I was ready to sign a lease and had gone through the application and approval process only to find out after paying all the fees that I needed to be present on the day the lease started to get my keys or they needed to change the lease start date and regenerate the rent quoted. In the time the broker I used and I spoke with and emailed, no one ever mentioned this and they knew I lived two states away. I had only a few days to figure it all out, rearrange my schedule, and consider paying almost $900 for a plane ticket for an in-and-out flight for a 1-2 hour time slot to get keys and go back to my home state. My situation and need for a part-time apartment in Chicago was made upfront and they were not transparent about the process. When I shared I couldn't get there in 2 days without costing me a significant amount and a great deal of stress and gave them a date I could be there, they came back with an over $200/ month rent increase!!! They had several of the units I wanted available and I was willing to sign the lease and pay on the lease start date and come 11 days later for keys, but no! Also, the income verification was far too complicated and it was clear they had no idea how to verify self-employment income. I also found out they changed my application information and did not tell me why. When I confronted them they gave me a strange answer that made no sense and was inaccurate. I became very worried about their integrity and transparency and said forget it! All other places I spoke to said this was not really a thing and they would have worked with me and that changing the income presented without communication is not the norm. I now know I will never consider this location again and am very frustrated I lost the admin fee because they were not upfront. Nowhere in the paperwork does it state that I needed to be present-day of lease start!

I lived here for two years and only moved due to relocating out of state. Location is ideal for South Loop (Trader Joe's behind building, Jewel Osco - 5 minute walk, Lakefront ~10 minute walk and Roosevelt Station ~5 minute walk, Museum Campus Metra Station ~ 5 minute walk). The building staff (front desk security, maintenance staff, leasing/management teams) are all amazing. Whenever we needed something fixed (which was maybe 2 times during my stay) they were swift and always followed up to ensure the issue was resolved. I would definitely recommend this for anyone moving to Chicago or anyone looking to be close to downtown but not in the heart of the hustle and bustle of the city!

I have loved this community from the beginning. The door staff is very nice and the neighbors are lovely and friendly. What makes it more amazing is it's prime location and accessibility to everywhere

Worse pets owners in Chicago live here. Leaves their dogs out on the roof to bark til 1030p every night. No care for anyone else. Should be abuse to just leave your dog out on a 5x5 piece of concrete roof to bark all night. If you are one of those people you are a horrible person know that. Management you already know you're horrible if you just read your other review so I expect nothing different.

Been here for a little over 2 months now, and I love this building. Super happy I decided to live here.Super super fairly priced compared to other similar buildings in Chicago. You can’t beat this location, directly off the park and Lake Michigan & surrounded by multiple cafes & grocery stores. Quick Uber to anywhere in the city.My 1 bed 1 bath is very spacious and completely renovated. More than enough room for guests to stay over. Amenities are super nice. I have also never had an issue with the temperature in my unit. My heating and cooling system seems to work great and be responsive. Staff is also super nice and helpful.I definitely recommend this building and will pry stay for Atleast a few years if all remains this pleasant

Building has a serious cockroach problem. I've seen them in the laundry room, the staircase, and my unit multiple times. If they're on the twentieth floor, they're in the whole building.

I have lived here for over two years and, if I would have known what I know now about the HVAC system, I would have never moved. As I am typing this, it is currently 84 degrees in my unit. Because of the 2-pipe system, the heating has to remain on based on dates and not the temperature outside, which is quite unfortunate living in Chicago where the weather can fluctuate. During the summer to fall transition, a few times during the winter season due to excessive building heat in the hallways seeping through my door, and now the winter to spring transition, there is no AC when it is 60 degrees or higher outside, so residents suffer. I have windows open, blackout blinds down until the point where the windows are cracked to prevent the sun from coming in, two area fans on high, and room doors open for circulation, and it is still 80+ all day/night. I have spoken to at least 12 other residents on different floors and they complained of the same, although everyone does not always report to management. This is a true dealbreaker and is unfortunate, so thankfully I found a building with the 4-pipe system to move into once my lease is up. Otherwise, the building isn’t that terrible.

My husband and I have been residents here for almost a year now, and we honestly have nothing to say but great things! It’s at a super convenient location - 2 grocery stores just 5 minutes away, transportation is great. We love that we can always take walks in Grant park and picnic at the lake front of the museum campus. The building itself is very well managed, doormen are super polite and helpful. All of our maintenance requests are handled very quickly. The unit we lived in had great amenities. For the price we paid this place was a steal!

