If I could give a lower score I would. Pace is a lying bunch of crooks. They send out emails telling everyone that they will be mowing on every Friday so have your things picked up, then come mow whenever they feel like throughout the week. I rented a place on bainberry Street for 11 months made my payments the same way every month, the last month I was there, I wasn’t able to make my payment because they said my card had expired. They charged me $80 in late fees which I paid with the same card they said was expired. Two weeks before I moved out I requested some touchup paint so I could touchup anything that needed it. They charged me $187.50 for painting. They also charged me $156 for cleaning. But when I asked them for a list of what all they had to do, they went silent no response to emails or phone calls. It states in the lease agreement that the security deposit will be returned to you in 30 days or less, it’s been over 30 days since I moved out and still no check and the only person I can talk to is the receptionist. Who says she will have a manager call me which never happens.Take it from me stay away from pace properties they will do whatever they want to take your money for no reason, or you can end up getting an attorney like I’m doing.

We lived in the town homes on Bainberry st. We loved the home. It is a great layout. Maintenance was on it, anytime we needed anything.We had to communicate with pace management quite a bit, due to extending our lease 4 months. They worked with us and we found them to be very fair with any issues that arose.Communication via email can be very slow, I found calling them or showing up at the office. Worked a lot better. A lot of times I would send them an email just to have it in writing and then follow up with a phone call.The only odd thing, they will try and show your apartment while you are still living there as your lease is ending. I found this practice extremely intrusive, having strangers tour my house I’m still paying for.HOWEVER, the few times they were going to show it, I was out of town and insisted I be home when people walk our home. They were accommodating and didn’t end up showing our unit. So no one actually toured our unit while we still lived here, but it is a thing they do.Over all I liked living here, and had a good experience.

If you need any kind of maintenance be ready to wait weeks or months for them to get around to it. It’s almost impossible to even get ahold of anybody at the office. Rent prices compared to the quality of living at any of their properties is ridiculous. One of the worst property management companies I’ve ever dealt with.

My move-in experience in June 2023 was not pleasant. The day before move-in, I was informed that I would not be allowed to move in until 5pm because the previous tenant hadn’t moved out until that day, so the cleaning and other preparation of the apartment would be delayed. I have so many questions: Why was I not informed of this sooner? How true was this claim? One hour before the new move-in time, I was told that I now could not move in until 9pm!! My dad called management because it was about to rain and we needed to get my stuff off the bed of the truck. A little later they said that the carpets had just been cleaned, but if they were dry, I could put my stuff in the living room. We go to the unit and the whole place is still filthy and no one, in fact, had cleaned the carpet. The carpet cleaners got there shortly after us and did their job. They were great. Stacey then emailed me that the carpet cleaners were running late which is why they just got there. But that doesn’t make any sense for several reasons. The people at pace were lying to me or being very poor communicators. Long story short, we got my stuff into my apartment that night by 8pm. Window glass and closet doors were not installed, but that wasn’t the end of the world. The apartment had a very strong paint smell and the carpets were damp, so my dad and I had to get a hotel room that night. Management gave me one day of rent back (~$30?) but the hassle we experienced was worth more.

I've lived here for two years and I've never had a negative experience with anyone in this facility, management or otherwise. The employees of this company work really hard to maintain these spaces for us and go out of their way to keep us comfortable and fix any and all issues that have/may arise. So I just wanted to take a minute to show some love and appreciation to the Pace Management team.

