FIRST: The on-site staff and the maintenance crew are excellent!
However, it's obviously clear that the suits up in Carmel don't care about these properties. They reduced services and cut office hours as if it were a bonus for those of us who live here. I've lived here almost 7 years. It's billed as a luxury apartment complex. Every year my rent goes up by at least $100. But there are never any improvements to the facilities. In fact, things are just falling apart and it's gotten to the point where I'm going to have to call the city inspector, because the corporate up in Carmel does not care. They are all about money. So here's some photos of this luxury apartment complex. These photos were taken the last couple of days but it's been like this for at least 6 weeks. IF YOU'RE CONSIDERING LIVING HERE, I WOULD SUGGEST YOU NEGOTIATE YOUR LEASE DOWN. BECAUSE WHAT THEY'RE SELLING YOU IS NOT WHAT YOU ARE GOING TO GET. Just show them the pictures. This company is absolutely awful to tenants. I live in Union Green and the management just does not care about you at all. I’ve been trying to resolve an issue they caused (that cost me several hundred dollars) for about 3 weeks, and no one responds in a timely manner. I was getting nowhere with the building manager, who eventually told me that because they caused the same issue for multiple tenants, they “had to be fair” by not doing anything to rectify the situation. So instead of owning up to their failures and making it up to all of us, they instead are saying they won’t help any of us, which makes no sense. So I tried reaching out to the regional manager (Deb Gardner), who brushed me off completely, and then after I sent multiple emails, told me that she has other properties she manages, and would maybe get back to me when it’s convenient for her. It seems that actually dealing with tenant issues is beneath her, so right now I’m just out the money they screwed me out of, and still have to be paying their absolutely ridiculous rent prices. Don’t let their fake friendliness and air of professionalism convince you it’s a good place to live, because as soon as you’ve signed your lease that all goes out the window. I’ve lived in 4 other apartments previously and have never dealt with a company who is this awful to deal with.

Jc Hart is a very prejudiced company if you’re not Caucasian, you get disrespectful. How this company can get away with this…. I have no idea someone needs to investigate this company. if you’re not Caucasian, do not rent from this company, STAY AWAY or you will be totally put to SHAME.. and disrespectful.Case in point..one Jc Hart employee made reference to me that he have a Lot of white sheets on his bed.

I lived in Ivy Town for 3.5 years, and never ever caused any issue for management. I was single at a time and worked all day and rarely had a guest. I always have kept my apartments (I have been in at least 6 rentals) super clean and never had a case that management does not refund my deposit. Funny enough, the J.C. HART decided that my super-clean apartment needs “odor treatment” (No I did not have pet), and take all my deposit (to be fair, they issued a 3.5$ check for rest of my deposit). I highly recommend, avoiding J.C. HART, because it seems like it is about taking money from tenants as much as they can.

Sparks Apartments and its parent company J.C. Hart Company are crooks! I applied for an apartment for this community and was declined (now I am so glad). I was told the $200 would be refunded if my application was denied and the $50 application fee would not be. Well, it has been over a month and this company refuses to refund my $200. Why is so hard? It should have been refunded to my card in the manner they received it, but they said they would cut me a check. I have emailed, called, and provided an address (which they claimed they did not have, even though it was on my application), yet I still have not received my $200.Now, I have to pay $89 to file a small claims to get my refund.Run from this apartment community/company. I can only imagine how hard it would be getting a security deposit back.

I really enjoyed renting through them until I got a final bill statements for items I didn’t even damage. If you rent through them take pictures of EVERYTHING at move out. This was my first experience renting a unit from this company and it will definitely be my last.

I have worked at J.C. Hart Company for over 4 years and have been a Resident at several of their properties for over 6 years. I was so impressed with how they ran the apartment community I lived in, I decided to apply! More than 4 years later I can truly say it was one of the best decisions I've made.This company treats its Associates like family. There is constant opportunity for growth and development and the teamwork here is unlike anything I have seen with any other company.

Avoid this company.My girlfriend and I lived in one of their apartments for 3 months and broke lease to leave. When I abided by their lease-break and renters agreement, they failed to. They broke Indiana law repeatedly entering into the apartment under an "emergency" clause to ensure my heat was left on. It doesn't explain why they entered multiple times if they thought I vacated the property and why they stored remodeling equipment in the apartment prior to my lease being up. I wouldn't have been able to enter if I turned in my keys and didn't continue to use the apartment for a few weeks. They also made no attempt to reach out to me to enter and did not log it in the system that they entered. When I repeatedly inquired why that happened they simply ignored my request. The Riverview Apartment Manager and J.C. Hart's new Regional Manager are aware and simply don't care. J.C. Hart's motto is "J.C. hart cares." According to the two previously mentioned, J.C. Hart will enter into your apartment without prior consent and without logging it.I say they owe me about $700 for violating their lease agreement and early lease termination by making me pay for December's rent. Ultimately, we make about $800 a month back by being out of their over priced and cheaply made apartments. Though, if they seek retaliation against me for these posts, I will contact the City of Indianapolis. For more details, check my post at Riverview apartments. I go into more explanation about what lead to my decision to break lease and move out.Because of the character limit, I will add only my last addendum from Riverview Apartments to this post.Addendum 4/2/21: The apartment manager, the regional manager and now the Vice President of Marketing are aware of this problem. The Vice President of Marketing Mark Juleen responded with a long statement ending with "It is our position that both parties have fulfilled that lease termination agreement, and if you require further assistance in the matter you will need to seek it outside of J.C. Hart Company and Riverview Apartments." Wow... He's really saying "go ahead and try to sue us." When they built this complex it was to help support the area... If they violate my rights, what are the chances they're violate yours? On July 1st 2020 a Notice of Tenants rights for the City of Indianapolis law went into effect in which landlords like J.C. Hart Company must obtain a signature from new renters acknowledging your rights with their form found on the city's website. Make sure they give you your rights and you take a copy of it. I cost them about $12,000 by moving out of their terrible apartment and they'll hold on to every penny they can. Just wait until people start moving out, these comments are just going to get worse. NEVER TRUST J.C. Hart. What else can I say? This is all just my opinion after all.When you contact the VP of Marketing, The Regional Director and The manager of the apartment about the lack of rights, they just ignore you.My students will say they want to move to a nearby J.C. property, I'll tell them that they aren't worth the money and that they will ignore your renters rights and suggest finding other places to live.

J.C. Hart has been the best company I have worked for in my career! They truly value their associates and take a vested interest in each persons success. I have enjoyed the last 7 years with this company and look forward to many more!
