I lived here for a year and it was an amazing experience. Great neighbors and incredible community. Dori, the property manager, is outstanding - super friendly and professional.

There is no worse person in a customer service position than this lady. She was very hateful, rude and arrogant, from the moment she entered the office she was treated with contempt, I asked her a number of questions and she didn't want to respond, telling me that I could have found answers on the website, which I asked her to tell me. help find and refused to do so. Not even if she wanted to look me in the eyes when she spoke to me, she made me realize that I was not welcome in her office. Obviously this woman has a big problem with immigrants. This office should have a person with more charisma and better treatment of others.

I've been living at Fairway Flats for a year now, and it truly feels like a home.
The residents here are welcoming and friendly. Whether it's a quick chat in the elevator or a friendly wave in the hallway, there's a genuine sense of community.
The manager and her staff are incredibly responsive and attentive. They go the extra mile to address any concerns and truly seem to care about the well-being of the residents.

As an Officer in the U.S. Navy, I have lived in many apartments across the country. Having said that, I can easily say that Fairway Flats has been my favorite. The front office and maintenance teams (Angie, Dori, Troy, and Leo!) are helpful, friendly, responsive, and absolutely fantastic - THE BEST. Our apartment itself was the perfect size for our family of five, which included a one year old and our small dog. Additionally, being a resident provided us access to The Jayhawk Club's excellent fitness center and Sully's Bar and Grill - incredible perks! We also loved using the clubhouse pool in the summer and enjoyed the very well kept dog-park as well! It has truly been a great stay in Lawrence that we'll cherish forever. A large part of our extremely positive experience was from living at Fairway Flats! So if you're looking for a great apartment in Lawrence that you can call home, look no further!!! FIVE STARS!!!!!

This has been the only apartment that I have truly felt welcome with my dog. I have a pit/lab mix so finding places that we are welcome is challenging. It is such a cute and inclusive community, and everything looks very well kept with lovely amenities. Dori was incredibly helpful and quick to respond.

This star goes to the management and maintenance alone who are very nice and helpful, at times. Also this review was written by a college student and is mostly directed to college students. If you like to have family or friends over, like to play music, watch sports with friends, or have any sort of noise go on at your apartment, and ESPECIALLY if you are a student, I would not recommend Fairway Flats at all. This is a multi-family apartment complex. Meaning there are kids, family’s, and older people everywhere. They also have quiet hours starting at 10 PM which a lot of the residents take very seriously and will call the cops on you. They like it quiet and they do not like to hear any sort of noise or fun. THESE WALLS ARE PAPER THIN, as in you could walk in the hallway and hear someone peeing in their bathroom thin. Me and two other apartments in the community have all experienced the same or similar instances with other residents here which I will list below.Students-Run. It’s a trap. You’ll be surrounded by and kids, family’s, and random old people. You wont be able to live comfortably in your apartment and you’ll have to always be worried about being too loud. You wont be able to be loud past 10 pm. Get a house or apartment in the student ghetto for the same price or cheaper. Way more worth it.Noise complaints and weird neighbors-I think I got the cops called on me 5 times if not more during my lease at fairway. And multiple different residents coming to knock on my door telling me to be quiet. But in reality it was just dudes being dudes watching sports or playing music. There is no real crazy noise going on the walls and insulation just sucks. After the first few incidents I believe the noise was corrected, and yet I was still getting THE COPS CALLED ON ME AT 8 PM for watching football with friends. Anyways because of all the crazy neighbors it made me feel like I wasn’t allowed to have any sort of gathering or noise at all in the apartment because I was getting complaints even before the quiet hours started. As I said above, other friends of mine dealt with similar issues but my case was definitely the worst particularly with my downstairs neighbor. When I would come home from the bars with friends it wouldn’t be like there was an after party at the apartment or anything but there were at times multiple guys just talking at the same time. If this would go on for more than 20-30 minutes my downstairs neighbor would call the cops. One time after a swim at the pool which closes at 9 or 10 I had friends over to the apartment. It was technically during quiet hours and my downstairs neighbor would record us from below his balcony and share it with the leasing office, completely invading privacy. This neighbor in particular would even record us from his apartment which made me feel really weird. I was convinced by the end of my lease there that this particular neighbor just hated the sound of fun and was like the grinch or something because this dude just really sucked.Price and location-Rent here is really high, obviously because you are living at The Jayhawk club. Yea living on the club is a flex and all and the social membership you get is definitely probably the best part of living there (25 bucks a month). But the rent should not be that high for a place that has walls thin as paper.. The insulation is horrible. My friend lived on a lower floor and not kidding, you can hear EVERYTHING ABOVE YOU. Every step, every conversation at a normal to loud tone. I lived on the 4th floor so you can imagine how much fun my downstairs neighbor had with that, possibly contributing to his crazy behavior with me. The finishes in the apartment are nice, and having a half bath for guests is awesome. I would just think for 1400 bucks or more you’d have some decent insulation, but no.For some people fairway flats works for them and they don’t have to deal with the things that I had to deal with and that’s great and I’m happy for them. But for me it probably was one of the worst living experiences I’ve had.

I have nothing but the upmost experience. I love the apartment, amenities and the neighborhood! I have never had any problems with the area being too loud, or my neighbors being too loud. I love waking up every morning and being able to watch the golfers. It is in a great location being close to all parts of Lawrence.

The best apartment I've been at. Great location, plenty of parking, and great maintenance. In my experience, as long as a request is put in on a weekday during business hours, you'll get someone to help you that day. The maintenance staff are great!Incredibly pet friendly, so if that's important to you that's available. You can get a membership to the Jayhawk Club for $50/Month, which gives you access to the larger pool nearby and the gym.Overall it was a great stress free experience living here. Never had any significant issues and there are great amenities offered.

I have lived in 4 apartments in the town. Fairway flats is the best. Great view, spacious room, good amenity, friendly and responsive staffs, entrance with security features, mailroom with CCTV. Everything is perfect! Hope I have moved there 4 years earlier....If I can give 10 stars, I would not hesitate to do so.

I lived at fairway flats (originally the fringe) for 2 years, and I can honestly say Jess & Jen truly are the best management team I have ever worked with. When they took over, things were handled in a timely manner, and maintenance was extremely knowledgeable and kind as well. If I ever move back to Kansas, I’d come back to Fairway Flats.

I can truly say that I absolutely love where I live. The space you are getting for the price is well worth it. Jessica at the front is a sweetheart and the maintenance guys are same day quick! They like to keep all the residents very well involved with the community by offering activities and are dog obsessed which is a plus
