We have had SwainCo encapsulate and install a crawlspace drain system under two houses. They are professional, courteous, reliable, and their services are unmatched. Great work and great crew! Gave SwainCo a call to help bury a downspout drain and discharge out to the middle of my front yard. Kendrick took my call at their office, answered some questions I had, and was very helpful. Kendrick and two other teammates came out right on time on the day we scheduled. The three of them worked really well together and knocked the project out in only half a day. We’ve since had rain on numerous occasions, and all is working smoothly. It’s been a relief to finally have that drainage routed properly!

I wanted to share how great this company has been for me as a new homeowner. I had Mike come out for an estimate. He took his time making sure I understood what the problem was and what could be done. He came prepared with an information packet I could look through and followed up with a quote a few days later. The pricing was lower than other quotes I've gotten but more than that, I felt comfortable with the company as a whole.

This job was especially difficult due to the amount of ground water in our neighborhood. This crew tackled every aspect flawlessly. I was genuinely impressed with how well the cleanup was done after the job is complete. A big shout out from our electrician, plumber, and home inspector. They’ve all expressed how much easier it was to work in our particular house in this neighborhood.

This company's truck (swain3) was driving erratically on the highway. Something flew out of the truck when they cut us off. We now have a crack in our windshield. Drive safer!

I called SwainCo to evaluate my leaking crawl space. 2 other companies gave me an estimate to dig up the crawl space which was vey expensive. Mike Smith from SwainCo told me to just relocate my HVAC lines above grade and patch the holes and it would solve the problem. He was right. No further leaking, the crawl space is dry. He was very professional and honest. He could have easily recommended digging up the crawl space but didn't. I will use them if I ever have a problem in the future.Great company.

Extremely professional and courteous. There was a miscommunication about the original drainage plan and a section was missed, however the owner of the company and the employees kept in constant communication with me and repaired the issue immediately. I highly recommend this company for any crawlspace repairs.

I had Mike out at the house to review the project and get a quote. Before he was onsite, I was concerned about failure and sag on the floor joists. He was straight forward on his assessment and extremely helpful explaining the issue as it is not a going to be problematic. They made quick follow up and were very professional. Great team!

They will answer all your questions walk u through it and do everything u ask pertaining to it.. if you don't hire these guys I'm telling you straight they are no joke..there the real thing as all buiseness should be at all times

Nobody should ever hire Swain Co. to perform any work for them. I'm going to be as candid as possible in this review and it'll likely be a fairly long story. Swain Co. was hired by my apartment complex (Southport Crossing) to do some work on my basement. They were originally supposed to be here on January 18th according to the letter that I received. I followed all of the instructions in the letter from Swain Co. and removed everything from my basement which took an entire weekend. Nobody every showed up. After two weeks of having my living room full of the items from my basement, I assumed nobody was coming, so I put everything back. All of a sudden, on February 8, a group of young gentlemen knock on my door saying that they are there to perform the work that they were supposed to do 3 weeks prior. I walked through the basement with them and asked what all they needed me to move so they would have room to work. They explained the process to me and what exactly they needed access to and the type of clearance the would need. I asked if they would mind coming back in an hour so I could move the necessary items per their instructions. My son and I rushed to move everything around in the basement as they instructed. When they returned, I walked the basement with them once more and asked if they had enough room to do everything that was needed. They said that they did, and started covering items with plastic sheeting. I saw everything covered before they started working. They said that this size of a basement would take them about two days to complete. They then proceeded to cut up the concrete in the basement. When they were finished and were leaving for the day, they said that they would be back the following day on February 9 to complete the work. I inspected the progress out of curiosity and intrigue and all of my items were covered and there was a trench around the perimeter of my basement where they had cut up the concrete. I didn't hear from anyone the following two days, until the morning of February 11 when an older gentleman and younger man knocked on my door. I indicated to them that I was frustrated that they did not return when they said they would, but I guess the rocks they needed to put in the trench were frozen and they had to thaw out. They proceeded to carry in several bags of rocks and other materials and did some work then left without saying anything. The following week, I'm guessing they returned while I was at work without my knowledge or permission and poured concrete over the rocks they had laid in the trenches. I believe this was on Wednesday, February 17. When I had gotten home that evening I noticed that all of the plastic sheeting had been removed at some point and there was liquid concrete splattered all over some of my items that I had in the basement. There was a huge mess of debris all over the floors, my front porch, and entryway. I waited patiently for someone to return to clean up the mess that they had left, but nobody every showed back up. I contact my apartment office and they said that several residents were having the same complaints and that Swain Co. and been completely unresponsive to them. I was assured that they were working on this and I would hear from someone as soon as possible. On March 10, I went to the office and spoke to a manager in person, and she said they've still been having trouble getting in touch with anyone from Swain Co. I asked her if I could contact them directly to see if I could get a response, and she said I was more than welcome to and wished me luck. I sent Swain Co. a detailed message to

[email protected] and included the pictures of the basement that I had taken. I never received a response. On March 19, I heard from my apartment manager that they had spoken with Adam from Swain Co. and he was going to clean up the mess that was left. She said he would be back on March 23 and nobody showed up then, or the rest of the week. Today is March 28 and it's still a disaster.
