This is an amazing property. It’s seated on a very prime land in the north shore. I’ve been living here for a year and now in the process of renewing our lease. The rooms are clean, maintenance is quick and does excellent work. Clean and safe parking space and a car wash (with warm water) accessible to all residents. Friendly staff.. friendly residents, easy 2 minutes access to the main highway that’s a straight shot into Chicago downtown… Mariano’s grocery store is literally down a few doors away (4 minutes walking distance), never experienced any security issues, clean swimming pools to enjoy the summer, the list goes on and on… and then there is Meg, she is magnificent and always jumping with solutions.. I love this place

I’ve been viewing lots of apartments and it’s been extremely exhausting. But when I came here it felt perfect, not only because of the amenities and the layout but a lot due to Pat! She was absolutely amazing at explaining things to me and showing me everything that I was interested in. I am very excited to move in and start my new journey.Thank so much pat!!!

I have lived at TGM NorthShore for over four years and am finally getting around to writing my review. I can not say enough positive things about living here. The location is so convenient. I love being steps away from Claim Company, Marianos and other North Shore gems, such as the Botanic Garden and Ravinia. Located just off the expressway, even access to Old Orchard and the city are easy (aside from the horrendous construction on the Kennedy)! The management, doormen leasing and maintenance staff are professional, friendly, and most importantly, responsive. They are super-accomodating and have gone above and beyond for me on multiple occassions! The amenities are fantastic! I love having indoor parking, a pool and access to the grills during the summer. The fitness room is so convenient, and although I've never attended the classes, I love that they offer yoga classes here twice per week. I've hosted birthday parties, graduation parties, prenuptual dinners and holiday dinners in the Party/Dining Rooms. I've spent countless hours working in the office center and conference room and when my kids lived here with me, they loved to spend time in the theater and play with the golf simulator. And when my brother comes to visit, he always raves about the delicious free coffee across from the mailboxes. I have truly loved living here and would recommend 770 to anyone looking for a special place with loads of amenities to call home on the North Shore!

The apartments are beautiful, high ceilings, full size washer and dryers, and the Fitness center and movie theater are incredible. You can’t beat the location either right next to grocery stores and restaurants.

Meg is simply the best. She is so kind and truly wants to help and I could feel it from the moment I picked up the phone to see if she had time for a tour. When she let me know the concierge James would meet me and at the front and make sure I was directed to her office. Not only was it a surprise that TGM Northshore has a concierge but also truly made me feel like this was a home vs just another apartment community. He interacts with residents in a way that I knew he cared and was genuinely excited to help his residents. Meg gave a comprehensive tour and made sure I felt comfortable and every resident we saw greeted her with a smile. What could have been a tough situation was made truly easy. Thank You Meg and James!

About a year ago, I looked for a quality, professionally managed rental while family members returning to the area temporarily occupied my house. I determined that TGM Northshore was the best option in the area, and have not been disappointed! I have just moved out, and I highly recommend TGM, especially for any type of long-term temporary need. I found the management staff, especially Pat and Meg, extremely helpful and pleasant; the level of maintenance in the building was outstanding, and the door staff and package reception were very helpful. I didn't use the various amenities (pool, grills, party room, golf simulator, etc.) much, except for the fitness room, which was excellent and much better equipped than necessary for the amount it is used.It is a non-smoking building, and there seem to be some violators. It's a pet-friendly building, and naturally there are some cleanup issues, which the building seems to be on top of. I did not experience noisy neighbors (or any other neighbor problems) but this is a very large building, and I see from other reviews that some people have had difficult experiences. Some have commented on the number of times the elevators are reserved for moving. Yes, it is inconvenient that there is a not a dedicated freight elevator, but at least the building has several elevators, all of which are accessible from any part of the building, even if it's a bit of a walk. Again, the sheer size of the building contributes to the number of elevator reservations for move-ins and move-outs.The building is a solid choice, and the rents are not bad, considering the level of maintenance, amenities, and services. If one were going to make one's permanent home in the building, you might want to invest in some lighting, window treatments, or different paint colors, because while well-designed and functional, the apartments are intended to be very neutral, and not luxurious.

