I wouldn't recommend anyone living here they raise the prices every year, I pay more for the lot fee then I do for my trailer. It's unaffordable to live here. They make it HARD to sell because they want you to go through them so you have to jump through hoops to do so.

Yea they don't fix anything in rentals and sell you a house with a broken beat up shed. Broken dish washer. Sun communities refuses to do anything about it. I called them they said they cannot do anything. Pebble Creek Indiana worst place to live. We are also long term renters and decided to own but corporate refuses to find the proper home. Doris is community manager and did contact corporate before purchase of home. Greenwood estates is bringing in 1000 new homes. The manager will take 300 dollars off your rent if you say: I won't move here unless you take $300 off the rent being long term renters. But then the catch is they won't fix up your home. They sold our home to us for 72,000 dollars which is cheap and needs a new shed and porch they refuse to give one before buying. My neighbor has no shed. They discriminate in here badly. They will fix your home partially before purchase instead of fully. It's not right at all not fair. The rules should state your not allowed to sell a broken home. Clearly they don't have rules don't listen to them. They also told me they were able to fix the home partially by adding it on to the mortgage amount. Well if they can do that they can do it fully. They just don't want to. So our home was originally 70,000 dollars when they got done they raised the mortgage to 72,000. The reason we bought the home was because they told us we could add home repairs or renovations to the mortgage anytime we wanted as long as we have a mortgage still. They also know I'm asthmatic and my mother cannot be smoking in the home and refuse to provide a home with a roofed in porch. 185 mystic I had them fix the AC 3 times threatening to sue because I'm asthmatic which is lung disease. We rented at 185 before we bought another home in the park. So they knew long ahead of they sell us a home with a lung disease tenant it's asking for trouble if it don't have a roofed on porch for my mother to smoke on. I have a hard time breathing as it is now. I breath heavy from the smoke in the house. So if I get lung cancer I'll be sure to sue Pebble Creek. My friends say I breathe real heavy now. Mold was found in our mobile home this is why I've been itching. My previous rental home had mold also. Buying and renting is terrible here I'll attach photos. Doris and Amy sold our home with the mold.

Love it here! Management is strict but fair, the ladies in the office are wonderful to deal with. From what I'm hearing around the park is that it improved immensely with this new management. Yes, lot rent goes up, just like everywhere else. That's inflation for you. Hopefully the outrageous inflation will stop soon

Very friendly office staff and a lovely, well-kept park. Pet friendly, too. I bought a home and am thrilled to be moving there in a few months. Highly recommend.

Love this place... I waited to do a review I've now been here 3 months and the homes are beautiful..the community is so nice and well kept.if you have any issues they are quick to take care of things Dorris and amy are amazing they go above and beyond here ❤️ the main thing here is following the rules which are common Sense. My kids are special needs and they absolutely love it here and feel calm. Very safe neighborhood they have a big pool and a room to rent out for birthdays and a park and trail ?

highway robbers completely they stole my money. then i call corperate they sound like they are going to help then dont answer the phone for 4 weeks after saying itll be in the mail in 10 days. Doris acts like she has nothing to do with financial issues Which means I don't know how she's possibly the property manager The entire Community is completely filled with old trailers that they keep putting duct tape on to keep together and they won't top dollar for sale Please run far stay completely away from this place or you will feel What I've been going through

This is an updated review. Originally I had only 1 star and the review was accurate but since then Pebble Creek has made changes to their onsite manager and it immediately started to improve. The current manager has been onsite a year now and the difference is significant. The staff does work with residents to improve issues. Problem residents are handled with the best possible care or dealt with accordingly. While this may seem harsh it makes it a better community for the law-abiding, concerned residents. We purchased a nice double-wide when we relocated to Indiana and when we bought our permanent home they did a great job selling it for us. There are some wonderful retired residents there and young families. Here's a few views from our deck on a snow day.

We have had so many issues with this place.When we moved in, they told us we could use our own washer & dryer. They removed theirs and we moved ours in. Not even 2 weeks later, we get an email saying we have to remove ours or pay to store THEIR washer & dryer each month at their facility.The washer they provided broke a few months later. It took them TWO WEEKS to finally replace it. A week later, the heating element in the dryer they provided went out. We notified them on a Monday. We followed up Thursday and we were told they hadn’t heard anything. We called the next day because there’s 6 of us and we obviously need to be able to do laundry. Once again, they had no update to offer and the “maintenance guy” is out until Monday. That’s an entire week with no dryer and they hadn’t even ordered a new one. They took nothing off of our rent amount to credit us for this and they also didn’t cover the cost of gas to drive elsewhere to do laundry, nor the cost to do laundry at a laundromat. They drag their feet to ever fix anything but don’t worry! If your grass isn’t mowed to their liking, you have the slightest bit of weeds in cracks on the driveway or the sidewalk, they’ll be sure to drop a letter off. They literally drive around each week just to leave letters on residents doors. But take several weeks to fix anything that is actually of importance. Highly recommend steering clear of this God awful place. The rent price is astronomical ($1,610/month for 4 bedrooms) and they just do not care whatsoever about anything that is significant.

The office ladies love to harass you and retaliate you ? they will do anything to ruin your day, they don’t care. most definitely do not buy a home from here because when you want to move they will do anything and everything to make sure your selling experience is nothing but difficult! Do not move here, this place is a bust down ‼️‼️
