What an absolute joke of a management company. Raising rent on current tenants while signing leases for $500 less FOR MY LITERAL NEXT DOOR NEIGHBORS. When I approached the leasing office about this, I was told "you can't trust what your neighbors say" - Jodi Payne. My current floor plan is listed for $400 less than what I'm currently paying. I asked Teisha 10 days ago what I needed to do to terminate my lease, I was told she would be at the sister property in Dunwoody and I could come by to get the paperwork. I asked for the address of said sister company, haven't received anything. I've gone by the leasing office multiple times to try and get this sorted, shocker they're never there. This SCREAMS lawsuit. Y'all need to get it together. The amenities that you offer are substantially below average. Your property is extremely outdated. I will be in contact with an attorney about my time here. I've called 30 times and counting and still can't get anyone to answer the phone at the leasing office. DO NOT RENT HERE. DO NOT LIVE HERE. STAY AWAY FROM THIS PROPERTY.

We dodged a bullet and I am so thankful we never rented here. We toured the property and loved how it looked. We applied the first time and we got denied because of a collection. We fixed that right away and got all the necessary documentation stating it had been cleared. We even waited for the collection to drop from our credit report.We applied the second time and it was all a waste of time. I understand needing additional verification but at a certain point it was just a waste of time. We spent 5 days going back and forth on things we needed. It is a property that has outdated amenities I did not understand why we were being treated like this was a high class luxury apartment. They made me waste my jobs time. My very busy boss who runs a 500 room hotel had to take time out of his day to create a document stating I am the assistant general manager of the property and I did my work remotely because we are in 2023 and working from home is a thing that does exist. It’s not unheard of. As soon as I submitted that document to them they said it wasn’t enough. I needed additional verification. They could have told me that wouldn’t be enough before asking my boss to waste his time. Again I understand the additional verification steps. It was just overdoing it. They could have said no from the beginning. They just had us back and forth for days. I found an apartment the same day after 5 days of working with this property.The new apartment did not ask us for an arm and a leg. I see that they reply to all these types of reviews with“ all residents must meet the requirements.” It was just ridiculous at how much they asked.No other place asks for this much.There has been the same apartments listed for over 3 months. So that alone says a lot.This place is a joke. I’m glad we won’t be living with rats near dumpsters and living without running water for the majority of the year. Some people make fake reviews but I 100% believe all the bad reviews that have been made for this property.

Hi. I loved working with Teshia Williams. She is the assistant community manager there. She was so wonderful and sweet. She was very patient when doing tours and showed me multiple leasing apartments. She provided me with lots of information regarding the community. We hope to be living at the Lodge soon!

I have lived at the lodge for a few months now and the stay as been okay.The move in process was slightly frustrating because our apartment was extremely dirty. Additionally, they use contractors for painting, which did a terrible job. The walls weren’t the best and they had paint all over the floors in every room. I asked for them to come out and remove the paint from the floors but no one ever came. They tell you to chip a piece of paint off the wall and go to Lowe’s to fix up the walls even if they weren’t painted well before move in.If you are okay with cockroaches then the place is fine but we see at least a few every other day. They did send a bug guy out but it hasn’t helped much.The gym is eh depending on what you want in an apartment gym. It is fairly small with not much equipment. The lake access is cool and the pool area is really nice.Inconveniences have been the pipes busting multiple times so they would shut our water off often, which got frustrating.Due to the location, you will see a lot of power outages even if the weather isn’t that bad. So just keep that in mind as well.The maintenance guys are awesome and pretty quick to fix a request.The complex has old A/C units so don’t expect much during the warmer times of the year. Our apartment would stay above 73/74 or higher during the summer months.Parking is good. We haven’t ever had an issue. It’s kinda weird to be charged for parking. I lived in a couple different Buckhead locations before this and was never charged for parking.I’m not really a fan of the appliances. The fridges don’t have any type of filter not even for the ice maker, so you are advised not to use it. The washer and dryer are pretty out of date. We have had multiple issues with both.The size of the apartment is awesome. I would say it’s the only true selling point besides the river.The apartment complex doesn’t host very many events for their guest, so if you are into that type of stuff don’t expect much. Pretty much every apartment complex I’ve stayed in usually hosted an event once a month or something.If I could do it all over again, I probably would have picked a different apartment complex.The people are really nice and the front desk is helpful but I feel like the complex has too many inconveniences for a long term stay.Hope this helps in your apartment shopping process!

Living here is really nice and lovely. There isn’t a bad pest problem. Maintenance is quick to respond to our requests. It’s very convenient to everything we need to get to. Our only problem is the amount of times they have to shut off the water for a leak. It’s happened multiple times in the past month and a half and it’s concerning for when winter comes.