I relocated from the building more than a year ago. Objectively, the amenities, maintenance, location and staff level personnel are terrific.New residents should inquire and receive an honest quote for utilities, i.e. trash, water, etc. My ballpark quote was about 50% less than my actual monthly bills. I paid less than half for an apt. 2x the size of TGM's for 5 years in Evanston.When I moved out, the range of rent increases was $226-$450/month. The Bait is initial inducements to move in; the Switch is if you happen to want to renew your lease.When my car got towed from Guest Parking, I was told that the building had nothing to do with and could not control the Towing Company. Uh Huh? Yes, the Tow Company was sneaking in the garage and towing cars every night without any authorization from the building ownership. A Rhodes Scholar isn't needed to structure a more rational visitor/resident guest parking system. TGM likes the status quo or they would have changed it.TGM property and business managers promised to return my deposit before and after I vacated my apartment. It was vetoed by the elusive, unreachable and inaccessible TGM Corporate crew. The thing about undermining local property management is that it is invariably counter-productive in matters of this nature.I was hospitalized the day of my move out. TGM had more than 30 vacancies listed for immediate or near-term occupancy. So, I paid the agreed upon rent through the day I moved, the building didn't lose any money, and they painted around the few items that were left in the apt. after I was hospitalized. Nevertheless, Corporate decided to keep my money after local managers were stringing me along for several months. I suspect that on-site managers were embarrassed.Bottom Line: Get everything in writing before signing a lease with TGM. Read their Reviews online. Front-end nicey nice doesn't convert to back-end loyalty or kindness. Deception is not an episode here and there. It is a pattern. Residents are TGM's ATMs. Nothing more, plenty less.If you have plenty of money and tolerance, never mind. Otherwise, renter beware.

I visit my grandma (87) here weekly. Over the weekend I went over to assist her overnight, while there my car was towed. When I went to the front desk the staff member knew the phone number and address for the towing company without looking it up. The tow cost me over $200. The building is not proactive and issues no warnings regarding parking rules. Additionally, the towing company reported that they tow at least 2-3 cars per night from the building. Seems like a shady way to make extra money.

I have thoroughly enjoyed living here. While I am moving out to my new home, it is bittersweet, as my time here has been great. The doormen, cleaning staff, maintenance crew, leasing office folks are all great. They are all friendly, helpful & kind. (I have also found the other residents to be very friendly too.) The office communications sent out to give the residents info on various things affecting the building, are timely, well written and often include a bit of humor. I would have zero reservations moving back here if I needed a rental again.

Just moved out of TGM Northshore, lived there for a year in the “Grand” floor plan. Overall my experience was great. The leasing office was helpful and maintenance was quick on requests. Didn’t use the amenities much due to covid/shutdowns but the spaces were always very clean and nice. The doorpeople were so friendly and helpful!! Overall, I had a great experience at TGM.

It was very much glorious all over, the whole building complex.The Leasing COORDINATOR, MS Meg. Is awesomely knowledgeable and informative on TGM NORTH SHORE.I Really appreciate the neighborhood views from the different apartments. The Demos a 1-Bdrm with a Study room.was really spacious and having a touch of elegance to the styling of the furniture and ALL THE ROOF TO VIEW of the neighboring commercial propertiesRight next to TGM.The 2-Bdrms with Study Room. It too, had plenty of space for a couple to call their own HOME.The windows show such spectacular Community view.I really had a GREAT DAY AND I HOPE TO MOVE FORWARD WITH THEM TGM NORTH SHORE.

The new administration were rude and incompetent. A neighbor, who since moved out, had been smoking in his apartment and on his terrace but we received a harassing letter after being accosted in the gym, accusing us of smoking in our unit! At this same time, I saw this same administrator purchasing 2 cartons of cigarettes at Thornton’s! Interesting! The drawer fronts fall off in your hands and after requesting maintenance to fix this problem, they never came nor did they call to reschedule. The fridge door and ice maker were dysfunctional, and yet again, no maintenance claim had been followed through. We dealt with these issues only because we were moving out at the end of the month, and we had a newborn in our unit. Actually, after the rude treatment, after two years living there, we decided to relocate to another building instead of moving into a larger unit.No complaints about the door men, they were always cordial and respectful. The problems began when we noticed that the administration had changed. Clearly the newest team had serious personal issues which created a volatile living environment so we moved out. We’ve never used the video room so not sure what the issues were. We have noticed that there are many empty units and they are now offering one month free for new tenants. I suppose they’ve not renewed their leases for many of the reasons included in the reviews. I guess we weren’t the only tenants leaving after calling this home for years! Maybe corporate will take note, and hire a more cordial team again! Diane, we’ve missed your kind words and smile each time we crossed paths!