If I could give lower than 1 star I would. It begun before we even moved in! When the previous tenant was still actively living in the apartment on the day we signed our lease to move in. It took an altercation with the former tenants roommate and over 2 hours to get someone from PACE to come....help us move the previous tenants things out of OUR apartment. Once that was over it was pretty okay besides them totally not being in contact with us at all till it was resigning time. Where they promised to install a shower for us if we resigned. We never got that shower and when we contacted multiple times about it to set it up, there was no reply. This was an issue we always had if we tried to contact PACE. No reply. Then we had our toilet break and their little red head maintence man yelled at my girlfriend while she was squatting on the floor at his knees till he was red in the face when she was explaining what was wrong with it because he disagreed with her. He was physically overtop of her and I had to come in and ask him to leave and not come back for him to stop. PACE then told us we had no choice but to have him come back and fix our toilet but we told them no. So they left it broke for awhile. Till another maintenance man came and fixed it. (When talking to Nolan and another guy they told us they did not believe us that he treated us so aggressively about our toilet). We had a light break in the meantime. So what did they do? They sent the angry little red head while our other female roommate was home. She immediately asked him to leave and have someone else come fix it (because they have many many maintenance men). PACE told us we would have to pay for them to hire someone else to come fix the lights if he could not do it. When we refused they would not budge until multiple angry phone calls later. Finally another maintenance man came in and fixed the lights (because like I said they have plenty) all while agreeing that the red head is a twerp to work with. We thought that would be all of it. But then they showed our apartment 20+ times and tried entering once illegally because our neighbor wasn't interested in showing hers. We stopped him at the door but who knows how many times they did that without our knowledge. Then one morning a car crashed into our building...yes a car. And what did PACE do? They told us to get out at 8:30 in the morning and find ourselves somewhere to stay. They said pack for staying 3 days somewhere else. But it was a week before we could get in contact with anyone about going back to our apartment. Once we did get in contact it was basically to tell us to get our food out that was rotted and we were expected to clean out our apartment as much as we could even without electricity or water in up to 97 degree heat. It has been day 30 since moving out and roughly 15 phone calls and numerous emails about getting our deposit back with nothing but issues and fake promises for when we will get it. So today we went to PACE where Stacey would not let us inside until her daughter pulled up and wanted to come inside to talk to mom. Since she was forced to open the door she was forced to talk to us. She didn't have anything nice to say to us and pretended she had no idea about our situation even though for the past 3 years she has been the only person they say we can contact (always with no answer). Because we were asking for our money and I said she had no morals she shut the door on us and we have yet to receive it. I hope we are not the only ones seeking legal action against these people.

Their team is EXTREMELY responsive and doesn’t take weeks to schedule you a viewing. I had the pleasure of meeting with Nolan when looking at one of their properties. Nolan was very knowledgeable and patient with all my questions. The whole experience was pleasant and anyone who knows how moving can be- having a great team helping you through the process- makes it less stressful.

I stayed with pace for 5 years and just renewed my lease for another year! There were some communication issues in the last few weeks but Nathan and Eden took my opinions and reviews seriously, and Nathan made move to help me out right away. I appreciate the help and I definitely would be more than pleasant to stay!

Roaches in the apartment.Plumbing is always backing up.Property management is always rude and non helpful. Very hard to change a lease agreement when couples break up.Getting sick and tired on getting a run around on everything I present to them.Should be ashamed of yourselves honestly.

The apartment i viewed had mold underneath the kitchen sink. Many outlets were improperly installed as well as the HVAC system. The property manager claimed to know nothing of any of the damages at all and despite all these damages attempted to charge double deposit. Worst apartment I have ever viewed.

The people I met from pace property management were very helpful and quick to answer any questions I had. A special thanks to Jessica from pace property management for being very helpful and informative and making sure I had everything I needed to get me in ASAP. I would love to give a 5 star review but I just moved in so I will update accordingly.

The first thing I noticed was the security doors don’t even work, so there is no sense for a security code. The base of the condo is not clean, there was trash in the hallway and dog hair everywhere. The apartment was fair, there were a few paint stains in the bathroom from the former resident and the deck is broken apart. Our washer machine didn’t work. I put in a maintenance request. They supposedly came and checked it out and said it was working perfect. The next day, the washer wouldn’t even drain and complete a full cycle. So I contacted management again. They told us they contacted another maintenance company (Ring Appliance) that would be at the apartment on a certain day. That day was upon us and no one showed up. I called Ring Appliance myself and they told me they had no record of Pace Property calling them and setting up an appointment to fix my washer. I’m not trying to be disrespectful. Just giving my honest opinion. There are a few small things that the company could easily fix to change my review.
