I can say I’m only giving it 1 star because it will not allow me to do 0 stars. This is the worst place I have ever lived or rented from. The walls in the apartment are paper thin. I once heard my neighbor sneeze!! It definitely looks nice on the inside. I’ll give them that but that’s the only thing they have going. The prices are way too high for the quality. The office staff are weird. The worker once called me crazy because I told her to quit leaving loud notices on my front door because we were walking around in the apartment. They constantly walk around and monitor you when you’re using the amenities. God forbid you bring 1 person over your allowed amount. I mean they walk around and watch like the pool police. So don’t expect to have any fun living there. They just don’t try to accommodate you when you live there and I feel like that’s their job since you’re a tenant paying to live there. You pay too much to be treated like a child and that’s how they work around there. It’s really weird behavior. ALSO there are no cameras on the premises. I’ve had a speaker stolen and they didn’t have cameras to check. Oh yeah another time I told the maintenance guy my family was coming to town to stay for a few days and the office called and said I needed to add my family to the lease because the maintenance guy said my family was moving in with me. I said what ???? HATE this place. They need to fire the whole staff and get good management. It’s a shame because it could be a nice place to live.

i toured the trails at derby for potential living.it looks lovely from the outside, creating a safe and community-oriented atmosphere. the amenities include a large pool, grills, offices with a printer and computer, gym, putting green, beach volleyball pit, tennis court, playground, and a hidden mail room.while the models looked appealing, i didn't get to see the ones i asked for despite repeated requests over the phone and in the office. the walk up to the apartment needs better winter maintenance. unfortunately, the leasing consultant seemed disinterested and rushed during the tour, not allowing me to see what i wanted or answer my questions.

The office people are my favorite. I absolutely love living here. Zac is the best. As far as maintenance goes, I've never had a problem. They've always been incredibly quick to assist and they're always so friendly.

The Trails is the premier apartment complex in Derby, Ks. It surrounds the Derby Country club golf course. The beautiful clubhouse, gym, and pool are amenities included with your lease. You have the option of 1bdrm with 1 bath, a larger 1 bdrm 1 bath, or a 2 bdrm 2 bath (there may be a 2bdrm 1 bath leasing office would have this information). The apartments are beautifully decorated with faux wood vinyl floors in kitchen and bathroom. They come furnished with washer and dryer. A small park is on the grounds as well as a sand volleyball pit and a dedicated dog park.The area is quiet and is perfect for anyone looking to downsize, especially seniors. The only negatives are no garages or covered parking available. But to have a serene evening at home or take a dip in the pool on a very hot day, The Trails are for you.

Been in these apartments 4.5yrs, not bad, you just get residents that can be trashy and if they have pets, I've been lucky till recently neighbor is trashy with annoying dog, above me another dog that trampled on my ceiling, had been quiet the first 4years, about the last year they've increased rent twice,from $745 to $850, pretty expensive for 1bed, another thing they don't let you transfer without buying out the lease, pretty retarded, I'll be looking for another option when the lease ends

This property management company is quite crooked. They refuse to show proof of damage when claiming there's enough damage to warrant withholding a security deposit, and in addition, they don't notify you if they decide to charge additional fees beyond the confiscation of the deposit. I've heard horror stories of former residents not finding out they've been charged until they were contacted by collections and their credit was effected. This is entirely crooked and unprofessional, as well as anti-consumer. I don't recommend anyone live here exclusively because of the company. The maintenance team is fantastic, but I can't in good conscious encourage anyone to deal with such a crooked management company

Horribly run complex- would not recommend to anyone. Only good thing is the maintenance guys, other than that, don’t waste your time or money on this place.

Do Not Fall for the Waiting List Scam!Out $350 and no place to live.Never have I had to post a negative review before. This was a lesson well learned and I am hoping this helps others not get screwed as well. Put down a $350 deposit to get on the waiting list the beginning of August for a December move in date. Well in advance. Was told and assured by a few employees there that they are really good about getting people in a unit that they are looking for. I went in this with confidence and excitement to get in a great place. Even bought furniture for when I move in. Got a phone call yesterday and was told there were no units going to be available for a December move in. I politely asked if I would be refunded the deposit since I waited so long and have to find a place to live by December. They denied. My mouth hit the floor. Out money and time and now have to look for a quick solution on where I am going to be living in December. Absolutely disgusting way to run a business and take people’s money. Can only imagine how people who sign a lease are treated afterwards. Do your homework first! I wish I would have read the reviews before going into this.

Apartment building is very new. Washer and dryer in every unit is nice. Maintenance response is fast. I know the previous tenant has at least a pet, as I found the pet door tag in the dryer. I think they had fleas? I got a few itchy bite marks on my lower leg for the first couple of months when I first moved in. Thankfully it was approaching winter and I don't have any pets to continue feeding the fleas. As expected, no warm pet body means the eggs and fleas will die off. Also keeping the apartment cool and constant vacuuming helped fend them off. I'm glad there was no other signs of pests. Biggest disappointment is that rent went up $75 after the year lease... Right after the covid pandemic and current Biden recession. Was looking to continue to be a resident, but I decided to move as I don't want another $75 increase after another year. Very sad indeed. For future prospects, just be aware you may also just be a 1 year resident. :( :( :(

If I could give this place a 0 star rating I would. We had a mouse problem and it got so bad that we were finding mice droppings in our baby’s crib. When I called management to try to get out of our lease and said it was “unlivable and unhealthy” they told us that it’s our problem and there’s nothing they could do about it. Horrible place to live. The staff there are also so unprofessional and very rude. I wouldn’t recommend this place to anyone.

Giving this place two stars is generous, but I did it because they at least have decent amenities. otherwise this place is a joke. They advertise a month of free wifi with cox at move in if you go with a specific package. That’s a lie, they know it’s a lie and yet they still advertise is. The people in the office don’t have a clue what’s going on. Every time I call and ask a question I get this girl who sounds like she’s 10 and she always laughs at me and says “well I don’t know” over literally every question I ask . I swear you could ask if they sky is blue and she’s laugh in your face and say “oh I don’t know” WHY DO YOU EMPLOY PEOPLE WHO LITERALLY KNOW NOTHING ABOUT THEIR JOB? I also put in a maintenance request for someone to come look at my smoke alarm because it goes off EVERY. DAY. I can’t cook anything in my house because the smoke alarm goes off. I’ve scoured my oven and stovetop thinking maybe there was a chemical or something on it from a previous resident that sets it off every time I cook because there’s no smoke. The maintenance guy said, “well I have a hard time believing you.” But at least he replaced it I guess. My shower door rolls itself open and doesn’t stay closed for anything. They've supposedly “fixed” it but interesting how it’s not fixed at all and the door still won’t stay closed.This place might look nice from the outside but its an absolute joke to actually live here.

Called to get information. The property manager was very quick to judge. I have an 760 credit score and make over $80,000 a year. From her tone and how I dFelt I was bothering her I’m glad I dodged this. Highly do NOT recommend.

Everything is fine until you want to move out. They refuse to provide info as simple as payments being made on time and if notice to vacate was given, stating that it is company policy. Would give zero stars if I could, because you're made to feel like a hostage. I've never been so frustrated with any company before.
