The manager Brittany is great. Any problems just let them know and they're here right fix it the next day.I was worried about needing a cosigner moving here but I was accepted by myself since I work right down the road.My stay here, for past few months, has been leaps and bounds above my last apartment a couple blocks down the road.I'll be here for awhile.It's cozy, it's comfortable, it's quiet, there cats around that everyone loves....it's just a great place to be.I really wish I would've moved here first when I moved up here but either way I'm happy I'm here now.Great place.Rents due on the 1st but not late until the end of the business day on the 5th which is 1p times better than my last very slimy landlord Scott Grossman. It's even in his name....he's a Gross Man.Stay away from him and come here instead!

Brittany was very helpful during the lease process. Keep in mind I'm not from the Evansville area originally, but from all accounts from coworkers it's a nice neighborhood. The price is great to me and it's only a 20 minute commute to work.

I am currently facing the same issue as one of the reviewers previously. I moved out of Shady Tree over 3 years with a zero balance. 3 years later I receive a collections communications stating I owe $1000. No consultation with them, they didn't even bother to try and ask me if their numbers were legit knowing they had a property manager who was in trouble regarding money issues. They had 3 property managers in 4 weeks at one point and the apartment complex was full of drug abusers. I'm sure this is one of EPDs most visited apartment complexes. Stay away at all costs

At first this place was great or so I thought. But there’s roaches in the laundry facility you can see them in the display screen on the washers.Also I have a dog who has had fleas off and on the whole time we have lived here because they don’t treat the yards. I have spend upward of $250 trying to get rid of the fleas: foggers, upholstery spray, Capstar, topical applications, flea and tick shampoo, dog spray, and several DIY at home remedies.Not to mention when that our water heater leaked and the carpet squished with water because it was a water heater from the 70’s ? they didn’t do anything about our carpet that was soaked.

Tried to charge us THIRTY FIVE HUNDRED dollars in lawyer fees when they asked us to vacate the property and had us sign ONE piece of paper after a breach of the terms of rent. Not to mention the history of embezzlement mentioned in other posts.

From day one the shady tree staff was wonderful. Anything I needed or if I had questions they were kind and prompt in helping! The on-site manager is amazing and goes above and beyond!

We have found Shady Tree Apartments lives up to their name. Four years after having a family member rent there, a collections notice arrived insisting on an additional month's rent. There was never a contact, call or bill sent, only the collections demanding money. There is a history of embezzlement with the property manager as well. If you rent, keep every receipt and cancelled check for the rest of your life because they will make an attempt obtain more money that is not owed. When we went to the apartment to meet with the current manager, they hid in the office and changed the "will be back" sign every half hour. Very shady operation.Update: After contacting the collection agency who stated "we don't have any paperwork on what was paid", they provided paperwork that does not match what Shady Tree provided us on a personal visit. They did claim we now owe the "current amount" shown because their client said so.Can Indiana please change the collection law to keep these low lives from trying to collect on debt via threats and legal action? It's sort of like the Social Security Department calls that state a warrant has been issued for your arrest, threat, threat, legal action, etc. Pay us to make us go away. This is the worst group I've ever seen related to ethical business standards...with an ex manager out on bail for embezzlement yet those who paid are responsible for theft.

This is my first experience living in an apartment and it has NOT been a good one. Since we renewed our lease in July (which didn't get fully renewed until at least a month later because it was messed up), our account has been messed up. Every month they have been charging more than the lease states as well as charging us additional fees that were unnecessary. Office staff has repeatedly said they are going to fix it and it is still messed up. 0 out of 10, would not recommend. We are breaking our lease because they won't allow us to sublet it, not that I would want anyone else to have to live here.
