wall. Furniture wasn't even set straight. As others have mentioned the property does have a lingering sewage smell. I also had housekeeping knocking on my door at 8:30am which is ridiculous. Major work needed here.

Worst hotel stay! There must be no insulation in the walls of this hotel at all. It was so loud, I could hear actual conversations being had in other rooms, a movie from the room across the hall, and anyone walking by. The hotel is across the street from several frat houses but we had no trouble there. The grout in the shower was crusty, the room was tight, and there is not a single picture hung in any of the hallways. I feel like I spent the night in a prison.

Do not stay here. The entire floor smelled of sewage, you can hear the pipes all night, the bar is a mess, and it's insanely expensive for what you get. I know it seems like staying on campus will be great, but this place ain't it.

UPDATE: finally talked to someone today and apparently the original manager no longer works there but I spoke with Tasha who was very friendly and promptly followed up with me. We booked through a third party site and the refund had been issued to them so I dealt with it through them and will be receiving it. I would still think someone would be checking messages from the original managers phone and the suite was not up
To standards. However, I may consider returning in a regular room but book directly.
My husband and I booked a suite for our anniversary - and paid quite a hefty amount which we were willing to do. We arrive and plan on getting ready there before dinner reservations and there is no hot water in the shower. We called and they said they would send someone up. When we came back from dinner, there was still no hot water and now only a trickle. There also were not amenities you would expect in a suite. There was one bottle of water. No cups except the coffee cups. It was disappointing. My husband spoke with the manager Jordan the next morning and he said he would give us a discounted rate - now he will not return our calls and we paid full price for honestly a very basic hotel room and not great customer service. I will not be returning.

Booked our room 5 months ago, prepaid for breakfasts. Went to front desk in the morning, advising of the prepaid breakfasts, girl at the desk stated it wasn't showing. Gave us looks like we were just trying to get a free meal. People that can afford to stay here don't need a free breakfast. Girl was extremely rude. I then asked to see our charges to ensure we weren't being charged for the breakfasts since they didn't honor them being pre paid for already. They refused to show me the charges or provide a printout. No kidding, they charge me, I paid, but I can't have a receipt? Also they charge 20 a night for parking but was ne er mentioned when the room was booked. Nice looking hotel but service is pathetic. The front desk girl grabbed the manager on duty and he was just as rude and lame as her. Showing zero concern and just looked at us like we can't wait till you walk away. Don't stay here unless you have to. High priced joke of a hotel, they don't even have a pool. What nice hotel doesn't have a freaking pool? Wish we never stayed there, and the beds a super firm makes your back ache the next morning. Much needs improvement here.

The restaurant food is adequate, at best. The restaurant & bar service are SLOW. Servers & bartenders are inattentive. Service is an after thought.

I was a bit hesitant about staying here due to some of the reviews, however, I had a great experience! Unlike some, I appreciated the wood-like vinyl floors because they are so much cleaner and the simplicity of the space. The only negatives were the bathroom and the noise. While the bathroom was clean, the soap dispenser had fallen off the wall leaving a gaping hole and rip in the wallpaper, and the shower temperature never reached the hot shower I prefer. As for the noise, I could easily tell what the person next door was watching and could hear a phone conversation. Not a huge issue, but if there had been a party, I probably would have been irritated. Pretty thin walls. My favorite part was the window/view. There are wood shutters, that when closed, offer complete darkness. And my room’s view was beautiful! I would stay here again.

Broken night stand light, broken mirror light in the bathroom, the most sorry excuse of a hotel breakfast, see photo, staff seemed to not care less. I was excited to stay here after reading some of the reviews, but would have been better off at any other average chain hotel.

Nothing overly horrible about The Oread, just some plus and minuses. The good: the service was excellent, the staff at the desk (all KU students by the look of it) were great. This is the only hotel close to the KU campus, and you get a great view of campus / Mass Street depending on which side of the hotel you are on. Options for food and bar are in the hotel, and the campus is less than a block walk. Mass Street and the shopping / restaurants are not within walking, but a short drive. Parking was ample and easy to access in the basement. The building is beautiful, and the stone continues throughout the interior, which is a nice touch. The not good: There was a permeating sewage smell throughout the hotel in the public spaces. From the basement parking through the lobby, through the 2nd to 5th floors, you could smell sewage everywhere. Inside the rooms was not bad, but it was very unpleasant walking through those areas. We stayed two separate nights, the first with King beds the second with Queen beds. The Kings were accurate, but the Queen beds were not Queen sized, they were smaller than an average Queen mattress. More like a full-size mattress. There are no blinds or curtains, there are only large wood planks to close the light out, but light still comes through the bottom of the wood, so at 6:00am the light came in at bed height, directly on my face. On a weekend I would also recommend that you stay in rooms higher up, as the noise from lower floors is easily heard on the 2nd floor rooms (there was a wedding going on). The weird: The rooms are oddly shaped and sized. Huge ceilings in every room, but so large that it echoes everywhere with the hard floors and wasted space. Unnecessarily tall ceilings. The bathrooms were also huge... too huge. You could have fit two bathrooms in this space, but there was just the one shower and a single sink. The sink was small, but the faucet was big and sticking up, to where it was in the way when washing a face or brushing teeth. The lighting was very bright and harsh, which gave the bathrooms a sterile feeling. And for the rooms on the back of the hotel, it feels like the hotel might be settling downhill, as the shower did not properly drain at the back (the downhill side). The drain was not clogged, but there was standing water pooled at the back of the shower floor, never getting to the drain. Might explain the sewage smell too if the hotel is sliding or settling. It has been there for a few years, and knowing the builder, would not be surprised at cut corners. Overall, not a bad place, just be prepared for some weirdness on the little things. Still probably one of the better places in Lawrence, especially if you need to be on campus.
Rooms: Unnecessarily large and empty, tall ceilings. Very clean. Great views of campus and downtown. Bed sizes vary and might not be what you have requested.
Nearby activities: Campus is at your doorstep, very close to the Kansas Union and Memorial Stadium. Basketball and volleyball are on the opposite side of campus, still within walking, but it is a longer walk. All the other sports are off campus and not close. Downtown is about a mile away.
Walkability: Walkable for campus, as it sits at the end of Jayhawk Boulevard. You are not going to get any closer to KU, and there are plenty of sidewalks and paths to walk on campus. Not really close enough to walk to downtown, that would probably be about 12 to 15 blocks to get to the shopping and eating areas of Mass Street. Better to drive there and park in the lots.

Room key didn’t work. They couldn’t program a new one until they got some password from a manager who apparently wasn’t there. Once we got in, no remote control for the tv. Tried to call down to the front desk for it. The room phone did not work, which is frankly dangerous. Temp control on the wall didn’t work. Has to use the one on the heating unit, which had a broken access plate. Shower door was broken. Windows were really dirty. Service at the bar was the only saving grace but the lobby WiFi did not function. Room WiFi was spotty. May not return unless they really improve.

Nearby activities: This hotel is on the University of Kansas campus.
Noteworthy details: It has a parking garage. You just have to pull up to the garage door on the side of the building and the door will open.
