Complete garbage of a company if you could even call it that. All this company cares about is making a name for themselves in the real estate business at ANY AND ALL costs. They are yet another company ruining the renters market and contributing to the gentrification of what was once a friendly, fair-priced city.

One time Foxtail moved someone new into my apartment without telling me. When I went to check on my place there was someone else's stuff inside. It took Tom Larkin weeks to conceded that he wasn't going to take my security deposit. It took three months months of calling and showing up to their office to finally get a check for the last month of rent. Fortunately, the last time I went to their office I interrupted a Monday morning meeting. I think Tom Larkin's embarrassment motivated him enough to cut me a check.I am am convinced they were trying to collect rent twice on the place.

Do not, and I beg, do not rent from Foxtail Real Estate Company. Foxtail is a group of young adults who throw attitude and gaslight blame as soon as something does not go their way. They use the cheapest companies in this area they can find (not even local companies) and have them come do half finished or not finished at all projects all over your rented unit.For example, we had a company call us on Friday to schedule maintenance for an appliance in our unit for a Saturday (he never came) so he called and we scheduled to have him come Wednesday of the following week. On Tuesday of the following week, the company and a Foxtail employee are at my door ready to enter even with my barking dogs out in the home and at the door ready to meet them with teeth. Thank goodness my Ring camera made me aware and let me yell at them that they cannot enter until I am home. We found out the company failed to ever show-up when originally scheduled by Foxtail and kept informing Foxtail that we weren’t home when first scheduled…..sir, did you miss the Ring camera? We can see you never came, and we also did not leave our house at all on Saturday waiting for you to come ?They do not care about you nor your animals it appears, and hate being told no. Save your money, find one with any other real estate company.

This company is awful. Throughout my time leasing from them I had a plethora of issues they were in no rush to fix. When the stove in my unit stopped working it took 5 weeks for it to be replaced. The previous stove was gas and they never had anyone properly cap the connection so it leaked throughout my unit causing my bills to be extremely high (one of them was $250 for 550sqft). When my fridge died it took a month for that to be replaced as well. When they moved the new fridge in they damaged the front of the fridge as well as the floor.The lack of communication is extremely unprofessional. It took several weeks of messages and emails to get a response about getting out of my lease early.Several people at the company weren’t even familiar with landlord laws and overcharged me for moving out. They didn’t attempt to find anyone to rent the property.The last poor review I left for the company I was pretty much shamed into changing by Tom the owner.The parking situation was awful for the first year of the lease, the trash situation was awful and never resolved, my unit had a dangerous porch and hazardous stair case leading to the unit.The units are so cheap because they are awful. You get what you pay for. Be very careful renting from this company.

Don’t Trust Foxtail Rentals! They have terrible customer service once you sign the lease and are hostile or indifferent if you report any problems. The apartment I rented was not safe because you could not cook anything (including using toaster ) without the smoke alarm going off. The stove exhaust fan blows the smoke back into the apartment. Constantly breathing smoky air is dangerous to your health and makes all your stuff stink. If the smoke alarm is going off, that means the air is unhealthy to breathe! I had to cook in the bathroom (hot plate or air fryer) with the exhaust fan going to avoid breathing this smokey air. Primitive cooking to say the least.Also, they do not respond to phone calls and emails about problems with their apartment such as a broken thermostat (could not control the temperature in apartment) which raised my utility bills and made me very uncomfortable. I often had to get up in the middle of the night to either turn it up or down. You also cannot control the temperature while you are away to lower your bill. The furnace /A/C was always running full blast when I returned even though I turned it up or down before leaving. HAVING NO CONTROL OVER YOUR THERMOSTAT CAN COST YOU BIG TIME!!They also have inadequate parking. They don’t have enough parking stalls for tenants and the stalls are very narrow so expect dings to your car. There were several times where I had to carry groceries more than a block because their parking lot was full. No reserved spots for tenants!I always paid my rent a few days before due date but constantly received late payment notices with late fees attached. After several attempts to talk to someone about it, they would discover my payment and fix it but it was a real nuisance and made me think they were either trying to rip me off or just didn’t know what they were doing. Keep good records and all cancelled checks!All in all, this was the worst rental experience of my life and I hated living there. It was the longest year of my life and there was nothing I could do because Kansas leans in favor of landlords. Foxtail rentals don’t care about their tenants and only want your money. And don’t expect to get your deposit back. They will nickel and dime you until it’s gone and there’s nothing you can do about it. DON’T TRUST FOXTAIL RENTALS! YOU’LL BE SORRY IF YOU DO!

I loved the resident online portal because it's really easy to split and pay rent between roommates and make maintenance requests.
