Management is rude and the units are poorly kept with multiple code infractions. The property manager is ill informed, non communicative, and seems to genuinely not care.

If I could give zero stars I would. Lived there about a year or so and then PMR or whatever they are called took over, office is non existent. You'd have better luck calling the white house and the president answering. Rent went up astronomically, the only pro I'd give them is that I had quiet neighbors, and that's pushing it.

We have lived in LFT for over a year now and we have not had many problems! Maintenance is very quick to address requests (I got my broken fridge handle replaced the same day), and we recently got new washers and dryers in the laundry facility. Most neighbors are quiet and friendly. It's just far away enough from the Lloyd Expressway that we rarely hear traffic. Staff is flexible on rent payments and recently bundled our Spectrum internet with rent for a discounted rate than what were paying separately. Only issue is some of the washers do not always spin out all the water in clothes, but it's easy to make a maintenance request for it. Overall good experience!

Lived here 6 years kicked out because my upstairs neighbor broke a water line, Amanda is rude and a coward she is the property manager. She wouldn't even try to get a new apt for me and I've never been an issue. They gave me 7 days to get out. Terrible people and total lack of empathy. I've never felt treated so bad by anyone and it's amazing that they even have people in their lives that love them. I would hate to wake up and see her ugly face in the morning. Despicable people on every level and they left my roof still leaking after 5 days. Maintenance is non existent at the property. Old apartments the walls are paper thin and you can literally here people taking even the slightest step. All the washing machines are broken and never fixed and there is dog feces all over the property and the outside smells like pee. The dumpster stays full and good luck getting ahold of anyone in the office (unless they're kicking you out) way overpriced old apts from the 70s with absolutely no renovations done . They raised the rent by $300 in the last year and a half. They're shady corrupt and honest to God terrible humans that run this. This is a warning stay away from these people out your money somewhere else this place is not worth it.

If I could give zero stars I would. Do NOT rent here if you can help it. Ever since PMR took over it has been nothing but a dumpster fire of problems! Rent went up over $100 when management switched, but things at the complex got worse instead of better. Destiney in the office is rude and unprofessional. They blatantly ignore phone calls. The amenities are non-existent. Have fun doing laundry elsewhere since they closed the laundry area in August and still have not fixed it and it is now April. Pool is open for a month(maybe). They “fixed” the driveway but the concrete is already crumbling on the hill and if you don’t drive an SUV have fun scraping the bumper of your car every time you leave. The office staff are never in the office even when they are open the doors are locked. Maintenance takes forever to fix things, didn’t have a working oven for almost 8 months even though I told them on multiple occasions what was wrong. Renters BEWARE!

I moved in about 4 months ago. I was unsure after seeing the reviews about the maintenance and property but I have not had any problems yet. I have only had two problems needing fixed and maintenance completed them. The ladies in the office are always nice and eager to help me when I have questions. The apartment is affordable for me.

I just moved here and I must say that I love my new home! I had a minor issue and maintenance came out immediately. The office staff is very nice and professional. I'm glad I made the decision to make Arbors At Red Bank my new home!!!!!

CROOKS! DO NOT MOVE HERE. I filled out a move-in inspection form when I moved in, which notes the MULTIPLE LARGE STAINS on the carpet. Just moved out, got billed $374 for “carpet replacement.” When I called, Destiny (who was extremely rude and unprofessional) told me they “didn’t have it” and blamed this on the change in owners… like that’s my fault and something I should have to pay for. Unfortunately my pictures were on an old phone. The buildings are also loud and very gross.Do not move here. They will screw you over.

So unprofessional! Charged me for defects noted in my move-in form. When I asked why, Destiny said they didn’t have it and (over)charged me even though THEY LOST THE FORM.

maintenance never handles anything. the dryers never dry clothes. people in the office never answer the phone. the pool was open about a month out of the summer. there are no amenities besides the pool that was never even unlocked and one patio table. there is no insulation and can hear conversations from other apartments. faucets are hard to turn on. i had to fix my own sinks/shower/ toilet. water was dripping from the ceiling in two different areas.

Convenient location but that's about it, got lucky with a promo they had going on or might not have moved here. Potholes were so bad at one point and basically had to fight the landlady for them to do anything about it. Had to call the city to ask who really owned lakeside rd which it turns out to be privately owned. They started patching things not long after, thank god. Started having problems with the neighbor and she basically told us we were SOL, so we got out of there. Honestly a blessing in disguise since it lead us to perfect timing on buying a house. Because of that, 3/5.

It's a decent place if you don't mind roaches even though you pay for pest control and the fact that maintenance hardly fixes anything. When they do, it's never don't right. Rent is very high for the low quality of maintenance. And the ROACHES get bad no matter how clean the apartment is. No sprays, traps, or pellets will keep them away.

The rent is too high, and there will be all kinds of fees added on every month. The laundromat is always broken. Management doesn't answer the phone during business hours.
