I've lived here for a couple years and, aside from the prices going up, I haven't had many issues living here. I will say over the course of the last couple months, the grounds maintenance has gone down. The breezeways are littered with loose pine straw and giant spiderwebs have overtaken the stairwells. And I have a 2 year old so I don't want him bit or hurt walking up the stairs, so I've been sweeping the pine straw and knocking down the webs as best I can.
Other than that, this is a good community to live in.

Groundskeeping is HORRIBLE ! I mean HORRIBLE! They leave trash everywhere for weeks . You cant even walk up the stairs without seeing trash l hate that I have to give them one start but I am tired of having to pay for rent, and walk out of my door everyday just to see trash .

Absolute terrible place to live. We moved in and were rushed to complete a checklist stating the apartment was in “pristine condition” and “newly renovated. We soon discovered that the bathtub was spray painted and also the closet has mold in the ceiling.
Don’t waste your time and money and also management will not help you at all. They are more interested in driving their golf carts.
One more thing the gate doesn’t work and they haven’t “budgeted for it”

Overall, I do not regret my 1 year I lived here. If you like an amazing gym, plenty of sidewalks for walking, and management who pretty much leaves you alone unless needed, this could be a good fit for you. Now, it is not without faults. They will charge you for a parcel system that you’re lucky if it works 50% of the time. Good luck getting a hold of management, they will never answer your calls. However, I found stopping in the office was a quick fix to this. I never had issues getting maintenance to come fix any minor repairs, pest control, etc. And as an extra bonus, they never really came into my apartment unless it was necessary, and they always gave several days notice if they did. This was huge for me as a younger woman who lived alone. Also, this is the first apartment I have moved out of that did not try to charge me ridiculous fees, and for that I rank them 4 stars because that is rare these days. Overall, there are some outdated aspects and communication/people skills issues, but it’s a great apartment, nice community, and the gym alone is so nice I didn’t even need a gym membership while I lived there. I will say they raised the prices, which is ultimately what made me leave, but it’s similar to surrounding apartments so I’m not surprised.

We moved recently, and we are very happy, the entire process to move was very fast, Ciara is very friendly, when I have needed them to check something they have been very fast and have solved things very effectively everyone has been very friendly, the place It's quiet, we're happy to be here.

Ciara was so awesome and helped me go through the ins and outs of apartment rentals when I signed my lease over a year ago. I just renewed my lease for another 16 months. I am very happy with my choice to be a resident of Grand Oasis.

I've reached out to the front office and the management company about someone smoking every day on their patio but haven't heard a word. I was under the impression based on the lease this was a tobacco free community. I can't enjoy my patio or open my windows because this person lives right below me.

We move in the Grand Oasis last year in August. My husband and I came from Long Beach California, and so far we like it, at night its quiet and our neighbors are pleasant they keep to themselves. We just renewal our lease and the overall experience on that went well. In my opinion I would recommend Grand Oasis Apartment Homes. And the area where we are at is nice. Moving to Georgia put me closer to my family. God bless

I've lived here for just under 4 years and I really enjoyed living here initially. However in the time I've lived here I've grown rather frustrated with the lack of communication from the leasing office. Multiple times a year they'll shut the water off for repairs, and they usually only give us a 15 minute warning in our email with an incorrect estimate of when it'll be back on. So be prepared to go without running water when it's most inconvenient.
The front office also NEVER picks up the phone when you call them, and messages aren't responded to until days later. I've tried going down to the office to talk in person since nobody picks up the phone, but I'm usually met with a line of people in front of me because the office somehow consistently fails to schedule more than one person to work at a time. You'd think that all this money they're saving by diminishing staffing would prevent your rent from going up $150+ a month every year. You'd be wrong.
Don't expect the office to know anything if you are able to speak to someone though. After experiencing winter weather damage at the end of 2022 it took the company until May 2023 to actually send a team out to work on repairs to my apartment. They gave a 24 hour notice that they'd be coming the next day to begin removing parts of the walls and ceiling that were damaged, and after the demo team left it took them 3 weeks to come back and actually reinstall the parts of my walls and ceilings that were removed. I was never given notice when the team would be back, as I'd often walk into my apartment thrown further into disarray. In the weeks between the demo and the repairs, I'd call the office, asking when the repair team would be back to finish working on my apartment. Every time they'd say "oh, we don't know. They have their own plan and we just give them the keys to the apartments they need to go into that day".
Pests are dealt with retroactively. I've had to ask multiple times throughout the years for maintenance to come clear out the spider webs that show up in the breezeways in spring and summer. When asking if the apartment complex could spray for pests externally instead of only internally, they reply with something along the lines of "well, the apartment complex is in the woods and there's nothing we can do about it".
It also usually takes maintenance a few days to get to your requests, and when they do get to it they won't contact you letting you know they're on their way, even when you asked them to when submitting the request.
The longer I live here, the more I realize that it's the area that I enjoy living in, not the apartment complex. Suwanee Town Center and 85 being so close are really the only positives that Grand Oasis has working in their favor. If you want to live in Suwanee I recommend finding another apartment complex.