My review is only based on the leasing office. Be prepared to be treated disrespectfully based on your immigration status!!! First time we visited the building we liked the views and the location (the building itself is a bit outdated but not a deal breaker). When time came to decide which building we were going to move we went back to see the available apartments. In order to see them the lady asked us for an ID. We showed them the ID issued from an EU country we use everywhere in USA and to cross borders in Europe but was not enough to tour this building. Fun fact, we used the same IDs the first time and was ok. We had to come back with our passports. Once in possession of our passports the lady started to go through them.Very disturbing! I have crossed many borders, nobody has ever gone through my entire passport!!! Then she had the audacity to ask us if we had valid visas !!!! 1. I might have dual citizenship 2. I might have a green card. 3. None of your business. If your policy is that foreigners should show proof of being in the country legally that’s fine but tell people that and don’t go through their passport. And as a grand finale,before visiting the second time we saw that they had an offer, you get a discount if you visit for the first time and then sign the lease. When we asked about that the lady said that it was not possible for us since we had already toured before, she had us in the system already…! So why all the drama about our IDs? Very unpleasant experience, what a disgraceful place.

Updating review as the heat situation this year seems to be better than last. I still expect to be sweltering as we approach spring and the building doesn't switch from heat to AC until June as required by law. Also adding a star because I got $0 increase in rent come renewal time!

My husband and I and our pup lived at 1130 for 7 years and absolutely loved it. Every staff person, every amenity, every community event, neighbors, and location makes this high rise on Michigan Avenue a very special place to live and call home. We are so grateful for all that we were able to have and experience while living here at 1130 and being part of the South Loop neighborhood. Best people you will ever meet work and live at 1130.

I am very happy to call 1130 my home! It's hard to choose the best part of living here, but the dog-friendly aspects of the building are top-notch. There are always dog treats at the front desk. The dog run on the 2nd floor is the largest dog run in any south loop apartment building. The dog spa (also on the second floor) is great for washing and drying so your apartment bathroom stays clean. Besides the occasional elderly resident that acts like every dog is Cujo, most of the residents in the building either have dogs or don't mind being in close proximity to dogs. Besides being super dog-friendly, the staff (both the maintenance staff and the door staff) are super friendly and helpful. Any maintenance request is handled quickly and resolved the first time. The pool and grilling area are great to use in the summer and they offer great resident events and fitness classes.The only aspect of living in the building (and reason for the mediocre review) I would warn others about is the dramatic rent increase come renewal time. I did get a good deal during COVID, but my rent increased $500 per month (bringing it up to $2,100 for the smallest 1-bedroom unit) when it came time to renew. The leasing office tried to tell me it was "market value" however, when I looked at my exact apartment unit on another floor a couple weeks after I renewed, it was listed at $1,600+ and then other units were listed at around $1,800+ around a month after I renewed. Obviously, the timing and availability factor in however, I have lived in the building for 3+ years so it was disappointing to see them increase the rent and pretend that $2,100 is comparable to other units in the South Loop listed at that price. The building was built in the 1960s and does not have floor-to-ceiling windows. Additionally, my unit does not include a washer and dryer and has an outdated kitchen. I would still recommend renting in the building for at least a year, but be prepared to have them jack the rent prices when it comes time to renew. - From a verified resident on ApartmentRatings

Like the other reviews I’d like to add my overview:-Location is excellent is doesn’t get better than thisThe bad:-1. Cockroaches I’ve had many of these in my room ( and I do mean many) usually on a weekly basis I honestly think the place needs closing and the issue properly investigating. They claim it’s a city issue to do with the sewage, but I’m not so sure as first they tried to say in was water bugs (nope!) it’s roaches2. Cleanliness, I think many people walk around with their eyes closed. Take time to look in the wash room at the machines pull the shop dish draws out on a few of them and you will find black mold everywhere. The only really clean ones are the ones I did myself3. It’s an older building so it’s just dusty and in need of better cleaning and decorating4. It only has a two pipe heating and cooling system in the rooms, so when they switch from cool to heat mode in September and you get a hot day (s) tour room easily reaches 80 f and there is nothing you can do to cool it other than buy a portable AC unit5. What I really hate is the dishonesty in the sales staff and management, they really need to be honest and say we have an infestation problem, heating cooling issues and generally the building is old and dirty … of course they won’t or can’tIt’s. Shame the maintenance staff are pretty good overall

Welcome to roach city ... more commonly known as 1130 s Michigan It's sad that this is what it's come to, but the residents here need to let people know what's happening, there is a roach infestation in the walls ( my assumption) Maintenance once tried to tell me they are water bugs, nope defiantly roaches full size adult ones and big Apparently it's a "City" issue ... I don't care! It's a building issue and it's getting worse you find them on a daily basis now
