Came up for a one night stay from Chicago. Loved the location and the beach was empty. Front desk staff were friendly and quick to assist. Rooms are basic and a little dated, however bed was comfy and I found the room to be clean. There are wood fire pits and gas fire pits available for use too!

Unfortunately the hotel is a bit run down. There are cobwebs on the ceiling in the rooms. The bathrooms are dirty and in urgent need of renovation. The hotel otherwise looks very deserted and creepy.
The elevator security check had expired and the vending machines were empty.
The staff is reasonably helpful.
The pool was being renovated at the time.
The beach and the park, on the other hand, are very nice and clean.
I recommend staying at a hotel in Zion and driving to the beach.

First and foremost; the potential of this place is so great. It is sitting on a unique and premium location, next to a very beautiful park and wilderness restoration area. It's truly one of the most relaxing parks to swim in Illinois. But before I talk about how it could be I just want to mention the things that are not working.
When you arrive you wind through a stunning wetland area with native plants only to pull up to a facade that has sad neglected landscaping and some weird chimney that's trying to be a sculpture or something? It looks so odd. The building is solid, has early 60's vibe to it. The lobby is very spacious looking over the restaurant and onto the lake, which gets you excited for dinner. The check in table is oddly tucked away behind against the wall, and you have to wait for a while because the front desk person is on multiple calls she is answering but the hotel is total ghost town. Once we get our key, we are informed the restaurant is not open today or tomorrow only certain days. Which is a total bummer, because you have to drive back into town to eat at small hole in the walls. We hoped to dine at the restaurant because it was my bday; but perhaps our fault because we missed the fine print.
The room looked pretty nice, but upon closer inspection some repairs have been over due. The balcony is so tiny you could barely fit two chair sideways, but that's if you wanted to belly up to the leaking air conditioner. Also the chairs and balcony was full of spider webs and bug carcasses. The bed was probably the best part, pretty comfy. The tv channel selection was super sad, but I could live with that. It was pretty quiet until around 8pm people down the hall started partying super loud. It was multiple rooms partying together, slamming doors drunken howling. The entire hotel was empty but for some reason they decided to fill like 3-4 rooms adjacent to each other. The partying lasted into the night.
This hotel has massive amounts of great space, a restaurant with nice tables and large glass windows and patio over looking the lake. The patio is neglected. The lobby is eerie empty full of weird corporate art. We decided to take a stroll outside but the landscaping was non existent and you have to cut through some weird ditch and sad worn out grass but only to find out there are no places to sit really by the shore. Pool under construction and you are better off moving down to the beach that belongs to the state park, it's much better maintained.
I would like to say I would LOVE to see this place flourish. Could be such a wonderful place to get away for a few days from Chicago. This place desperately needs some revenue flow and investment to spruce up things. The restaurant could bring in the revenue if you have it open and maybe invite live music and serve food that is well priced. Have nights where local people living near the hotel come to see an open mike event and buy lots of drinks. I could see a lively restaurant with a nightly grill offering fish and other grilled seasonal veggies and a few quality beverages, perhaps locally sourced? We want to spend our money on site AT YOUR hotel, and would have gladly spent extra money sitting looking at the lake eating and drinking. Get some native plants and make the entrance lush and inviting! How about getting rid of that crematorium like chimney? Doing a deep clean on the rooms, touching up paint in many areas? Cleaning the elevator. Doing some killer landscaping on the lake side with benches, more native plants gravel lots of native grasses and inviting shore line? Maybe an actual pathway with stairs and gravel to the lake? Also I would love to see a re-entry point on the lake side that works with key card. At the moment if you are outside all doors lock behind you and you have to walk around to the front of the building to get back in. I envision so many awesome things for this place, but at the moment it's echoing emptiness and slightly unmaintained feel

Had a pretty negative experience, but the location and the morning server at the restaurant were awesome. If more of the staff were like her, this place would be awesome. I checked in kinda late with my family. I booked a room with a lake view. I didn't get much of a view. I attached a picture. I asked the front office if there was a mistake, she answered,"it's a view, not a good view, but it's still a view." I went back to my room and noticed how filty it was. I also attached pics. Also the mini frig was leaking water and we needed it so I went to talk to the front office. The staff member told me the mini frig issue was normal and she would send someone to look at the room. We could shower because there was someone else's hair in the tub, the floors had something spilled and dried, and the toilet seat was something on it. I eventually called booking.com since the front staff had ignored me. The rooms are filthy and the evening staff need training on customer service immediately.

Beautiful view of the lake from our room! The room was very dusty, the vent in the bathroom was covered in big clumps of dust, pillows were very thin, and the mattress was hard as a rock. The tub, shower, and sink were very clean. The microwave and fridge worked. The front desk clerk seemed annoyed at having to check us in when we arrived. She was not friendly at all. The young man at the front deak at 6 am was very pleasant and friendly when I went and asked for shampoo and conditioner.
Nearby activities: Hiking, fishing , and swimming.

Hotel rooms could be cleaner, and a heads up that rooms are cleaned only for 3+ day visits. Service was good at the front desk and restaurant, and views were great. Kinda pricey for it being so vacant, but all in all, it was strangely peaceful.

Location is amazing… right on a clean peaceful beach. There’s multiple patios and sitting areas over looking the water. The grassy area leading up to the beach could use some landscaping as there’s some sticker patches but overall the area is great if you like being outside- lots to do. The room was clean except the towels seemed old and bathroom needed towel hooks. The food and drinks at their restaurant on a Friday evening were fresh & good.

Let's get one thing straight, the private 24hr beach is worth it if nothing else. A beach bumb or nature enthusiast would love a visit here.
The hotel itself is nice on the surface but something just isn't right about this place. I never leave negitive reviews but I could go on and on about this place.
The staff was mediocre. They need someone to maintain the landscape. The restaurant didn't open once and the front desk tenant "didn't know how to open the gift shop." They do not take out your trash or seem to have room service during your stay. They don't change sheets or offer many towels in the bathrooms. I also didn't see any information about spare toiletries. The staff just doesn't seem to care at all and I felt very unwelcome. The pool was closed for renovations and the common areas were quite boring.
DO NOT GO IN THE WATER IF YOU CAN'T SWIM.
There is NO LIFEGUARD on duty.
I stayed in rooms #301 and #207
301 - The bathroom was beautiful and the view of the lake was good, for the price it needed to be. There were ants on the end tables and spiderwebs on the balcony. Our family couldn't take our luggage off the cart because we didn't want the bugs getting in. Thankfully we didn't see anything in the bed. The microwave was dirty and the air in the room was stuffy. The suite was beautiful but the little things made it uncomfortable.
207 - Definitely had a bad vibe. The room itself was a little small and would be cramped for any more than 2 people.
While in there I heard someone scream in almost an echo sound "get out."
I also heard other supernatural - feeling screams/sounds that made me rather sleep in the . In the hallways I felt as if someone was following me, no one was there.
I had weird dreams while on the property and kept seeing things in the corner of my eye, just to turn and nothing was there.
Upon further research there have been multiple deaths on the property and I'm not the only one to hear/see unusual and chilling anomolies.
I would go back for the beach but the hotel could definitely do better. I understand the supernatural element isn't exactly their fault but the service still needs improvement. Be safe at night if you do stay here.
Rooms: The rooms were decently clean. 3rd floor suits were definitely worth it however they did have gnats, spiders and ants in the room.
