I’ve recently begun working with ANR Properties and I couldn’t be more pleased with the time and help that they have given me. Julie has been truly amazing, answering any and all questions I have had, and getting me showings in a timely manner. I look forward to working with them and I would recommend ANR Properties to my family and friends.

DO NOT rent from ANR properties. Run by lazy people that will take advantage of you!
The place I moved it was not rent ready whatsoever. There was mold, it was dirty, the windows wouldn’t lock open or shut and many more things missing from the place. They promised to fix things and have other things ready asap and that never happened no matter how many times I would call.
If you want something fixed, say like by sending a request through the app, you’ll have to wait a while. The employees are just so nonchalant and don’t really seem to care at all.
I had dirty, lazy roommates that I would send complaints about and although I can be quite the clean freak, over HALF my deposit was taken for “general cleaning” and carpet cleaning.

If I could give these guys a negative star rating I would. They have been the most disrespectful people to work with. They do not respond to maintenance requests, they do not provide any adequate time when anything needs to be done regarding your property, and they will sell the house you live in and kick you out of it. All this happened to me. It has been a nightmare dealing with these people and would not wish their treatment on anyone. Seek housing elsewhere and heed my warning… do not rent from these people, all they want is your money.

I'm giving 2 stars because the office ladies are nice, but that's the only redeeming quality. I moved into a newly renovated studio that was covered in saw dust on every surface when I went to move in. I suspected someone was entering my apartment when I would come home to a locked bolt, even though I never bolted mine. This happened over and over so I called because of safety concerns. They told me the lock probably hadn't been changed in a long time so they would take care of it no problem. I had no idea they charged me $75 with out my knowledge to replace it until I looked at my account balance. Anytime you requested maintenance it took a while for someone to come out, and when they did they left a mess every time. If they drilled into the wall they left debris all over the floor. I once came home to a hole in my kitchen wall that let me see into my neighbors living room. They had done some maintenance at his place and had no intention of fixing it until I called. Even then, it took a week. The building was filthy all the time. When I first moved in I could tell when someone vacuumed the halls every once in a while, but by the time I left it looked like they hadn't cleaned in months. My ceiling developed a crack and dent that spanned about 5 feet and maintenance was in no hurry to look at it. A few months before I left they started charging a $25 monthly "handling" fee for processing billing even though everything was automated, which seems like a total scam. Also, if you don't give them your forwarding address to send your deposit to within 30 days of leaving they charge you a holding fee in the amount of the deposit and you forfeit getting it back. I gave mine in time, but they didn't update their records. Thankfully the owner of the building stepped in and got it back for me + the charges I had for heating they turned back on when they were doing repairs AFTER MY MOVE OUT DATE. Do not recommend.

What a nightmare. We spent two years renting from this rental company and continued to be disappointed our entire experience. Upon moving in our stove/oven appliance did not work for over a month. Turns out, our duplex neighbor had gone to the basement and rewired the outlet so he could use our power. The unit was mice infested in the winter months. Mushrooms grew in the bathtub/shower on occasion. ANR attempted to backlog gas charges and add them to the account without notice. In addition, ANR demanded we put the gas in our name for both duplexes. Watch your charges because they will take advantage of their tenants. If you can rent from anywhere else, save your self the trouble and do it.

During our time leasing from here, we were sent letters stating rent would increase, fees would increase, had water damage happen and we weren't given a fan to dry out the carpet. After moving out they are trying to charge us for an extra day even though we turned keys in a week early. When trying to express concerns and asking for an itemized cleaning fee they would continue to interrupt me and not let me talk. Honestly if you rent from these guys I'm sorry, they are horrible

I strongly caution landlords from signing a contract with this company. If you are a property owner looking to have ANR manage your properties PLEASE read this. ANR does not look out for the interests of property owners. They do not require nor do they ALLOW in their contract that tenants obtain renters insurance. This means that if a tenant causes a huge amount of damage to your home, there is no liability insurance for the renter. You as the owner must put a claim on your home policy. This will drive your insurance rates up and may cause your insurance to be cancelled. In addition, ANR does not retain a lawyer to handle losses or evictions. If your tenant causes damage, you must find your own lawyer, pay lawyers fees and hope that there is a large enough settlement to pay for your losses. When I confronted the company about this gross negligence on their part, they told me that we were not a good fit…something that was already glaringly obvious to me. I found another amazing property management company that does require renters insurance and gives property owners access to legal counsel and aid for $5 per month extra. They also give eviction insurance for $5 per month extra. So, please-really shop around and find a company that has the property owner’s interest at heart.
Just as a reply to the below comment from ANR. They only refused our business, when we asked them to please require renters insurance for our tenants and tried to plead our case and reasoning.
I do want to add that I am an insurance agent. I see the tragic results that lack of insurance or underinsurance cause-almost on a daily basis. I don’t wish to be a statistic.

We have been with ANR Properties for over 7 years now and our experience with ANR has been outstanding! All maintenance requests have been addressed immediately, one time on a holiday weekend. We really appreciate Jennifer and all the staff at ANR for everything they do for us, thank you!

ANR has been the best property management company I've ever dealt with. They are quick to respond to problems and all the staff are extremely friendly. They also allow pets at most of their properties which is very nice.

Out of the property management companies in Pocatello ANR is the best one. My spouse and I have personally been tenants for over 3 years now and have had none of the issues we had with the other companies.
The ladies upfront, Julie and Heather are awesome (both are also smarta**es) and will do what they can to help you as long as you talk to them. Keep in mind that you may have to give them some time though because they are also really busy, also keep in mind if you're respectful to them they will be respectful back.
Over the years there have been maintenance issues come up as expected and ANR has been quick to respond and get them repaired but again give some time because emergencies take priority.
If you pay your rent on time, follow your lease, don't cause issues, and don't cause damage then you should have no problems with ANR and they will stay out of your hair.
