Cool place to live just have issue with the landscaping services during all seasons. Straight to the point they all do terrible jobs and especially the lawn care people. They fly through on lawnmowers dangerously and leave grass clippings all over. They also destroy plants and when we complained the "supervisor" came by during corna virus with no mask and refused to wear a mask while talking to us. My mother was on her way to meet my grandma for radiation therapy so it was really important that he wore a mask and he refused. We had to call the sheriff to get him off the property. A picture of the bad businessman will be posted below so beware. He's very mean and has no regard to his customers safety. Also when you try to find him in the neighborhood, you can't. So what kind of supervision is he really doing? Looks like none to me. Terrible business, terrible contract. It's unfortunate that we are made to pay for unsafe services in the nice of a community. They don't even shovel or salt the back walkways during the winter and old people still walk it. Very unsafe. Lawsuit waiting to happen. So a heads up before you move in just get your own lawn care equipment because that landscapers miss spots and forget to do their job because the get a guaranteed check coming in. It's ridiculous. Terrible. Added: there is a social hierarchy here. You will get fined if your dog is off the leash but all these old white ladies walk their very aggressive little dogs with out leashes constantly and never get in trouble. People will literally take pictures so be ready to be petty if you move in.

So sad to hear that some people have felt unwelcomed. I moved here 3+ years ago and have found almost everyone I have met to be incredibly friendly and welcoming. You will always have a few rotten eggs. The HOA is a bit high, but you do get a lot for your HOA. I find the buildings to be well insulated for sound and extremely well built. The maintenance staff is top notch and very responsive. I can't imagine being anyplace else.

Not safe! Our friend's home in ** Court was was recently burglarized. Security here is more concerned giving parking ticket violation that catching criminals.

Unfortunately I currently live in LBS and definitely regret my purchase. This neighborhood is full of snooty people of all ages and nobody is welcoming. It feels like I moved into a cult that I'm not being inducted into. The neighborhood has 14 difference condo associations headed by 14 different "Capo's"with all different made up on the spot rules. I live in condo 6 and none of the rules make any sense. Most neighbors think they are too good to shovel their own snow...Parking is a nightmare and the condo will just turn off your transponder if you park in a guest spot for a night, which are "first come first serve". Grown men like to terrorize 14 year old boys playing in the pool because they made a littsplash. There is no such thing here as everyone being treated equally; if you accidentally look at someone the wrong way, all of a sudden you are getting calls with ridiculous complaints and you aren't able to get into your own neighborhood without having to physically check in at the main gate. The office staff are by far the rudest people I have ever spoken to. I called to ask why my transponder was shut off and they blatantly hung up on me. Then, when I complained to management, nothing was done with it. If you wish to live in a neighborhood full of little gangs and be treated like a villain, then LBS is the place for you!

This is the most overpriced, poorly managed community you will ever find. Buildings are 40+ years old and falling apart. Homeowners insurance went through the roof this year because community had so many claims insurance carrier dropped them. Then they raised the already outrageously high HOA fees on top of that. All electric community so enjoy $400 electric bills if you own and end unit and that is with new windows and attic insulation of R60 value. There should be a picture of this community labeled poorly managed money pit in the dictionary.
