FPM is the worst, Ive never had such incompetent landlords. They wont fix things, theyll say they clean the apartment before move in an dont, disrespectful staff, and a lying thief for an owner.

I stayed for 3 years during uni and never had a problem. Maintenance usually comes the day after the request and things worked properly. I enjoyed my time here!

0/10 if I could give zero stars, I would. The staff are complete jokes, completely unprofessional and rude. I was told completely different totals every time I spoke to them and now have issues with debt collectors over debts I didn't know I had. Gave me a complete run-around on the prices, and when I called them... 7 months after I sign release papers, I have a balance?? They didn't give me any follow up information on the balance other than "its an amount I didn't pay". This company is a joke ?

Absolutely horrible place,
The are accusing, don't do their job especially for victims of domestic violence.
They housing is ran down and has major issues before moving and expect you to take care of the problem, they get defensive when they are in the wrong and make living with them hell. I would never recommend this place!

Absolutely horrible. 100% would not recommend. I remember moving in, the apartment was disgusting. The vents were filled with lint, the ceiling fans were full of dust, and we had to clean the place up a lot to become livable which already was a huge red flag. I read another review which said "We even hired a cleaning service and paid them to clean the unit but First Property charged us $658 for 8.25 hours of cleaning, however we did not receive an itemized list and was told it was to “vacuum, clean out food from the fridge, and both bathrooms”. There is no way that is possible as we left the apartment in better condition than it was to begin with. Absolutely terrible company, I don’t care how cheap rent is. They are terrible and I would not recommend." which I totally agree with and it defines first property manager. Their apartments are disgusting nothing really works that well something is always breaking every week. They charged us $578 bucks for 8 hours of cleaning as well even though our apartment was disgusting when we first came and we left it cleaner than it was. I am sure the person who got our apartment this year still had to clean it up. Our carpet had stains in them everywhere when we first came.

Apparently the front desk and all of the employees does not understand the FEDERAL LAW regarding Service Animals. Additionally the self described nice staff are condescending and rude. They need to seek legal counsel AND have HUD explain the law to them.

Absolutely horrible. 100% would not recommend. I remember moving in, the apartment was disgusting. The vents were filled with lint, the ceiling fans were full of dust, and we had to Pine Sol the floors two times before you could walk without sticking to the floor. My roommate and I ended up leaving a semester early and had to sublease. The sublease process was a disaster and management was horrible throughout it. At my current apartment with a different management company, I took over a sublease and in doing so I am fully responsible for the unit and all responsibility fell off of the previous tenant. At first property management, even though I was not living at the unit I still had to be on the lease and was responsible if my subleaser were to not pay rent.not to mention at move out they charged us our full $600 deposit plus some to shampoo carpets and clean the apartment. (Keep in mind it was filthy at move in) We even hired a cleaning service and paid them to clean the unit but First Property charged us $658 for 8.25 hours of cleaning, however we did not receive an itemized list and was told it was to “vacuum, clean out food from the fridge, and both bathrooms”. I have liked my time renting with FPM. They try their best to be helpful with inquiries and have always been flexible with us, especially with our dog and our transfer to another one of their units. Upon move out we cleaned the unit fairly well, they charged 90 for 2 hours of additional cleaning and didn't take the entire deposit like I have seen other management companies try to pull. They also itemized the charges. The only thing that can be frustrating is when apartment tours come around, we had 20 different tours come through our unit over the span of a few months (1 or 2 a week!) and while that was annoying, the bright side was that motivated us to keep the apartment clean. If you are re-signing your lease it won't be a problem, but everyone has to move out eventually, and once that time comes, you better hope your unit goes fast (you will probably have way less tours in one of the nicer buildings, but YMMV).

