AVOID AT ALL COSTS! We have lived at Windsor almost two years and have had a terrible experience, especially these last six months. Management and maintenance have been in our apartment with no notice multiple times and went through our personal belongings, and when I tried to address it with Devon she skirted around any of my safety concerns and said if I felt unsafe I could terminate my lease early and pay a fee. I called the police and filed a report, but because it’s civil they didn’t do anything. I have been trying to figure out where to file against them on the city and state level because I have read hundreds of stories similar to this. Live in your car before you sign a lease here.

My daughter moved here less than a month ago and I’m happy she chose this place. It’s located in a beautiful area and her apartment is gorgeous. New paint and nice carpet. The elevator made move in easier than anticipated. I toured this place two years ago but ended up going with a new build but I can say that this place is at the top of my list when I move in a year or so. I haven’t met everyone but I know my daughter has been helped by McKenzie, Chloe, Devon, and Jasmine through the move.
I hate reading the bad reviews of Windsor because the place is not brand new. These guys do a fantastic job with the tools they have. People also need to remember that the range of options here is plentiful. If you apply for a $600/month apartment, that’s what you get. If you apply for a $1500/month apartment, that’s what you get. Every unit may not be perfect but coming from a prior maintenance manager myself, it takes a village to upkeep such a large and beautiful community. Great work!

My daughters moved in this place and it was HORRIBLE!! The girl downstairs had a dog that barked all the time and her apartment smelled horrible from dog urin. Another tenant would yell at people coming and going and tell them she was the manager and she could get them kicked out. She absolutely was not. Other neighbors said it had been going on for at least a year. She physically hit me and when I called the police they said someone else just called because she attacked him also. Management does nothing to help. My girls contacted them and told them. My girls literally stayed there a total of one week the whole year. The only time they would go there was to get clothes. When they moved out they got half their deposit back because they “had to clean the carpet” and then made up other things. Which makes no sense because they didn’t stay there because they felt unsafe. Save your money and find a decent secure place with good management!! The whole experience was awful. It’s definitely a money grab. They go in and sloppy paint and everything is so outdated and it feels so dirty.

I have lived at WOR for 3 years now and don't have any complaints. Sure, the buildings are older but they are kept clean and has a "homey" feeling to them. I have seen newer buildings in the area but it feels like you live in a shoebox.
My building is well maintained, and quiet I do not hear my neighbors and I feel safe especially at night
I see the other reviews on here and that has not been my experience at all. Also, the pool in the summertime is a nice bonus!

Chloe and Devan have been nothing but helpful. It’s got to be tough managing a place of this size—- they will take care of you and make your move in experience grand! The place is awesome looking; the pool is huge and the community is right on the river. Yes, the community is older than a handful of the residents, but the entire package is worth it. Pool, workout facility, riverside access, property management on site…. I’m happy. ?

Windsor on the River has been my home for 4 years now. It has been one of best times started at a 1 bedroom now at a really big beautiful spaces 2 bedroom and I love it! Best pool best club house to rent out place is really great love the staff.

Typical Windsor on the River. Sink has been backed up for weeks. No response. No fix. Huge hole in bathroom wall where towel bar should be. No one shows up. For 7 months I haven’t been able to hang a wet towel to dry.
Massive rodent problem causing mice to make home in my engine bay, causing me $450 worth of damage TWICE in the last 9 months, goes without acknowledgement or apology. I’ve had to call attorneys for advice.
Took months to get mouse “traps”...renters nor car insurance will pay for chewed wires on my car.
All while my rent is paid on or before the 1st for over 7 years now. My garage rent is $75 per month. Meanwhile all the residents in my building smoke pot DAILY (I can provide their apt numbers),
stinking up the entire building and filling my home with the smell of skunk, no matter how many times I’ve called police and management. I febreze my apt and hallways almost daily.
I have a 2-foot long tear in my bathroom vinyl flooring. I have tried for 3 years to get it repaired. I literally trip on it. There are holes in the sub-floor. Huge housing code violation. Again, completely ignored. I have filed complaints with Cedar Rapids Housing Authority, and the state of Iowa.
Large, aggressive dogs bark all day and create obvious noise issues. Particularly black Labrador in #5 and Aussie in#2. I’m a dog lover who has rescued animals and volunteered for the Humane Society, so my tolerance is pretty high. These animals are very aggressive towards residents and bark for hours on end at times. All goes unresolved. It’s not just poor management, it’s very poor ownership. From the top down.

Terrible place to rent from, they over charge you on rent and fees and the management is not easy to work with and maintenance is garbage. I would not recommend signing a lease here.

Decent place to live but management is poor. So far I’ve been overcharged on utilities and had to get a refund for more than half of what they charged me. Now they are “looking into” why I’m being charged so much extra but have yet to get back to me with an answer after a month. Also was told when I signed the lease that I could install a garage opener if I got a garage stall. Went to install one and there is no electric outlet to connect it to ? so the garage is worthless to me. I was also told when applying for the apartment that the gym was going to be 24/7 and maintenance just needed to get the locks done and then we’d get keys. It’s been 4 months and management has no update. This was a huge reason I chose Windsor on the River. When my partner and I moved in our AC didn’t work and the apartment got extremely hot. We put in a maintenance request and when maintenance came he told us it hadn’t worked since before we moved in and he found it very hard to work in our apartment getting it ready for us because it was so hot. When we asked about it getting fixed he said that management was well aware but they didn’t want to do anything about it until the spring so we were SOL. My friend warned me about this place but I didn’t want it to be true. My mistake. Good apartments but management is useless and untrustworthy.

Going on 10 years. Getting older. Elevator freezes up on the third floor and mail gets stolen. Many others are much worse. Please Pray about this winter.

Good luck getting ahold of anyone there 12-1 lunch breaks seem to extend all the way to 3pm. Property is beautiful but horribly maintained I hurt my shoulder (and permanently damaged it) falling in a hole they left wide open next to the side walk even after notifying maintenance several times there's been a leak in the main hallway that leaks water into other people's apartment that they refuse to fix, my neighbors have been talking about it for months and it's been there the day I moved in 3 years ago, They delayed the move in date for my apartment for 3 months, I walked into chipped/scratched doors stains on the carpet, dirt and old food in the oven. I'm not trying to be a debbie downer but there are alot of things that need changed before I ever consider recommending this place to people, side note whoever that blonde girl is Chelsea or whatever, horrible awful rude and never understanding

I have been in the complex about 4 months. First impressions of apartment living here is ok. Neighborhood like surroundings with big trees and rolling hills. Apartment is a bit dated in carpets, blinds, and such, but functional. I live near clubhouse which has a great pool for the summer. Off-street parking is a bit tough; I have seen two vehicles that are in the lot that haven't been moved since I've been there. Probably abandoned. Responses to maintenance is the most disappointing. Averaging 2-3 weeks for remedies, and there is no correspondence for to anticipate work to be completed. I usually have to contact office to initiate activity and urgency. My AC unit has been out since 9/25/2023 and still no work completed. I hope it works come Spring next year!! Overall, pretty average. Good value for the money but be patient on repairs.

We just moved in about two weeks ago. So far we have absolutely been loving our new apartment. We love the trees and the surrounding lake/river/parks/boat homes. Can't wait to see the surrounding area in Autumn. Chelsea in the office has been very accommodating to our needs and our wants and was prompt with questions and inquiries. Building we live in is very pet friendly and our neighbors welcomed us which was very nice. Felt like a community. Definitely would recommend moving here! I hope we continue to love living at Windsor!
