Living here was my first apartment in the suburbs, and I would have never thought that I would be treated so much worse than any of my tenant experiences in Chicago.
My advice to anyone is to take the time to read through all reviews, and make an informed decision.
During the coldest temperatures this past winter, I had no heat. It was less than 30 degrees in my apartment for several days. The first time I reported it, the maintenance ticket was closed with no update. The second time I reported it, I received several different reasons which ultimately landed at no resolution and I had the option of moving into another unit.
They acted as though they were doing me a favor by offering this, and by granted my request to not have a penalty move out fee. I ultimately chose to part ways with Gates of Deer Grove because I didn't want to spend money moving at the risk of having the same experience twice. They refused to waive my final rent payment (which was only $459.92), and told me that they already waived the penalty move out fee... when they are the reason I had to move out.
As part of my job, I oversee two departments that are responsible for resolving customer issues and providing stellar customer service. I have NEVER experienced this level of disrespect and incompetence.

The worst residential complex!!! they never clean the snow this photo is 3 days after the snowfall they never clean the carpets, it’s so awful. I can’t believe that I paid 2000$ a month to live like this. I'm already counting the days to move

Thin walls, you can hear sneezing, snoring and casual conversations. The floors are warped and creaky so you can hear any kind of movement. Neighbors in my building are super disrespectful and rude, they play their movies and music incredibly loud. They don’t discipline their kids so you’ve got kids running around with their dogs playing fetch for hours. You would think they would wanna be neighborly and have some awareness for others but when you try to talk to your neighbor, they ignore you and are even louder. Packages mostly always get stolen (someone stole DoorDash food delivery too).Terrible smelling hallways, even when they carpet clean, it makes it worse. Laundry is expensive and most of the time, machines are broken or worn down. This is an old building. Lead paint in the bathroom walls so make sure to ask about it too. Every year, rent goes up at least 5% too. I used to pay $1400 and now it’s up to $1600 with utilities in just 2 years for a 1 bedroom.

If I could give 0 stars, I would. This apartment complex is INCREDIBLY overpriced for the terrible conditions you have to live in. The walls are like paper, if you live on the first or second floor - have fun listening to every little step, water faucet, and toilet flush above you. If you're lucky enough to have a patio, you can't actually put anything on it as far as personalization goes (anything but chairs is basically a no-go). While you're paying out the wazoo and for some reason still don't have in-unit washer/dryer units, $6 for an entire laundry cycle every time...
No storage space, doors fall off the railings all the time, everything is covered in LAYERS of paint. We don't even have ceiling lights!! We had to buy our own lights/lamps for the living room and we are paying over 2k for the terrible apartment. Oh, and dead bugs all along the hallway right outside the rooms.
Do yourself a favor and go somewhere else for cheaper. Anything is better than this place...

This is one of the best, if not the best, apartment homes in Palatine! Great neighborhood, great neighbors, very friendly and professional staff. Sharon and Flo are the best and extremely helpful and welcoming! If you're looking for a place that actually feels like a home, you found it. Welcome!

Best maintenance guys ever! The office was always courteous and helpful, despite the crazy pandemic. The property is nice for just going out and walking, we spent a lot of time at the pond counting frogs.

Moved in July and have had nothing but problems since I moved in. This place is dirty and old and not kept up like promised. Not only is rent pretty high but you have to pay for laundry if ur on first floor which is about $5 for wash and dry. Hallways are smelly and old carpet that’s never washed. Front entrance have bugs and cobwebs all over and have not been cleaned once since I’ve been here. Apartment was dirty when i moved in. Looked like they were in it for maybe 5 minutes. All a/c vents and heating vents were FILTHY with crud dust and leaves. Carpets were barely vacuumed, blinds were legit dirty and needed to be cleaned. Oven was broken and maintenance tried arguing with me about it just being old and needs to take time to heat up but in reality it’s probably from 1970 because it doesn’t even have a preheat. My kitchen cabinets were and are missing shelves. The beautiful brick wall they display in pictures had cobwebs that I needed to clean. The walls here are so thin I can legit here everything my neighbor is doing including him snoring at night. I wouldn’t recommend anybody ever living here especially if you’re not a smoker! Another thing promised and yet I see and smell cigarettes all over campus. Super disappointed living here can’t wait for my lease to be up!

Has been extremely difficult finding apartments in the area that don’t have super low ratings, and then found this place- decent reviews and looked promising.Scheduled a tour with an agent via email. Confirmed a time. Mapped myself there and maps said the complex/leasing office was Permanently Closed. Went anyways since I had confirmed time. Arrived and there was a sign on leasing office door saying they were closed for the day. Called the phone number of the agent who confirmed my time- got a “this phone number does not exist” message. Wth?? Super bummed.

I've lived here for 1-1/2 years. Great apartment complex to live. Great leasing consultants & maintenance crew. Repairs are completed very quickly & friendly. You've got to move here!!

I lived here for three years. It's a dog friendly, safe and clean community. Not as fancy and updated as some of the others but it was spacious and perfect for what I paid at the time. The only downsides were; not enough spots in the parking lot and frequent issues with washers and dryers. Aside from that, Sharon at the leasing office was always pretty prompt and helpful and I enjoyed living here. Just paid my rent and lived safe, comfortably and unbothered with my two pups in return. This is how renting should be. I also loved the dog park and pool. I'm currently leasing elsewhere, in a property managed by 33 Management. It's a slightly more updated apartment just one town over. 33 Management is a MESS of a company. It has made me realize how great I had it over at Gates of Deer Grove, under Harbor Management! If Gates of Deer Grove updated their units, I would be back in heartbeat. Still, solid experience living there and I would recommend it.