TL/DR: breached my contract and didn’t care, never replaced a door that was split from someone previously trying to break in, and charged cleaning fees when we left it 10X cleaner than how we received it.Started with me signing a lease with a Sept. 5th 2022 start date. The lease directly stated this was the key pick up date (so I signed it), and they called and told me that I couldn’t pick up the key then because it was a holiday and nobody would be working (textbook breach of contract before I even moved in). Had to wait an extra week to pick up the key because I was driving through with half of my items on the 5th on my way to the west where the rest of my items were. I inquired about this breach of contract several times and they ignored every contact.On my way to finally move in, they called about 3 hours before my move in during a 16 hour drive, saying that the road to get to the apartment was closed and there was no access for my Uhaul. This also could have been avoided, because this road closure was ongoing, and the construction folks I talked to said that landlords were informed weeks prior.When I finally got into the apartment, it was a mess. On top of the typical old apartment stuff, there was (no joke) a half inch of dust on the bathroom vent and a layer of it on all of the vents. The floor was dirty, there was feces in the toilet, and food in the sink. The bathroom also needed a lot of help. Cob webs everywhere, caulk issues, mildew, you name it. The front door was split from someone clearly trying to break in in the past. I submitted an inquiry for this and they came in and put in the tiniest screw to “fix” it. I submitted an inquiry again and they decided to just put glue in the massive split. I gave up. Half of the outlets were so loose they wouldn’t hold anything.To top this all off, upon move out, the apartment was heavily cleaned and it was in much better condition than how I received it. Yet they still charged for a professional carpet cleaning and an hour of other cleaning fees. To be fair, I knew if I didn’t have a receipt for a profession carpet cleaning I would be charged for that, but I indicated and documented how much cleaner it was from my lease start and asked for the full deposit back. They conveniently ignored this contact as well. And they still charged for extra cleaning on top of the carpet cleaning. ?Only reason I am giving two stars is that they were able to get a malfunctioning thermostat replaced quickly, and Bonnie in the front office is actually pleasant to speak with.FPM is comically awful.

Do not rent here if you want to feel safe. The management is not interested in helping you.I have been a tenant with FPM for around four years and until this incident did not have any major complaints. However, I recently contacted the office with a concern about a neighbor who was behaving in a harassing manner toward me. The neighbor had not yet broken any laws, and I understood that FPM would likely not be able to do anything about him---I just wanted a record of it before anything escalated. I also mentioned I was worried about telling this individual to leave me alone because he lived in my building, knew my unit number, and I live in an accessible ground floor unit, so I was afraid of possible retaliation.I received a call back from a man whose name started with an M, possibly Michael or Mitchell. He was extremely dismissive of my concerns. He was very eager to talk over me, and even made the assumption that I had previously been seeing this man and had just decided I didn't like him anymore, and that I simply needed to tell him to leave me alone. When I reiterated I was worried about the repercussions of doing so, he again brushed me off and told me to go to the police, but that they wouldn't do anything if this man hadn't broken the law yet.I understand that there was little FPM could have done for me in this situation, and that's fine. The manner in which I was treated was completely unacceptable. I was blamed for feeling afraid, treated unprofessionally, and more or less told that the situation was my fault.I will not be continuing my lease after my current one expires due to this incident. Furthermore I would strongly encourage anyone, especially parents looking for housing for their incoming college students, to stay away from First Property Management.

Even living down the street from one of their properties is bad. While working on our own property, we can hear music from an FPM tenant nearly word for word from a block away. This goes on for hours at a time, and into the night. As you would expect, management does nothing to stop it.If its this bad being within a block of them, I can't imagine how awful it would be to truly live there.

Just *some* of the examples of why this is 1/5:- Moved into gross apartment- woke up to maintenance that had let themselves in at 7 am- Ceiling leaked, took maintenance 3-4 tries to fix it. Namely due to their first "fix" being to slap some sheetrock mud on it and call it good- I assume a main broke or something, but apartment ALSO had water come up through the floor throughout my entire apartment.- Entry way had leaking walls and a ceiling. This leaked on and off for *far* too long- Tried to keep my deposit despite me cleaning myself, then having a third party come in to professionally clean. Sent them a small claims threat, and suddenly I get my whole deposit back.

Wish I could give 0. Lived in an apartment for 2 years moved out in July never got an invoice for why I didn’t get my security deposit back. The following may I get harassed by a debt collector for a “debt” I never got a bill for. They are scammers who never bill you and just turn it over to debt collectors to make money.

Didn't charge an application FEE ?.Allows us to have animals if we want?.When my company went on strike they worked with us on rent. ?.If I ever have a maintenance issue it is always addressed. ❤️3rd year tenants we are grateful for FPM and there awesome Maintenance Staff.
