Now that I have been living in a much nicer apartment in Vernon hills for few month, I can speak about deer valley apartments. First 90% of the people who live there are Indians which is neither bad or good. From my experience they are not very friendly people. They don’t say hi or good morning when you pass them by or acknowledge you. If you live in a unite with Indians then the whole hallway and possibly your apartment will smell like curry during meal times. Now let’s move to the apartment. When I moved in the unit was not very clean and I had to hire someone to clean it. Maintenance can be a hit or a miss. If it’s an emergency you might get it fixed soon but if it’s not you might have to wait for weeks, months or even be ignored. The kitchens are very small and don’t have much storage space. The washer and dryer are stackable and very small. The windows are old and sometimes you have to spend few months at the gym to be able to open them. The gym is extremely small it’s pointless to even use. Don’t even bother. The community center is also very small. Finally it is supposed to be a secure access buildings but or building door never worked and was always open. Oh and I forgot to mention, I have not seen a single person who walk their dog pick up after them. There is dog poo everywhere and I stepped in it few times. I think that’s why there are flys everywhere during summer. I do pay more now but it’s a new building, friendly neighbors, quick maintenance, and real amenities.

Do not move here. This place is over priced the management is horrible. They refuse to fix anything that devalues the look of the place. Morgan is a horrible leasing manager. Please find another property

Apartment was and is infested and I mean INFESTED with fleas in the carpets. I do not own a pet, have a robotic vacuum, and am still massively struggling to get rid of them. “Pest control” did not see a problem and management gaslit me. Do not, I mean do not rent here especially if you are like me and a student at the close by university because fighting this infestation has been an actual nightmare and taken SO much time away from my studies. Please, please do NOT rent here because the prices are good and the units are big, there’s a reason something seems to be good to be true.

writing another review because it has been over a week since deer valley responded to my last review saying they were going to reach out to resolve things and there has been zero attempts to contact me. I will reiterate the problem: water line burst so the town turned off the water to the entire complex. for 4 days we had little to no water. it was completely off during the day and at night it was on at about 10% pressure meaning we had just a little tiny trickle of water coming out of the faucets. tried to do laundry and dishwasher but clothes came out dry and still covered in detergent and dishes came out still dirty. had to boil pots of water to fill up the bathtub just to take a bath. could not flush the toilet at all and this was during the weekend when everyone was home so we had to just pee in the toilet and not flush it. morgan at the front office told us there was nothing she could do as far as a rent reduction and that if we dont pay on time we will get a late fee. she was not helpful or empathetic to the situation. this place is completely taking advantage of the people who live here especially the people who arent able to stick up for themselves. it is truly upsetting to live in a place that completely ignores these issues but will still send out emails about "join us for bingo night!" I just want a rent reduction for the days that we were without water

The water was out for 4 days last month, making it impossible to do laundry, wash dishes, or shower here. The complex provided little assistance during this time and encouraged us to stay with friends and family, or to get a hotel. They did not guarantee that any fees would be reimbursed, only stating that they would assist those they deemed "eligible." At one point, they even suggested getting water from the fire hydrants outside, in the middle of winter! Dealing with this situation has been an absolute nightmare, and Deer Valley is expecting rent to be paid in full, despite legally being required to reduce rent for the 4 days we were unable to use the water. Property manager Morgan said the higher ups are "talking about" providing a credit to rectify the situation, but have not specified the amount or confirmed if it will actually be provided. I made Morgan aware that Deer Valley is legally required to rectify the situation, but it seemed to fall on deaf ears.

We have been here for two years now and for the most part everything was ok until we moved from our one bedroom to a two bedroom and found out the one of the toilets was leaking due to there being four layers of linoleum flooring on to of each other which prevented the toilet from sealing. Maintenance told us they will fix it soon. After 3 weeks of nothing happening I touched base with them and was told that they forgot about it but they will take care of it the same week. Another week passed and nothing so I touched base with them again and again I was told they will take care of it soon but nothing happened. We have been with one bathroom only for over five weeks now and we stopped believing them. We don’t want to move in winter so we have no choice but to wait until it warms up. It’s not like this apartment is cheap anyway. Very unfortunate.

Poor management! I was show nice clean apartment when I visited for tour. But when I got in my actual apartment it was not clean. The induction top was so messed up and dirty! Doors were not painted properly. Refrigerator was damaged.Worst part - When I asked management to replace the dirty induction unit they dined to do so!I would not recommend staying here.

I have been a resident at Deer Valley Apartment’s in Lake Bluff, Illinois for over 10 years. I have always considered Deer Valley my home due to the cleanliness, maintenance, management staff, and privacy. I have made lifetime friends, not neighbors. My physical condition of having one leg, the SERVICE here has been phenomenal by management which has assisted me in a Better Quality of Life. Also, I have referred others which have moved into our community. The rental rates are fair, especially for me since I am retired on a fixed income. I would HIGHLY RECOMMEND renting here.Thank you Deer Valley !!!

Management was flawless when it came to communication, touring, and accommodation. They were quick to respond to questions/complaints, thorough with touring the unit, and flexible when it came to accommodating to our living inquiries (e.g. electric grill, emotional support animal/service animal, noise complaints, etc.). Maintenance is readily available and overall great for the most part (though it took over 2 months to repair a window that cracked from the wind).However, Deer Valley Apartments are far from luxury and I can’t justify the cost of rent for the quality and amenities provided.1. My unit was poorly maintained. We were told that each unit was professionally cleaned but a black light on the carpet showed MANY stains (what I presume to be urine stains from past pets). The carpet edges kept fraying and pulling away. Electrical sockets were loose. Floor and cabinet surfaces were made of contact paper that were constantly peeling away.2. The appliances were poorly maintained. Half of the spray nozzles on our dishwasher were clogged. The other half left gritty residue. Our refrigerator’s continuously leaked water inside the fridge. The washer and drier made our clothes stink (even after using Affresh several times). One bathtub did not stop dripping.3. Our unit came with black mold. We noticed it in a small corner on the carpet and the wall strip. Maintenance told me that it was just dirt, but I sent it to a lab that confirmed for black mold. Maintenance told us that they would take care of it if we wanted to be safe. Fortunately, there wasn’t a lot of it (tested 6 total areas and only that corner came up positive) and we easily cleaned it up with vinegar/bleach.4. The area isn’t really walkable. There’s a long sidewalk that runs along a very busy street. Otherwise, you’ll need to walk around the parking lots of this complex or drive elsewhere.
