In a world full of landlords and management companies that take the first opportunity to screw over the renter, Gage management was fair and honest. Just writing this review to show that i really appreciate that. Danielle and the girls in the front office were always considerate and very nice. I’ve rented 2 different apts with Gage over the last few years. They helped me find a place very quickly after my plans fell through last minute. And also made sure my apt was ready on time even though there was problems with a previous tenant.

Terrible management company. Nobody on the administrative side seems to know what’s going on, customer service skills are severely lacking, and they will never consider solutions if you’re put out of your rental for any reasons. But the maintenance staff employees are really great.

They have been a vast improvement over my previous landlord. Usually quite prompt and quick to respond with answers or solutions and most importantly extremely helpful in explaining in layman’s terms what exactly part of the lease say.
I can’t wait to begin my tenancy with them.

Roof just caved in, like, you can pretty much see the sky. They said they would fix it 3 days from now, lol. Management was told multiple times over the past few weeks that the ceiling was leaking a significant amount of rain water. I can't tell if this is real life.
*Ok, they're coming to "patch it up." I can't stop laughing.

I am a first time renter and am less than satisfied with my gage management property. The building has roaches, bad. They sent exterminators in to put down poison which seemed like a total waste of time, because there is no change in the problem. Not only does the building have roaches, management left a note on my door saying the building is now infested by bed bugs. The note said to get rid of them, I pretty much have to move all of my stuff out and wash every bit of my laundry, have the apartment spotless, etc, in 3 DAYS. I work 50-60 hours a week, while also taking care of my newborn son. How do they expect every tenant to get that done in that amount of time? These conditions are not fit to raise a child in, let alone live in. After seeing countless negative reviews on gage management, I can confidently say I hope they get shut down and fined because this is ridiculous. I pay to live here.

I've lived at a Gage property for a couple of years now. They've always been responsive with any repairs or concerns I've ever had. They mow the grass for us and their maintenance staff are knowledgeable. I recommend them to anyone moving to Lawrence.

Gage management has been a responsive and helpful landlord. It took over management recently when the property was sold. The management took the initiative to meet with a group of tenants to get off on the right foot.
The management office responds to questions and concerns promptly and thoroughly.The maintenance crew is polite and considerate.

(Everything you need to know)
Rent: For the first year 700
Increases to 710 the next year, not sure if that is every year, l'm hoping I will not be here to find out.
Late fees: If late for rent 25 dollars late charge, plus 5 dollars a day which is (highway robbery).
Laundry room: washers are soiled and dirty, never cleaned, one dryer works and one has not been working, I'm told by two residents now they have put in a request to have it fixed.
Apartments: some will be cleaned and some will not, depending on how many people have lived in it before you.

I encourage anyone looking for a place to rent from to read my full review, as it is recent, accurate, and indicative of the quality of service and management you can expect from GPM.I have lived here for less than a week, and I feel very strongly that Gage Management respects their tennants to the lowest degree possible. So let's go down the list of things I have seen in my 5 days of living here.Their standards of cleanliness in general are extremely low. Excessive dust buildup on air ventsCobwebs in ceiling corners the day of move-inAll of the doors and door frames have this dirty *something* all over themThe building is literally falling apart. Open sheetrock in the ceiling just falling outside in front of my door. This hasn't been cleaned or addressed in any capacity since I first toured the unit.Live wires barely above my head when I leave my apartment.The kitchen smells vaguely like a rotting dead animal. (Perfect scent for cooking, right?)Appliances are from the 80s or 90s and are therefore very inefficient and end up costing more money on energy bills. There is 0 consideration for energy efficiency. No utilities except sewage and trash are included in rent by the way. Gosh, I wonder why.Cosmetic damage everywhere makes the place look like what it is: old, neglected, and run down 0 consideration for tennants in general. The first example of which being a "surprise, roaches!" notice being taped to my door only 3 days into living here. It was a 2 day notice for everyone in the complex to have everything in their apartment out of cabinets, not on countertops, but also not creating clutter on the floor anywhere in the apartment. Sounds tedious, stressful, disruptive, majorly time consuming, and for some people literally impossible, right? That's correct!After telling management multiple times that they need to have the extermination company complete my units treatment before noon due to me being legally bound to remote work policies, can't have anyone around while I do my job, I learn at 12:30 that the extermination company has not even picked up the keys required to service this complex. Management's stated excuse was that the company was servicing multiple of their properties. Why give tennants a timeframe to have this major disruption done by when it is logistically impossible for that to happen? Because they simply do not care.Now let's continueThere is exactly ONE clothes washer and ONE clothes dryer for the entire apartment complex. I haven't used them yet, but I can only imagine how pristinely functional those must be.Their pre-move-in walkthrough of the apartment was written down, listing all problems/damages. However, that actually did not list all of the cosmetic damage, saftey concerns, and general cleanliness problems.There is mold under the sink, carpet stains, the walls are a mess with major dents and scratches on almost every single wall.2 days into living here the smoke alarm batteries needed to be replaced.Parts of the front door frame are coming loose.Giant cracks in the wall in a handful of locations including but not limited to the front door, the wall where it meets the countertop.Poor paint job every single location there is paint. And not just tiny little inconsistencies. There are inches of wood and other adjacent surfaces sloppily covered with paint.I could go on.And this all leads to the question: Why?Why is it so bad?Well, for starters, it's a college town. And college kids are notorious for having low standards of living. While that fact itself is understandable, it in no way excuses the employment and non-discipline of said college-age kids who showcase the assumed lack of respect and consideration for others.Gage Property Mismanagement gives all tennants a master class on how to do the least and care the least while pinching every penny they can, cutting every corner, and hoping you won't notice.So if you want to live in a clean home, if you want to pay reasonable utility bills, and if you want to be respected as a tennant and human,

1 star because 0 is not an option. Im baffled that Jacob gage has not already "managed" to ruin his parents company. As it is clear he would never have a job working with people if it weren't for the nepotism. Extremely MISmanaged. Jacob Gages lack of professionalism and constant argumentative behavior almost makes the fact that the whole staff is inept less aggravating. Almost but not quite as on every level they do not care. If this company has screwed you over take action! There is power in numbers. File complaints with the bbb against gage management and if you had issues with Jacob gage you can file a formal complaint against him with the kansas department of labor. They take advantage, rip off and neglect their tenants and units. And that's not even going into the details of the many many many things that were issues in my actual unit.

bottom feeders. Their practices are criminal. Owners kid is clueless moron. He was clearly insecure and bullied as a child. His own staff call him the golden child behind his back. " Look what dad gave me! " He takes advantage of low income families, because they can't afford legal representation. Do not do business with this mental Pygmy. He will lie to you and steal your money. 90% of his rentals are flea bag flop houses. Nothing works and he won't fix it. Complain and he will threaten to kick u out. This is first and only job he's ever had. Thanks daddy.

I will share the sentiment in that Gage Management does not care about its tenets. When we first moved in there was so many issues from the a/c not working, to the washing machine not working, and when we tried to bring forth these issues they would first blame us for it not working and then after having my friends mom pull a Karen we finally got those issues fixed, but we consistently had a lot of issues with the apartment because it was not maintained well. I saw a prior comment saying what did you expect, but if someone is paying rent to live there then the place should be better maintained. One thing I do want to say though is the maintenance team has always been very kind to me and my cat, and have been nice to work with, I have no issues with the maintenance team more of the people that manage the ongoings of this rental company.
