The condominium association that I was a member of engaged Chicago Property Services on May 1, 2023 and was forced to terminate the contract with them on March 22, 2024 due to the terrible and unprofessional service that we received throughout this time period. Here are just a few of the issues we encountered:
Lack of Internal Financial Team
Chicago Property Services has no capable internal accounting or financial team in place. CPS could not generate any type of month end financial reporting for the first eight months of the engagement. The Board had no visibility to the Association’s financials during this entire time.
Reliance on Ala Carte Pricing
Even though our Association signed up for CPS’ most extensive baseline, Zen Ultimate, plan, every item brought before CPS was almost always considered an “ala carte” item with an additional cost. CPS charged the Association tens of thousands of dollars in ala carte fees within the first six months of the service period. Since CPS couldn’t provide any type of monthly financial reporting, the Board had no knowledge of any of these fees until CPS’ service was terminated and a forensic accounting was undertaken. CPS even transferred dollars from the Association’s reserve account to the operating account, without Board knowledge or approval, and then paid themselves from these dollars.
Error Prone Account Payables
Vendors were not paid on time and on multiple occasions, Chicago Property Services paid the same invoice more than one time. The Association’s Treasurer was forced to review every transaction in an attempt to offset all of the errors made by CPS.
Lack of Responsiveness
Chicago Property Services was adamant that all communication with them should be done via their online ticketing system. This turned into a black hole. When we terminated the contract, we had tickets that were over six months old and that hadn’t even been opened yet.
No Formal Internal Processes
Chicago Property Services is forced to recreate the wheel for every item that comes up. As an example, they had no documented processes or even simple check lists for how to execute the transition from our previous property management company. As a result, they completely forgot to change our building’s utilities over to their address and ownership. This didn’t become obvious to us until the city of Chicago threatened to send our Association to collections for failure to pay any of our water bills. Once this was corrected, I asked for confirmation that our other utilities had been cut over. CPS ignored this for another month until ComEd started to threaten to send us to collections and shut off service.

Had a wonderful experience with them! Salvatore in specific is the ideal landlord. Very chill, maintains beautiful properties, and is quick about maintenance. Overall highly satisfied.

They have been our management company since July 2023...the monthly assessment statements are always sent out late...They change staff often...They are short staff...very difficult to get staff to return calls. I spoke with a new worker...I left (2) messages for another staff member to call me back...I didn't receive a return call from no one...Unprofessional.... they're getting paid but not handling business in a timely manner...always excuses...

CPS currently manages my condo building. To say they're inattentive and incompetent would be a compliment. They don't respond to urgent requests but are quick to offer services the building and board never asked for. They have an office phone number that nobody answers. They charge absurd project management fees. Every case requires a dozen follow-ups from the board, and their responses are excuse after excuse. Avoid them like the plague.

DO NOT HIRE. DO NOT USE. Our new-construction building hired them in 2020 and they are the WORST. SAL's team is old school and SKETCH. They kept snail-mailing us invoices (after I asked them to EMAIL) which kept going to a wrong address, and then they kept charging us late fees for it. In order to have invoices emailed, you literally have to print out a document, sign and scan back to them. A simple email already acknowledging to switch to email should suffice, but they add uneccessary steps to inconveinence everyone and then charge you for it. BE SURE YOU HAVE AN OUT-CLAUSE BECAUSE HE WILL REQUIRE A 3 YEAR CONTRACT OFF THE BAT. I feel like his team takes advantage of new buildings with inexperienced homeowners. We were not on this building's board but we (personally) have bought/sold for over a decade, but none of the board members would heed our advice when we saw red flags with CPS. In our first year, instead of providing guidance, he pushed for a $42K special asssessment - all cosmetic - the building was LESS THAN A YEAR OLD! Of that, he also got a 3% special assessment fee off that. This was for unecessary crap like Japanese Maple Trees (that NEVER got bought/planted/installed) and additional pavers, REPAINTING the NEW stairwells and building a closet door in the entry. YOU DON'T NEED A SPECIAL ASSESSMENT FOR THIS. He quoted $7K+ to paint the front stairwell (3 unit story building) - he pulled this from this air and didn't even present to us formal quotes after requests. There's something sketch and would warn you that there's probably some kick-backs he's pocketing because he doesn't provide the documentation or receipts - we've asked and he never provides. There's a certain amount of repairs that he claims he can automatically authorize (~$1500) without approving it by the unit owners, even when the work is INSIDE YOUR UNIT. BE WARNED. DO NOT GIVE CPS this power and authorization to spend YOUR money (and charge you) without any approvals. His office is slow to respond - good luck trying to get sale related documentation in a timely manner. In the "Manage My Community Portal" - he deletes all comments that are any level of complaint, and is very defensive. Also, the building collectively wanted to appeal the tax increase, and CPS did the bare minimums, had no follow ups, and resulting in missed windows for second appeals. He also hangs his OWN art in your lobby/hallways. Tacky.