Do yourself a favor and NEVER live here. Pros and cons:
Pros:
1) spacious apartment
Cons
1) roaches- they will only come and spray on the inside,but it doesn’t help. Still get cockroaches all the time. Outside has spider webs all over stair well.
2) The WORST WORST management you will ever encounter. We’ve sent 12 emails the last month to get some answers and still no response, whenever you go to the leasing office, they say they can’t do anything. Email Amanda. We’ve email her 12 times this month and still no response
3) The management is so rude.
4) It takes them months to fix issues. Our ac was broken from June-January, then they finally decided to replace the HVAC system. But we paid $500 bills and no one compensated us.
5) They will never tell you that the AC WONT COOL in some rooms due to structural issues. We had to buy a $300 AC to cool 2/3 rooms.
6) They turn off the water with a 15 minute notice multiple times.
The WORST PLACE TO LIVE IN!! DONT LIVE HERE!!!!

If I could give 0 stars I would. Apartment is spacious but EVERYTHING ELSE is AWFUL! The management is very rude, they changed the water at our house bc of a leak, but now the water is scalding, management finds every reason to charge you more and more each month. They have a parcel pick up system, and even though we pick up our packages on time, it still sends you notifications as if you haven’t picked it up on time, then they will charge you a fee each time for it. WORST communication with management, no one responds to emails. Every time you go to talk to them “Amanda is on vacation, email her” and we’ve been waiting 6 months for a damn response. Sooo happy to get out of this place this week!!!!!!!

Carlos Sabrica really did a great job by fixing my outlets , Lights, sink and most importantly changing my heating system. He has so much patience and very humble. He knows his work and went above and beyond making sure that everything is set. He is a great and honest guy .The job was done immediately and he is really serious with his work. What a great asset to Grand Oasis. I would have given him a 1000 stars if I could , but overall he is excellent and respectful! I would recommend him anyday. Also Grand Oasis thank you for fixing my stuff immediately I put in my request. This is really cool. Thank you once again Carlos!

Please DO NOT BE FOOLED by the outer appearance of this complex. IF I COULD GIVE IT A -100 I WOULD. I usually never write bad reviews, but the circumstance has gotten completely out of control. We've lived here for about 4 years and we are extremely clean. We don't leave dishes in the sink or food out. For one we had constant issues with roaches. Secondly there was a foul odor that linger near the entrance for OVER FOUR MONTHS. Every time we called maintenance they never took it seriously and they were very nonchalant about the issue. They were never committed to actually resolving the odor. Thirdly there was a leak in the wall that they bandaged up and now the leak has returned in my sister's room. In addition, The appliances are extremely cheap.We dealt with leaking in this complex over 3 times. To the point where we had to be out of our house for 24 hours and also to the point where the entire carpet throughout the apartment was soaked. We called for maintenance to come to resolve this issue and they still haven't came and it's been over two weeks. This is extremely unsafe because my little sister has to breathe in mold which is completely unsafe. The worst part is there was a mice that was found in our house. AGAIN WE ARE VERY CLEAN, we vacuum, don't leave food out, don't leave dishes in the sink, and we had to deal with this. For how much we have to pay (over 2,000 in rent) this is COMPLETELY UNACCEPTABLE. PLEASE DO NOT STAY HERE! Save yourself the trouble.When you come home it should be a place of peace but this place has been a complete STRESS.

Poor management. Me and family been residing at Grand Oasis for over 3 years. Despite having a clean home we have experienced several issues such as leaking from ceiling, mold forming on ceiling ( the mold was painted over. There was no thorough clean) , a mass amount of roaches, dishwasher malfunction, and worse of all a mice entered our home from the hvac closet which I assume a whole family is infested in there. We have been quite persistent to the maintenance people about these ongoing issues but they have been passive annd careless about this whole situation. Rent is already high as it we shouldn’t be facing these issues.