Please reconsider renting here. Possibly the worst way to handle any situation from leasing to moving in and now to a residents eviction that has now lead to further consequences for the remainder of the residents. The pile of belongings left behind was removed and left at our walkway obstructing our path to our house. Left an unbelievable stench and welcomed all sorts of bugs into our home. Let alone the sounds of rodents making a home in the stuff at night. When we asked for the items to be removed staff said they scheduled it but never confirmed that anything would or had been cleaned or attempted to be cleaned inside the apartment for over a week. Mind you there is literal feces all over the apartment from an abandoned dog. Also management then said that they had no concern for any biohazard because it wasn’t in our apartment just right outside our door! Also when I asked for a call back from the apartment for an update- they failed to call back until I called twice (it went straight to voicemail and said the office was closed two hours before close) and then again from a *67 number which was answered right away. Completely unacceptable considering the amount we pay. This is not the first eviction that we have seen and suffered through and the apartment complex continues to suffer from poor grounds maintenance and just horrible really horrible leasing customer service.

I don’t care for the price of living here honestly, but I do have a huge appreciation for service & the maintenance men here! Those guys are on the front like working hard everyday & I couldn’t ask for better support when things out of the ordinary happen in my apartment. They are trustworthy, swift with their work & are very professional/friendly. Thank you Louis & all of the hardworking guys that keep this place afloat everyday!

Had a great tour of the complex with Teshia! She was very helpful in answering all my questions and had a great personality as well. The Lodge was a great place, i love the spacious rooms and floor plans. Definitely top of my list!

I don’t understand how this complex was able to get away with what they did to me. I moved in April 2023 into unit 7D. Within a week of moving in I was sick. I began coughing up blood in the morning and wheezing just sitting in my living room. I had the entire maintenance staff property manager, and leasing agent deny that there was mold in my apartment even though the $800 lab test I had done verbatim said otherwise. Everything in my unit was wet. The humidity levels ranged from 60% to 94%. I had bought five dehumidifiers that would fill up overnight. I had about 8 to 12 damp bags hanging in various places in the unit. I did everything I could to protect myself and my dog. Management continued to deny that there was mold, refusing to do anything about it. I just moved out and my inspector told me to throw away my clothes, rugs, bedding, mattress, couch, anything porous. It was devastating. Besides the black mold in my unit that caused me to essentially be homeless until I could move into a new apartment, I would also like to note how dangerous the key codes are on the front doors, the uneven floors, the fact that I never had a working dryer and no matter how hard you try, flys, ants, cockroaches, mosquitoes will find there way into your unit no matter how clean you are. The entire complex reeks of garbage there is no trash valet service therefore, trash just sits outside of residence doors only attracting more bugs. Above all, I don’t know why management didn’t take the mold in my unit seriously. Upon moving in it says in the paperwork to report any signs of moisture, musty odors, mold, that cannot be removed with cleaner. Do not move here and do not move into building 7, unit 7D.

Living here makes me happy. I love the natural wooded setting on the river with walking trail, apartment floor plan and square footage, and the responsiveness of the management and maintenance teams. It’s a friendly and safe community. Also, having Island Ford next door is a huge plus for longer walks. I plan on keeping this my home for the foreseeable future.

My husband and I (and our dog) are new residents. We love everything about this place. We toured and applied the same day. Bryteshia helped us, and it was the smoothest application/move-in process. Moving can be rough, but when you have someone that is good at their job and also personable, it’s a lot less stressful! Happy to make many memories here.

Overall my apartment community has been the best experience so far. I always feel very safe even getting home late at night from work. It has a peaceful atmosphere which is hard to come by especially in apartment complexes. I first moved in during the middle of COVID with no walkthrough and recently put in several maintenance requests that needed to be done for the past three years. The team came out so quickly and did everything in one day! They’ve even seen me with my trash in hand and told me to load it on the back of the cart for me. The apartment itself is very outdated, but you get great space and I love that there is no carpet for easy cleaning. I mostly stay inside due to my late work hours, but on my way to work I see everyone walking their dogs and the community is very clean. I’ve always enjoyed my neighbors and they always check on me and my baby when I do get the chance to see them. My one and only issue has been that my rent has gone up around $500 within three years and I am now being charged a $15 per month parking fee even though I only have one car and live where there is plenty of available parking.

We moved in a few weeks ago and we absolutely love it! Our unit is perfect for us and our needs, and being so close to the river is amazing. The move in was one of the easiest I’ve ever had. Dawn was our leasing agent and she’s wonderful! She was so helpful during the entire move in process, and she went out of her way to help us when things got complicated on our end. I would definitely recommend this place.

I really like this apartment complex! I moved in a few weeks ago. The units are quite nice and being right on the Chattahoochee is lovely. Dawn, who works at the leasing office, was especially helpful as I had a family emergency on move-in day and she was very flexible and accommodating. Overall, I’ve had a very positive experience so far!

We have been here over a year. Location cannot be better. Having The River as an amenity is amazing. Management has been in place long enough to identify and prioritize improvement needs. Maintenance department is prompt and skilled. There are still updates to be made on many units. The gym is very sad since items disappeared during pandemic restrictions. I’m ok with a measured approach to these things as our rent did not go up much to renew.
